Upgrading Condo to Landed Subsale

Hi Sifus and Property Experts,

Looking for some advice and real-world experiences from anyone who has gone through upgrading from a developer condo unit to a landed subsale property.

Brief Background:
Bought a brand new condo directly from developer about 2.5 years ago. Currently staying in it. Lock in period with bank is expiring soon, and planning to sell in 1–2 years' time.
Want to upgrade to a landed property to move closer to my wife’s workplace and children’s school (targeting established/growing townships nearby).
For the locations and house types we are aiming for, mostly subsale units are available (or new launches that take too long to complete).
Sales proceeds from current condo should easily cover all upfront downpayment + legal/stamp duty fees for the next house.

Questions for Sifus who have done this before:
Sell First vs. Buy First for Subsale?
Since we are staying in our current unit, what is the best sequence? If I sell first, how do you handle the timing gap so the family doesn't need to move twice? Or can I request to rent the house I just sold?
Coming from a developer new-launch background (where HDA covers SPA/loan fees, progressive billing, etc.), what are the major hidden traps or cash outflows when buying subsale landed? (e.g., Valuation gap, unexpected repair costs, layer of legal fees).
Since max loan tenure is capped at ~30 years at age 40, monthly repayments will be slightly higher than a standard 35-year tenure. For those who upgraded around this age, did you feel any cash flow crunch or did the higher principal reduction pay off faster?
For those who moved from condo -> landed subsale in your late 30s/early 40s, any regrets, things you wish you knew earlier or key things to check during viewing?

Appreciate any constructive feedback, experiences, or advice from sifus here. Thanks
