            <description>Hi,&lt;br /&gt;Recently I heard my friend say there is a company located at AmBank jalan yap kwan seng that offer service to trade FOREX for clients, they claimed to be the servicing agent for Capital Group International Limited in Malaysia. And if u look at the Capital Group Limited ( CGL)&amp;#39;s website, to open account is at least USD 100K, so to do it in malaysia , it is also USD 100K. Each trading they make for u cost USD400. apparently they are making nice return with the strategy and system in trading.&lt;br /&gt;&lt;br /&gt;Just wanto ask, anyone got experienced with this company ?&lt;br /&gt;&lt;br /&gt;WIll it be another scam where the account is genuine but the trade they make for u is fake, then they claimed ur money is loss in forex but it is still around ?&lt;br /&gt;&lt;br /&gt;I just wanto be sure so that my fren don&amp;#39;t simply invest n lose her life savings.&lt;br /&gt;thanks&amp;#33;&lt;br /&gt;</description>

            <title>Selling house with tenancy</title>

            <description>IF an owner sell her house with tenancy (12months to go) but didn&amp;#39;t include it in the S&amp;amp;P to &amp;#39;kuasa&amp;#39; to the new owner (buyer), now tht the buyer plan not to rent to the tenants when he officially receive keys and be the owner, who will be liable for breaking the tenancy agreement with the tenants?</description>

            <title>Case study : Take loan or Let developer charge %.</title>

            <description>Here is the case , say Mr.X buy a house worth 500K from developer, he only place 50K as d/payment, 8months later the house is estimated to be completed in 16months time (24months from S&amp;amp;P date) but Mr.X never bother to get a mortgage loan coz he only plan to sell the house off upon completion n VP. the developer start sending him letter to ask for progression payment or else will be charged 10% p.a on the amount owed.&lt;br /&gt;&lt;br /&gt;Mr.X work out the schedule when n how much the developer will ask from him periodically for progression payment, he also work out how much he will have to pay for interest for the next 16month for each progressive payment tht he didn&amp;#39;t pay. it works out to about 30K.&lt;br /&gt;&lt;br /&gt;at the same time, he also work out the cost and loan interest and penalty he has to pay get a loan of 450K (legal fees),MRTA, loan interest till VP and penalty to pay to bank when he sell off at VP, works out to about 30K too, if not, more (+-35K).&lt;br /&gt;&lt;br /&gt;coz Mr.X buy the 500K house at discounted price ( launching price 550K and now developer selling price 600K) , he expect to sell at 600K upon VP (which the property will appreciate further...) &lt;br /&gt;&lt;br /&gt;here is the question :&lt;br /&gt;&lt;br /&gt;1. can Mr.X do that by not getting any loan without getting legal action from developer?&lt;br /&gt;2. Can Mr.X sell the house , may be with developer&amp;#39;s help to save on agent&amp;#39;s fee without getting a loan ?&lt;br /&gt;3. How will the procedure be ? Buyer get a loan to pay to developer ( selling price 600K enuf to cover the progressive interest tht Mr.X owed developer )and give him the remaining ?&lt;br /&gt;&lt;br /&gt;pls discuss, this is just an idea, it may not work, but pls tell us why it will not work and how to make it work ?</description>

            <title>Project suspended, can buyer ask for refund?</title>

            <description>To all the expert n experienced here,&lt;br /&gt;&lt;br /&gt;if i bought a house , after made downpayment n got loan approval , but b4 the loan ammount being released to the developer after legal fees paid, i receive news tht the developer is having problem and the project was put on hold until problem solved or other developer take over :&lt;br /&gt;&lt;br /&gt;1. can i ask for refund of the d/payment from developer? how to do it?&lt;br /&gt;2. can i ask for refund of the legal fees from the lawyer since their side haven&amp;#39;t done any stamping yet ? &lt;br /&gt;3. What is the worst scenario ?&lt;br /&gt;&lt;br /&gt;i need advice here, thanks in advance&amp;#33;</description>
