            <description>Facebook stories are getting cut-off early? Anyone else having this issue?&lt;br /&gt;I&amp;#39;ve been having this happen while viewing my business page stories and sometimes my personal stories for about a month and a half now. I click the story (in the mobile app), then it only plays ~5-7 seconds instead of 15. The story&amp;#39;s progress bar indicates it started from the beginning and reached the end, but again it only played about 1/3 of the entire story. I have to click back in the story to replay the story and then it plays the full 15 seconds.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;P/s: copied from reddit because I have exactly the same issue and lazy to think of new narrative&lt;br /&gt;&lt;br /&gt;Please advise if anyone has same issue and solution if any</description>

            <description>Recently I have been receiving phone calls from this number&lt;br /&gt;010-3108082&lt;br /&gt;&lt;br /&gt;When I picked up the calls, there is no sound or voice eventhough I said hello many times, so I just end the calls.&lt;br /&gt;&lt;br /&gt;Usually i don&amp;#39;t pick up calls from unknown numbers especially those foreign numbers but this number seems to be local that&amp;#39;s why I picked it up.&lt;br /&gt;&lt;br /&gt;I am considering to block this number now.&lt;br /&gt;&lt;br /&gt;Any advice from /k?</description>

In this state, it becomes difficult for him to lie and his answers would be restricted to facts he is already aware of.             <description>Hi all,&lt;br /&gt;&lt;br /&gt;I would like to seek advice from all Landlords and Property Agents, or anyone expert in Property Tenancy Agreement for that matter.&lt;br /&gt;&lt;br /&gt;Previously, my agent has sent me a draft Tenancy Agreement (&lt;b&gt;v0.1&lt;/b&gt;), and I have given my feedbacks.&lt;br /&gt;Now she sent me a &lt;b&gt;v0.2&lt;/b&gt;, which is a bit different from what I expected. &lt;br /&gt;(I think there&amp;#39;s interference from the Tenant&amp;#39;s agent).&lt;br /&gt;&lt;br /&gt;Thus I need your advice and opinion for some of the clauses.&lt;br /&gt;&lt;br /&gt;Thanks in advance.  &lt;!--emo&amp;:respect:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/notworthy.gif' border='0' style='vertical-align:middle' alt='notworthy.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;============================================&lt;br /&gt;&lt;br /&gt;&lt;u&gt;&lt;b&gt;Clause 1:&lt;/b&gt;&lt;/u&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;v0.1:&lt;/b&gt;&lt;br /&gt;To maintain and service all the air-conditioning units and washer within the Demised Premises once a year during the Term of Tenancy at the Tenant own costs.  Provided always nothing herein shall make it incumbent on the Tenant to compensate for any major replacement or extensive repairs to the air-conditioning units save and except where replacement or repairs are caused by negligence of or misuse by the Tenant, its servants and/or agents or through lack of maintenance. &lt;br /&gt;&lt;br /&gt;&lt;b&gt;v0.2:&lt;/b&gt;&lt;br /&gt;Tenant to compensate for any major replacement or extensive repairs to the air-conditioning units which is caused only by the negligence of tenant and not through lack of maintenance.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;My thought:&lt;/b&gt;&lt;br /&gt;Is v0.2 fair to Landlord? Shouldn&amp;#39;t Tenant have to ensure that aircond (or all facilities provided for that matter) to always be well-maintained?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;============================================&lt;br /&gt;&lt;br /&gt;&lt;u&gt;&lt;b&gt;Clause 2:&lt;/b&gt;&lt;/u&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;v0.1:&lt;/b&gt;&lt;br /&gt;The Demised Premises is handed over to the Tenant in good working condition of plumbing, drainage, sanitary, electrical and air-condition system and apparatus. In the event that the Tenant’s/Occupants causes damage of any of the said facilities, the Tenant shall make his own arrangement for making good the working condition of these facilities.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;v0.2:&lt;/b&gt;&lt;br /&gt;(removed entirely from v0.2)&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;My thought:&lt;/b&gt;&lt;br /&gt;As above.&lt;br /&gt;&lt;br /&gt;============================================&lt;br /&gt;&lt;br /&gt;&lt;u&gt;&lt;b&gt;Clause 3:&lt;/b&gt;&lt;/u&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;v0.1:&lt;/b&gt;&lt;br /&gt;To permit the Landlord and the Landlord’s agents by appointment at all reasonable times to enter upon the Said Premises for the purpose of viewing the condition thereof to take inventories of the said fixtures, fitting and furniture or of doing such works and things as may be required for any repairs, alterations or improvement either of the Said Premises or any part of the building in which the Said Premises may be comprised or adjoined&lt;br /&gt;&lt;br /&gt;&lt;b&gt;v0.2:&lt;/b&gt;&lt;br /&gt;To permit the Landlord and the Landlord’s duly authorised representatives upon giving (7) seven days’ previous notice in writing at all reasonable date and  time to enter upon and examine the condition of the Demised Premises, whereupon the Landlord shall be entitled to serve upon the Tenant a notice in writing specifying therein any repairs necessary to be carried out and requiring the Tenant to forthwith to execute the same and if the Tenant shall not within fourteen (14) days after service of such notice proceed diligently with the execution of such repairs or works then the Landlord with or without workmen and others shall be entitled to enter upon the Demised Premises and execute the repairs and the Tenant agrees that the costs thereof shall be a debt due form the tenant to the Landlord and be forthwith recoverable by action.