Rent unit out to a company

Hi,

Agent told me that a company interested to rent my unit, so tenancy agreement will be under company name.

Anyone has experience on this? Can share more or anything i should take note?

Transfer name for property title

Hi,

Last week, just successfully negotiating price with the agent and start looking for bank loan. Unfortunately, my lawyer called and told me that the name of the current owner is not transferred to the property title yet. so, he gave me a estimation duration for completing this process will take about 1.5-2 yrs. So, it makes me hard to make the decision now as i'm quite ok with the agreed price and i alr got the loan approval.

Just want to gather more opinions from ur guys

Inspection fail... Need advice please

Hi,

Just bought a unit in KL, i'm suppose to be happy of becoming owner. However, there is some issue with seller now.

During inspection, we noticed that some doors are not in good conditions (eg: stuck, lock spoil etc...)

So, I'm really unhappy about these defects and the seller doesn't want to take the responsibilities to fix these.

Can advise what I'm suppose to do in this case?

Remain tenancy or vacant unit

Hi,

I'm planning to buy a condo for investment purpose recently and notice that there is option from booking form.
1. I can remain existing tenancy
or
2. I can get back a vacant unit

Wonder if i choose option 1, do i need to pay additional fee to agent? if yes, how much will it be?

What will happen if i choose option 2 and negotiate personally with existing tenant? is it okay?

Is it normal to pay 2% for deposit when buying house?

For my case, i'm buying 2nd hand house and my agent is asking me to pay 3% instead.

Just want to know if your guys experienced this before. Is it safe?

Hi guys,
Recently viewed a condo unit in KL, the following are the things that I have noted:

- Parquet floor is spoiled
- toilet bowl is spoiled
- water leaking
- cabinet at kitchen spoiled

The overall condition I'll rate 5/10. The only good thing is selling price is lower than bank valuation around 10%.

Will u consider buy this unit for investment (rent)?

Need ur guys advice.
