            <description>Wanted to share the ridiculous traps I found inside, because I’m pretty sure they are straight-up bypassing actual Malaysian housing and contract laws:&lt;br /&gt;&lt;br /&gt; Illegal Eviction &amp;amp; Waiving My Rights: &lt;br /&gt;The contract explicitly says if I break any rule, they can give me a 24-hour eviction notice without a court order. They literally put a line forcing me to agree to &amp;quot;deny Section 7(2) of the Specific Relief Act 1950.&amp;quot; A private contract cannot just override federal law. Landlords legally cannot perform &amp;quot;self-help&amp;quot; evictions or lock you out without a court order in Malaysia.&lt;br /&gt;&lt;br /&gt; Zero Grace Period Lockouts:&lt;br /&gt; If rent isn&amp;#39;t paid by the 7th, they state they will immediately restrict my access card and cut off my room&amp;#39;s electricity. Zero buffer. If bank servers glitch on the 7th or salary comes in a day late, you&amp;#39;re literally left sitting in the dark the next morning.&lt;br /&gt;&lt;br /&gt; Electricity Overcharging: &lt;br /&gt;They are charging a flat RM0.65 per kWh using their own internal digital sub-meter. I know this is common with co-living operators, but it&amp;#39;s a massive markup compared to normal TNB residential rates. Reselling electricity for profit without a license is highly questionable under the Electricity Supply Act.&lt;br /&gt;&lt;br /&gt; App Transaction Fees Passed to Tenant: &lt;br /&gt;Rent must be paid through their specific management app (EasyRenz), but the agreement states the tenant has to bear all service charges and processing fees. So my rent isn&amp;#39;t actually just the advertised base price; it&amp;#39;s base price + app portal fees every single month.&lt;br /&gt;&lt;br /&gt; The &amp;quot;Exit Tax&amp;quot; (Guaranteed Deposit Deductions):&lt;br /&gt; They have a special condition stating that when I move out, they will automatically deduct RM180 for an AC chemical service and RM50–RM100 for room cleaning directly from my security deposit. It doesn&amp;#39;t matter if I leave the room completely pristine or barely touched the AC—it&amp;#39;s a guaranteed loss of around RM250 from my deposit just for leaving.&lt;br /&gt;&lt;br /&gt;Is anyone else staying in these types of co-living spaces facing this? I feel like these corporate agencies are getting way too comfortable writing predatory, borderline illegal clauses because they assume young renters or students won&amp;#39;t know their legal rights.</description>
