            <description>Hi all, been lurking this forum for a while, thought I'd contribute something useful instead of just scrolling.&lt;br /&gt;&lt;br /&gt;I'm in real estate here in KL (so yes I have skin in the game, saying it upfront so no need to &quot;expose&quot; me in the replies lol), and I keep seeing the same mistakes from first time buyers. Sharing some of it here, feel free to disagree or add on.&lt;br /&gt;&lt;br /&gt;1. &lt;b&gt;Tenure matters more than people think&lt;/b&gt;&lt;br /&gt;Leasehold vs freehold not just &quot;technical detail&quot; — affects your loan margin in some cases and resale down the line. Confirm this before you even start liking the unit.&lt;br /&gt;2. &lt;b&gt;Don't trust the show unit&lt;/b&gt;&lt;br /&gt;Show unit is always cantik one, that's the whole point of it. Go check the developer's past completed projects instead, the ones finished like 3-4 years back, see how it's aging, any issues with maintenance or defects.&lt;br /&gt;3. &lt;b&gt;NAPIC data &gt; agent talk&lt;/b&gt;&lt;br /&gt;For actual transacted prices in an area, NAPIC (govt open data, free) is more reliable than whatever number an agent quotes you. Some areas get hyped as &quot;up and coming&quot; but transacted prices tell a different story.&lt;br /&gt;4. &lt;b&gt;Maintenance fee can kill your budget&lt;/b&gt;&lt;br /&gt;Condo with big facility list (pool, gym, whatever sky lounge) = higher maintenance fee usually. Confirm the actual fee, not the &quot;estimated&quot; one they show during launch.&lt;br /&gt;5. &lt;b&gt;Settle your loan pre-approval first&lt;/b&gt;&lt;br /&gt;Banks here calculate DSR differently depending on whether you're salaried or commission/business income. Confirm your number before you go house hunting seriously, saves a lot of heartbreak later.&lt;br /&gt;&lt;br /&gt;Anyway not trying to promote anything specific, just tired of seeing people overpay or get bad info.
