I just came back from a weekend glamping with friends. I am staying in a chalet (because ayam too stingy to buy camping equipment. ayam bought only a chair), while everyone else bought camping gears worth at least MYR5000-6000, and pitch a tent by the waterfall.

enlighten me /k. fun meh?

spend so much to live in the jungle for a few days, waste time looking at nature (more like destroying nature by chopping trees for firewood, dirtying the clear stream/waterfall, littering), some more weather so bloody hot, dirty (sand and mud), big insects, etc.
meanwhile i stayed chalet also disappointed by the whole glamping hype, lagi kena kutuk for "missing the point of glamping" by staying in a chalet.

So many B95 in Malaysia, why do we not have the "Tang ping" or "Bai lan" movement/culture like in China?
the west have the Great Resignation movement, China has the tang ping or bai lan movement. and that causes employers to be really desperate for workers and indirectly drives the salary of wages up (which is good)

ok let's be real, how is the gov gonna tax the REAL T20 helangs?
i am not talking about fake T20 people living in klang valley which majority has their income from salary. i am talking about the real T20 helangs which most got no income one, dividends not taxable.
and if LHDN come investigate, the T20 person got no assets one .... all park into a family trust or park overseas.

i have lots of real T20 friends that dont pay taxes. they got no income on paper, how to tax them? they dont have paycheck. their assets park in a family trust or overseas. cars and expenses bought & paid by their business entities. dividends cannot be taxed, that their dividends can amount to more than MYR250,000 a year (that's /k's MYR20k a month celery). BUT IT IS NOT TAXABLE!!. assets in family trust, as long as not renting out, no income, cannot tax. and they rarely sell their assets. and if they are selling their assets or renting it out, the income from rentals is then distributed to the family member with a lower income tax rate than the other beneficiaries.

i am not T20 enough to play this game. i kena LHDN love letter before. PMX is only taxing the fake T20s and as usual, the real helang T20 paid MYR0 in taxes. their business entities pay taxes, so what? it's business taxes and their TRANSFERED TO THE CUSTOMERS (included in the cost/price of services and products).

if PMX wanna tax the rich, the real helang T20s. implement GST. you buy lembugini, get taxed 3% or 6% or X%.

What's your worst property purchase?

this is my story of my journey, pain and frustration of my worst property purchase, lessons learned will be shared below. I wanna rant here cause my lorong neighbour today lelong off their unit at below market price.
this is my second property I purchased (also my first landed house), so I was relatively new to this prop thingy. a real newbie
I bought from stupid IOI during early 2015 and is in IOI Bandar Puteri Bangi @ Teresse 2. during that time, they are doing pile foundation on the site

bought it at MYR769,000, with 90% loan for 35 years, that amounted to MYR699,000. Topup 4% @ MYR31,000. Got a discount of 2% from IOI Club platinum membership (cause bought more than MYR2,000,000 of prop value from them), another 2% discount from events promo (CNY that time buy) and another 2% discount from referral (extended family referral fees pass back to me for down payment).

now here's the shittiest part, after 7+ years, the house value never increased but decreased. why? there are so many unsold units, and the developer are trying to sell them off ASAP. so they throw in some ridiculous discounts.
eg. take bumi lot for example, 7-10% discount over the years (CRAZY!), then raya/cny promo 4-5% off, referral scheme another 2-3%, IOI club membership 2%. total discount is almost 20%. that is -20% of the original house value, so people are buying at around MYR630,000 for my unit type post CCC for those unsold units while I bought it at MYR722,860. that's more than MYR100,000+ difference and it's so unfair. it pull down the property price. and to make matters worst, IOI introduce a scheme during MCO. BUY NOW PAY LATER, loan is under IOI. so they buy the prop and dont have to pay loan for 5 years. CIBAI!

so many people buy those props, but never move in ... until today. so what happened? well.... they cant pay back the loan, so banks lelong it at stupidly cheap price, like 40-50% below market value. then people started disposing it -10% below market value too.

as you can see from the screenshot, the property is already overpriced, stupid developers made it fucking worst. a 7 bedroom, 7 bathroom 3,300 sqft unit 3 story terrace house 1KM away is CHEAPER by MYR100,000.

now you might tell me, just wait till the value appreciates and dispose the unit. meanwhile rent out.
well, renters are hard to find in that area cause they are spoiled for choice. like i would wanna rent in that 7 bedroom 7 bathroom house 1km away, which cost MYR1,800/month. meanwhile my taman rent is 1,900 cause have to offset installment to bank which is around MYR3,600/month. so rental is slightly more than half. so what my creative neighbour did is to partition up the entire house, 3 bedroom downstairs, 3 bedroom upstairs and rent the rooms out for MYR400-600 to cover the installment. but that barely covers the full amount and there are only 3 renters at the moment. sad shit

so i am stuck in a dilemma, cant rent out (too low rental and too many competition, not enough renters), cant sell (-10% market value now, brand new house -50% value), and if wait until full loan tenure then sell off, i would be actually paying MYR1,512,000 (total payment with principal and interest). i will be paying MYR882,000 in interest over 35 years, and i doubt capital gains can cover that.
also this property have so many defects, some of my neighbours have their roofs fallen on their heads, leaking everywhere, huge cracks and even hollow garage due to soil erosion. the developer sucks in marketing as well as workmanship too
this prop is beyond fucked.

