            <title>Seeking Recom for 1.5m Subsale Condo 30m to KLCC</title>

            <description>Hello everyone,&lt;br /&gt;&lt;br /&gt;I am currently seeking recommendations for subsale condo within a 30-minute driving distance (mild traffic) to KLCC. Initially, I was searching for newly completed landed properties, but I have not been able to find any suitable ones within this range. Therefore, I have decided to switch my search to condo.&lt;br /&gt;&lt;br /&gt;My requirements for the condo are that it must be at least 2300 sqft or above, with a minimum of 3 rooms and 3 bathrooms. A private lift would be ideal, and the community should be a good one with lots of ownstay residents. I would prefer not to stay in a condo where lots of units are rented out or used for Airbnb purposes. My budget is below 1.5 m.&lt;br /&gt;&lt;br /&gt;I am primarily interested in areas such as Mont Kiara, TTDI, Bangsar, or PJ. &lt;br /&gt;&lt;br /&gt;If you have any recommendations or suggestions, please shout out, I would be greatly appreciated. &lt;br /&gt;&lt;br /&gt;Thank you.</description>

            <title>18% Entry fees for subsales?</title>

            <description>Hello everyone, as a first-time homebuyer looking to purchase a subsale property, I have a question regarding the necessary funds for entry. I have read on this forum that I should prepare at least 18% of the SPA price, but I am confused about where the extra 2.5% would go.&lt;br /&gt;&lt;br /&gt;Assuming the SPA price is RM1.8 million, my calculation suggests that a 10% down payment and legal fees of 5.5% would add up to 15.5%. Can anyone explain where the remaining 2.5% would be allocated? I would greatly appreciate any insights or advice on this matter. TIA</description>

            <description>Hello everyone,&lt;br /&gt;&lt;br /&gt;I&amp;#39;m seeking recommendations for newly completed landed properties (constructed after 2015) located within a 30-minute driving distance to KLCC in either KL or Selangor. I am comfortable with areas such as Old Klang Road, Sri Petaling, Seputeh, PJ, Bangsar, and TTDI. As for my second choice areas, I would consider Cheras, Sungai Besi, and Ampang. I am not interested in any townhouses but open to other types of landed properties.&lt;br /&gt;&lt;br /&gt;I have already conducted searches on propertyguru and iprop, but it seems challenging to find suitable properties. Any suggestions or recommendations would be appreciated. Thank you.</description>

            <title>Developer Liquidated &amp;amp; No Strata Title</title>

            <description>Hey everyone,&lt;br /&gt;&lt;br /&gt;I&amp;#39;m really hoping someone can help me out here.  &lt;!--emo&amp;:cry:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/cry.gif' border='0' style='vertical-align:middle' alt='cry.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;I&amp;#39;m in a bit of a mess with my condo in Klang Valley. &lt;br /&gt;The developer has gone under liquidation recently and it&amp;#39;s been 6 long years without anyone getting the strata title. &lt;br /&gt;&lt;br /&gt;I spoke to lawyer and they told me it&amp;#39;s almost impossible to sell without the strata title.