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;My thought:&lt;/b&gt;&lt;br /&gt;I have a bit difficulty in understanding the v0.2 for this clause.&lt;br /&gt;Is it mean, that the Tenant have to fix any damage within 14 days after given notice by Landlord?&lt;br /&gt;&lt;br /&gt;============================================&lt;br /&gt;&lt;br /&gt;&lt;u&gt;&lt;b&gt;Clause 4:&lt;/b&gt;&lt;/u&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;v0.1:&lt;/b&gt;&lt;br /&gt;Failure to make good the repairs as aforesaid it shall be lawful for the Landlord or its agents or workmen to enter upon the Demised Premises and execute such repairs or works or make such replacements and the costs shall be a debt due from the Tenant to the Landlord and be forthwith recoverable by action.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;v0.2:&lt;/b&gt;&lt;br /&gt;(removed entirely from v0.2)&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;My thought:&lt;/b&gt;&lt;br /&gt;If the Clause 3 in v0.2 is as per what I thought, then I guess it&amp;#39;s ok to remove this clause from v0.2?&lt;br /&gt;&lt;br /&gt;============================================&lt;br /&gt;&lt;br /&gt;&lt;u&gt;&lt;b&gt;Clause 5:&lt;/b&gt;&lt;/u&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;v0.1:&lt;/b&gt;&lt;br /&gt;Notwithstanding anything herein contained THE LANDLORD shall not be liable to THE TENANT nor shall THE TENANT make any claim against THE LANDLORD in respect of:	&lt;br /&gt;	&lt;br /&gt;i)	Any interruption in any of the services hereinbefore mentioned by reason or necessary repair or maintenance or any installation of apparatus or damage thereto or destruction thereof by fire, water, act of God or other causes beyond THE LANDLORD’S control or by reason of mechanical or other defect or breakdown or other inclement conditions or unavoidable shortage of materials electricity or water or labour dispute.&lt;br /&gt;	&lt;br /&gt;ii)	Any act omission or negligence of any attendant or other servant or employee contractor or agent of the SAID LANDLORD or relevant authority or of the Management Committee/Management Corporation in or about the performance or purported performance of any duty relating to the provision of the said service or any of them.	&lt;br /&gt;&lt;br /&gt;iii)	Any damage injury or loss arising out of the leakage of the piping wiring and air-conditioning system in the DEMISED PREMISES in the Building.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;v0.2:&lt;/b&gt;&lt;br /&gt;Notwithstanding anything herein contained THE LANDLORD shall not be liable to THE TENANT nor shall THE TENANT make any claim against THE LANDLORD in respect of:	&lt;br /&gt;	&lt;br /&gt;i)	Any interruption in any of the services hereinbefore mentioned by reason of destruction by fire, water, act of God or other causes beyond THE LANDLORD’S control or other inclement conditions.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;My thought:&lt;/b&gt;&lt;br /&gt;I feel the v0.2 is unfair to Landlord? Why would Landlord be held responsible for anything beyond the Landlord&amp;#39;s control?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;============================================&lt;br /&gt;&lt;br /&gt;&lt;u&gt;&lt;b&gt;Clause 6:&lt;/b&gt;&lt;/u&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;v0.1:&lt;/b&gt;&lt;br /&gt;-na-&lt;br /&gt;&lt;br /&gt;&lt;b&gt;v0.2:&lt;/b&gt;&lt;br /&gt;The Tenant shall upon execution of this Agreement and prior to the occupation of the Demised Premises pay the Landlord the deposit stipulated in Section 7 of the Schedule hereto (receipt whereof the Landlord hereby acknowledges) as security for the due observance and performance by the Tenant of all his duties and obligations hereunder and on its part to be performed and fulfilled.  The said sums shall be maintained at this figure during the term of this tenancy and shall not deemed to be or treated as payment of rent and the same shall be returned to the Tenant free of interest upon expiry of the term hereby created less any sums as may then be due to the Landlord for damage caused to the Demised Premises by the Tenant or in respect of any breach by the Tenant in the due observance and performance of the stipulated terms and conditions herein contained. However, &lt;u&gt;damage to the normal wear and tear is excepted&lt;/u&gt;.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;My thought:&lt;/b&gt;&lt;br /&gt;I would like to know, how do we define &amp;#39;normal wear and tear&amp;#39;? &lt;br /&gt;I know that things like fading paint is wear and tear, but stripped paint or markings, broken door and windows are not &amp;#39;normal wear and tear&amp;#39;.&lt;br /&gt;How to specify in the tenancy agreement clearly?&lt;br /&gt;&lt;br /&gt;============================================&lt;br /&gt;&lt;br /&gt;Again, thanks for all your advices  &lt;!--emo&amp;:respect:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/notworthy.gif' border='0' style='vertical-align:middle' alt='notworthy.gif' /&gt;&lt;!--endemo--&gt;</description>

            <title>Tenancy Agreement...is it must be standard?</title>

            <description>So I have a condo unit to rent out and a property agent has helped me get a tenant.&lt;br /&gt;I have just received the tenancy agreement draft from her and would like to add some clause.&lt;br /&gt;But she told me tenancy agreement is standard and that we were to sign tomorrow.&lt;br /&gt;&lt;br /&gt;Why is tenancy agreement standard? &lt;br /&gt;I cannot add clause meh?&lt;br /&gt;&lt;br /&gt;Any experienced and knowledgable lowyat community care to advise?&lt;br /&gt;&lt;br /&gt;Thanks&amp;#33;</description>
