            <title>Lending to worker</title>

            <description>Hi guys,&lt;br /&gt;&lt;br /&gt;I am SME business owner. One of my employee ask to borrow big  loan from me ( 5 digit and above, probably around 1 year of his salary). He works in my company for more than 10 years. &lt;br /&gt;&lt;br /&gt;He promised me to repay me fully once his got his money from selling his property.&lt;br /&gt;&lt;br /&gt;Anyway to protect myself if i lend this money to the employee ?&lt;br /&gt;Such as ask him to pledge his personal asset to me, or sign some sort of legal documents? Thanks and appreciate your opinion</description>

            <title>Sub rent hawker stall in my Shoplot?</title>

            <description>I am currently residing in small town somewhere in sabah.&lt;br /&gt;&lt;br /&gt;I have one Shoplot 1000sq that I currently think of to subrent to few hawker stall while I will employ someone to operate the beverage business.&lt;br /&gt;&lt;br /&gt;Anyone who currently operates in this kind of business model? &lt;br /&gt;&lt;br /&gt;Is profit sharing better or just subrent to these hawker stall?&lt;br /&gt;&lt;br /&gt;I am not how the profit sharing work since the hawker stall probably can cheat their sales figure. &lt;br /&gt;&lt;br /&gt;Kindly feedback some idea. Really new to fnb and I just want simple business model and don&amp;#39;t want headache about the operation.&lt;br /&gt;&lt;br /&gt;Thanks&amp;#33;</description>

            <description>No one interested on this stock?&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Strength&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;1)competitive advantage is OK but not very strong (still able to maintain due to networking effect to lock the existing customer).&lt;br /&gt;&lt;br /&gt;2)deliver quite satisfactory result in term of profits&lt;br /&gt;&lt;br /&gt;3)Accrued earning quite match the cash flow&lt;br /&gt;&lt;br /&gt;4)I think the management is quite OK too..&lt;br /&gt;&lt;br /&gt;5)invest their extra cash into oversea to participate more job listing business.&lt;br /&gt;&lt;br /&gt;6) Low Capex require to maintain in the business.&lt;br /&gt;&lt;br /&gt;7)Listing business is simple and straightforward (think of real estate listing companies,website listing companies etc..), but it might be easy for competitor to replicate the business model too. personally I believe it may take times to remove the competitive advantage (huge presence in south east asia).&lt;br /&gt;&lt;br /&gt;8)Youngster are less likely will refer newspaper job ads in future (sunset industry that will transfer sunrise industry like this)&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Weakness&lt;/b&gt;&lt;br /&gt;1) competitor easily replicate the business model  (though may take some time IMO)&lt;br /&gt;&lt;br /&gt;2)Most of the investor still doesn&amp;#39;t have depth understanding how e-commerce operates&lt;br /&gt;&lt;br /&gt;3) experience worker normally may apply the recruitment through company directly or networking without using jobstreet.&lt;br /&gt;&lt;br /&gt;4) not optimally manage their cash flow while in reality they can do much more better.Such as finding reinvestment activity versus dividend payout.             <description>Hi guys, I know there is a thread exist before but I just couldn&amp;#39;t found it.&lt;br /&gt;&lt;br /&gt;I just want to ask, since HSBC premier account allow you to transfer money to oversea, Is there a limit of transaction for doing so?&lt;br /&gt;&lt;br /&gt;Some other sensitive issue such as , as I know gov will check every &amp;#036;&amp;#036; transaction that outflow from malaysia.             <description>Hi guys,Personally I believe value investing really works well for myself.I know some of you guys are using value investing to invest in stock too.&lt;br /&gt;&lt;br /&gt; How do you guys value a stock usually?&lt;br /&gt;&lt;br /&gt;Relative valuation ? (e.g p/e ratio , p/b ratio , peg ratio, EPS growth..)&lt;br /&gt;&lt;br /&gt;Absolute valuation ? ( DCF cash flow formula, Growth stock formula )&lt;br /&gt;&lt;br /&gt;Do you guys have any specific method?How do you guys determine Intrinsic value of the stocks?&lt;br /&gt;&lt;br /&gt;There are many article said that it&amp;#39;s hard to value growth stock, and much easier to value stable business stock.&lt;br /&gt;&lt;br /&gt;In addition, many of the academic theory and calculation doesn&amp;#39;t really capture the value well ( although I might still use it too)&lt;br /&gt;&lt;br /&gt;For fundamental part, I will focus more on ROE and business nature before invest in any stocks.(I am a big fan of Warren buffet and Benjamin Graham)&lt;br /&gt;&lt;br /&gt;Share your view here&lt;br /&gt;&lt;br /&gt;=)&lt;br /&gt;&lt;br /&gt;I will list more of my valuation ( feel free to criticise) &lt;br /&gt;&lt;br /&gt;PBBank - 2010 RM 9.94 2011 RM 10.30&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;If you want to more conservative, you can apply some safety of margin...&lt;br /&gt;will update more in future ( more stock and its future intrinsic value)&lt;br /&gt;&lt;br /&gt;PS: I have no ability to predict share price, the share price could be halved, double,triple,...compared to the value ( yeah I have the first experience some of the stock there..It take so many years for the price to follow the value)&lt;br /&gt;PS 2 : Benjamin graham said share price will behave like voting machine in short term, but weighting machine in the long term.&lt;br /&gt;PS 3: for value investor like me,I would like buy something that&amp;#39;s not popular, or &amp;quot;feel fear when people are greedy, be greedy when people are fear&amp;quot;, It&amp;#39;s always risky to buy something that&amp;#39;s already popular.&lt;br /&gt;PS 4: note that I am not giving any advice here...just give some of my personal opinion to give guideline about the value.&lt;br /&gt;PS 5:economic condition , or surprise earning and material effect (do some stupid thing) can affect the value.</description>