Credit: neighbour's house. this shitty IOI developer workmanship sucks beyond belief. complain to MPKJ already, developer still dont wanna fix

so my lesson learned:
1. avoid small and medium size developers. and for the big fish developers, in my opinion and experience, only Sime Darby, Glomac, Tropicana can be trusted. the rest like Mahsiao, IOI, etc. can eat shit
2. dont trust sales agent, dont trust marketing gimmicks. a property is your biggest investment in life, do your research gao gao. if possible, price check on every single property and future developments around a 5km radius. dont slack up, cause developers love to upscale, oversell and overprice their properties.
3. track record and reputation of a developer is important. if the developer has multiple red flags before, avoid that developer at all cost no matter what.

Food court there has a variety of RM5 meals.

I went for Rojak (RM5) and Mee Rebus Johor (RM4).

To top it off, Saigon Coffee

Worth it, satisfying. RM9 can eat 2 diff dish. RM4 for mee rebus, cik gave me a discount

On Thursday, 11 January, the Fire and Rescue Department took some time to rescue a dog that somehow found its way onto a ledge of a high-rise building.

In a Facebook video, the team can be seen trying their best to coax the dog off the ledge to safety.

However, it appeared to be sulking terribly and pressing itself right into the corner of the building.

The video shows a fireman patiently trying to hand it some food, but the dog keeps turning its face away and refuses to look at its rescuer.

"It wasn't easy to persuade it at all... The abang bomba had to keep encouraging it with sweet words," the department wrote in the caption of the post.

The video has since garnered over 21,000 likes and 5,600 shares as of writing, with netizens being entertained by the poor doggo's behaviour

Many also thanked the bomba for attending to the "challenging" case.

"It's sulking right up to the wall!" commented a Facebook user.

"Respect, abang bomba. From putting out fires, [running] rescue operations, catching snakes and frogs, and now coaxing dogs. They can do everything," another said.

A netizen noted that the dog could have fought back out of fear and commended the firemen for their patience during the rescue.

They said, "Alhamdulillah, they really are professional. I was thinking why didn't they want to catch the dog immediately. But I thought about it and realised that maybe the dog might have fought back and fallen down. The firemen are the best!"

Meanwhile, a netizen joked, "Maybe the dog is acting this way because it wanted to enter the police K9 unit but its mother didn't let it."

It seems like /k does not know what NATO is

NATO is a defensive alliance.

1. If Mother Russia attack any country in that alliance. Every country in that alliance will declare war on Mother Russia. It is called collective defence and Article 5
2. The only time that condition was triggered was on September 11, 2001. After the 9/11 terrorist attacks on the USA, NATO invoked Article 5 for the first time in its history. NATO declared war on Afghanistan which harboured those terrorists.
3. NATO is one of the reasons why the US-Russian Cold War stayed a cold war and never went nuclear. The mutual destruction and containment of Soviet influence in Europe through NATO is one of the many deterrents. Because if Khrushchev during Cuban missile crisis decided to .... I dunno march troops into Western Europe, NATO will declare war on Russian and Russia will be up against 3 nuclear powers (USA, France and Great Britain)
4. Putting troops on NATO's borders does not mean "NATO wants to invade their neighbors." It is for defensive purposes and as a deterrent. If any NATO member declares war on their neighbours, it will be a 1v1 war, and the entire alliance won't join.
5. And talking about deterrence and collective defense. Why is no one asking this question: Why do a lot of eastern (former USSR) countries want to join NATO? Maybe Russia is the reason? And with the Ukraine war happening right now, it just confirmed their fears. Even Sweden and Finland joined, because it's a defensive alliance.

I think /k should stop being sheep and get brainwashed by Russian propaganda, heck even western or China propaganda. Look at the cold hard facts before taking sides.

If only Ukraine joined NATO, this war would never happen. Cause Russia will never be able to go head to head against NATO and will focus their military in the Caspian sea region or the Artic circle and disturb Sweden and Finland.

As you can see, almost all of Europe has joined NATO.

I was at a tai chow yesterday, waitress recommended me stir fry potatoes leaves. I ordered a small plate and my family and I ate it.

But isnt the potato plant, especially the flowers and leaves poisonous?
Only the tubers are edible? Why are this restaurants offering poisonous plants in their menu? They wanna kill their diners?
