            <description>Hi there, just wondering if there’s anyone who does double layer security door at the back of their house instead of single layer for security purpose? I’m also aware theft can also happen from roof and unlocked windows. Greatly appreciate any advices on this.</description>

            <title>Process of buying house</title>

            <description>After looking at a number of houses, finally came across a house that we really like, but I’m already stuck at step of signing the booking form. For the agency’s credibility, I couldn’t find it in google, but it’s still an active agency in BOVEAP. Should i continue buying the house with this agency? I thought of giving a call to confirm whether this agent still works at the company but now I’m just doubting the credibility of this agency. And about the agent’s credibility, he did tell me that I could cheque in/bank in to his agency company, but the payment needs to be done after I sign the booking form. In my mind, I thought the usual process is that me/buyer and the owner/seller would sit down, look through and amend the booking t&amp;amp;c, and to come up with an inventory list of what the owner wants to take/leave. When both of us are satisfied, then only we sign on each of our booking form, then only I give the 3% cheque to the company. Am I wrong in this?</description>

            <title>Queries about Gated &amp;amp; guarded landed houses</title>

            <description>hey everyone, at the moment I have 2 questions in my head: &lt;br /&gt;&lt;br /&gt;1. I was reading whether there was any difference of G&amp;amp;G between strata landed houses and individual landed houses. &lt;br /&gt;And so far I found out if it was a G&amp;amp;G individual landed house, the authority could erect any physical barriers (boom gates etc.) at any time because it is not mandated by the law. But for strata title house, the authority cannot do so. Is this true? &lt;br /&gt;If it&amp;#39;s true, for security purpose, should i just ditch any G&amp;amp;G individual landed houses or the odd of authority erecting barriers is just closed to zero?&lt;br /&gt;&lt;br /&gt;2. Reading the past lowyat topics regarding how pointless G&amp;amp;G (dated 8 years back), just creates a doubt in my head whether it&amp;#39;s worth to buy G&amp;amp;G houses as they are 100k-200k more expensive than residences without guard/guard house only but no gates surrounding the residence, so.. is there a way to evaluate the G&amp;amp;G before buying the house? &lt;br /&gt;so far the only evaluation would be the process during registration as visitors, material and height of the fence/gate surrounding the residence and number of cctv, am i missing anything else or im just too paranoid about this? &lt;br /&gt;(what&amp;#39;s the normal standard nowadays during registration as visitors, material and height of the fence/gate surrounding the residence, number of cctv?)&lt;br /&gt;&lt;br /&gt;much thanks in advance huhu..</description>

            <title>Buying subsale via unlicensed agent</title>

            <description>hihi, been looking at subsale houses in a particular area that me and my gf are interested. However, looking at the agents in iproperty and propertyguru, when I look up at LPPEH, it&amp;#39;s either they are not registered at all or expired 12/2022. &lt;br /&gt;&lt;br /&gt;Should i continue to approach them (it&amp;#39;s illegal to deal with unlicensed agent right?) or ... just meet them to see the house, and if we are satisfied with the house, we ask the company to get the licensed agent before going through all the booking form, SPA etc. procedure?</description>
