            <description>KUALA LUMPUR (Sept 4): Gamuda Bhd (KL:GAMUDA) said on Thursday it is partnering with Taylor&amp;#39;s Education Group to redevelop a prime commercial site in SS15, Subang Jaya.&lt;br /&gt;With an estimated gross development value of RM500 million, the redevelopment will entail serviced apartments, purpose-built student accommodation (PBSA), and retail spaces, the company said in a statement.             <description>Sunway City Kuala Lumpur, 19th April, 2021 ~ Sunway Berhad’s (Sunway) wholly-owned subsidiary, Sunway Rahman Putra Sdn Bhd, has today signed a Sale and Purchase Agreement to acquire a 6.59-acre parcel of prime freehold land at Jalan Cochrane, Kuala Lumpur from Mutiara Rini Sdn Bhd, a wholly-owned subsidiary of Boustead Properties Berhad, for a purchase consideration of RM233.4 million.&lt;br /&gt;The land is strategically located for a transit-oriented mixed development comprising serviced apartments with a retail podium and is located directly opposite the Cochrane MRT station and just a stone’s throw away from MyTOWN Shopping Centre. The station is part of the Sungai Buloh-Kajang Line and brings commuters directly to the heart of Kuala Lumpur and other major suburbs like Cheras and Damansara.&lt;br /&gt;Most significantly, the station is just one stop away from the Tun Razak Exchange (“TRX”), the future International Financial District of Kuala Lumpur, which has now reached its inflection point, with the recent completions of Exchange 106, Menara Prudential and HSBC TRX. TRX is expected to house more than 45,000 employees in the near future.&lt;br /&gt;Commenting on the acquisition, Sunway Property’s Managing Director, Sarena Cheah said, “We are extremely excited with this acquisition as it will strengthen our presence in this vicinity where we have already developed and invested substantially in the very successful Sunway Velocity and Sunway Velocity TWO, both of which are MSC Cybercentre status developments. We believe the future is even more exciting with the upcoming completions in TRX, which will bring in a substantial population of high income, professional workers. We can imagine them wanting to stay at our proposed development here which is just one station away from TRX, with all the amenities at its doorstep and at a much better value.”&lt;br /&gt;Located at the fringe of the Golden Triangle, Cochrane has gentrified substantially over the years with Sunway playing a key role in the process. Sunway Velocity, with a GDV of over RM4.0 billion, is just 200 meters away from the site and is a highly successful integrated development with over 23 acres of freehold land. With the upcoming completion of The Exchange TRX Mall, residents at the proposed development on this site will be spoilt for choice when it comes to retail options.&lt;br /&gt;Parents with school-going children will undoubtedly appreciate the selection of reputable schools that this neighbourhood has to offer, such as Tsun Jin Primary School, Taylor’s International School and Sunway College @ Velocity, all within a 1-km radius.&lt;br /&gt;Connectivity of the site via major roads is also enviable with Jalan Cochrane feeding traffic to major highways such as the Maju Expressway (MEX), the SMART tunnel and the Sungai Besi Expressway.&lt;br /&gt;Touching on the proposed development on the site, Sarena said, “The proposed gross development value will be at least RM1.15 billion. The development will comprise serviced apartments that sit on top of a retail podium, which will benefit from road frontages on all four sides of the site.”&lt;br /&gt;This acquisition is Master Community Developer, Sunway Property’s, second landbank acquisition for the year and reflects its confidence in the recovery of the property market in the coming years.&lt;br /&gt;Cheah adds, “The property market in Malaysia has experienced several challenging years but we have faith that with economic recovery post-Covid, the demand will return, especially in a strong location such as Cochrane where there is a convergence of convenience and affordability – a combination that has become scarce in strong city locations.             <description>PUTRAJAYA: The Cabinet has agreed in principle on the re-development of transportation hub Kuala Lumpur Sentral and this will be without having any financial implication to the government, says Transport Minister Anthony Loke.&lt;br /&gt;&lt;br /&gt;He said the Cabinet, which met on Wednesday (Aug 2), has agreed for the re-development to be done by Malaysian Resources Corporation Berhad (MRCB).&lt;br /&gt;&lt;br /&gt;“The project will be done via privatisation at a cost estimated to be more than RM1bil and will be borne by MRCB.&lt;br /&gt;&lt;br /&gt;“It will not have any cost on the government,” he said at a press conference on Wednesday.&lt;br /&gt;&lt;br /&gt;Loke said in return, the company would be given the rights to develop the area above the station with commercial and residential buildings.&lt;br /&gt;&lt;br /&gt;He said the re-development of Kuala Lumpur Sentral station was necessary to meet the increasing number of passengers using the various modes of transportation there.&lt;br /&gt;&lt;br /&gt;He said the station was originally designed to cater for 100,000 passenger capacity daily but the number of passengers had reached 200,000.&lt;br /&gt;&lt;br /&gt;The redevelopment will also allow for the station to be equipped with more sophisticated security systems, including the use of artificial intelligence which can monitor the movements of people,” he said.&lt;br /&gt;&lt;br /&gt;One of the conditions stipulated by the government is that the re-development would not affect the operations of all the public transportation.&lt;br /&gt;&lt;br /&gt;“The stations will be at the same location and will operate as usual with no disruptions,” he added.&lt;br /&gt;&lt;br /&gt;The minister said that MRCB and the Public-Private Partnership Unit of the Prime Minister’s Department would hold discussions on the re-development plans and were given two years to finalise the agreement.&lt;br /&gt;&lt;br /&gt;Plans to upgrade the heavily-used transport hub had been in the pipeline for some time.&lt;br /&gt;&lt;br /&gt;In 2021, then transport minister Datuk Seri Dr Wee Ka Siong had said that the government was mulling a major upgrade on Kuala Lumpur Sentral Station.&lt;br /&gt;&lt;br /&gt;The station is a transit-oriented development, opened on April 16, 2001 and is designed as an intermodal transport hub.&lt;br /&gt;&lt;br /&gt;Source: The Star.</description>

            <description>After the completion of Megah Rise in Taman Megah, it’s kinda hype as more influx of outsiders coming over SS24 Taman Megah to fix their craving, friends gathering etc. &lt;br /&gt;&lt;br /&gt;Normally I have my mixed rice fixed at the corner store in the front row of shops in Taman Megah facing the LDP highway. A decent plot of land facing LDP highway that’s currently used as second hand car dealer seems to be quite interesting. &lt;br /&gt;&lt;br /&gt;From internet, so far couldn’t get any data’s on who’s the land owners. Would be an interesting development coming in Taman Megah after Megah Rise?&lt;br /&gt;&lt;br /&gt;Time will tell&amp;#33;&amp;#33;</description>

            <description>KUALA LUMPUR (May 25): YNH Property Bhd’s land deal with Sunway Group Bhd seems to have hit a stumbling block as Bursa Securities has raised more questions on the transaction.&lt;br /&gt;On May 16, YNH Property announced that it was disposing of a piece of land measuring 5.09 acres in Desa Sri Hartamas to Sunway’s wholly-owned subsidiary Sunway Living Space Sdn Bhd for RM170 million cash.&lt;br /&gt;&lt;br /&gt;However, it was issued with the first query by Bursa Securities which had 26 questions, to which it replied on May 19.</description>
