Shop lot investment

Should we discuss on potential of shop lot investment? In 10 years, will it be still as relevant or it is likely that people is going to spend money and time in mall instead?

My take is shop lot investment is less relevant in future as we are going to spend more time in mall (especially klang valley) when the major malls are more integrated with public transit and the public transit is more mature.

Shop lots that can keep their relevancy may be are those stratified and has a good management to create a identity for the cluster. Let's debate.
