Earnest Deposit

I'm currently selling my property whereby one buyer paid the earnest deposit. The Offer to Purchase have this additional clause stated that: "subject to 90% bank loan approval, earnest deposit to be refund with minimum 2 bank loan rejection letters."

I believe the buyer subsequently do not wish to proceed with the purchase and does not submit sufficient documents to the bank to access his financial. Therefore the bank issue an email to him stated that his application is not successful due to insufficient supporting documents for income recognition while the second bank only issue a statement mentioned that the bank unable to accommodate the application. Both document submitted to me and request for a refund on the earnest deposit.

My property agent mentioned that we should return the earnest deposit since they unable to secure the bank loan. However my interpretation on the additional clause is different because "subject to loan approval and subjected to 90% loan approval is different". Based on my layman understanding for the differences between this 2 is as per below:

a) subject to loan approval - if loan not approved fully refund
b) subject to 90% bank loan approval - if cant obtain 90% bank loan (for example 85% or 80%) then refund

annual increment, merit increment and promotion

hei guys, i need some serious advise on this issue. i feel like i being cheated.

i work in the company for like 1.5 years now. i get my annual increment on dec2009, and around feb 2010 i get promoted to next level. however the company keep on draging my promotion for few times and I finally get mine in april. The thing is merit increment is in april too. so when i receive my offer letter, i saw onli rm100+ for the promotion. i asked my manager and hr y. the reason they told me is they will calculate the promotion like below:

level 2 - level 1 = difference, and they will pay u the difference onli for promotion.
the worst thing is, the company keep on dragging my promotion is bcoz they noe there is a merit increment soon. so they wan to pay less for the merit increment. so their calculation is like below:

level 1 salary + merit increment then onli calculate the difference between level 1 and level 2.
you do not need to be a pro in math, also can c how the company twist and turn my salary to suit them. this is so fxxk up.
besides that, i do notice even i get my level 2 salary, my salary is still below level 2 basic salary. (i checked wif my fellow colleagues)
i am quite good in my job and i don't think communication skills or kpi that drag me down...

besides that, my another colleague told me that she has been promoted after joining the company 9 months.. as usual she get her merit increment and level 2 salary... both of us have the same salary... (in my company, u only can apply for the level 2 position if the level 2 ppl ciow from the company or move to level 3) even my supervisor and supervisors from another team advise me not to sign the offer letter yet.. coz this is too crazy..

i wonder is it a good action to go directly to the director and told him wat happen? i strongly suspect this is something to do with the HR or i should just take it? (i am looking for jobs now)

i was downloading yesterday be4 i go to bed... but today morning i wake up i notice my laptop hang there black screen...then i juz restart the laptop.. and the laptop just died there...

i wondering wat happen and is there any asus official repair centre in kl? any shop in lowyat professional in repair laptop? i don wan wait for another 2 months if send back under warranty...

i noe this question is kinda noob but plz help me.. I played crysis yesterday and my mission hang. i tried to reboot and it keep hang on the same place. so i want to skip the mission. i ask my friend send me his save file and continue the next mission but both of us don noe where to save file located? can anyone enlighten us?

ASUS G1s Dvd Rom Problem!

i wondering is g1s dvd rom suppose to be like tht..
when i install bioshock it take the laptop 5 hours to install from cd..
but it onli take very little time when i install bioshock on my desktop..
i tried crysis and it takes 4 hours to install...

is this wat the dvd rom speed should be? or sumthing wrog wif my dvd rom?
help me plz~
