I&#39;m interested to look for a property at Subang Jaya. Planning to stay in a room and rent out the rest of the rooms to cover instalments. May or may not use the same unit for own stay in the future. I&#39;ve done my research but I need more information regarding the current scenarios of certain properties. I&#39;ve read previous forums but those were dated few years back and I need to get some of your opinions.<br /><br />Requirements:<br />1) budget about 400k<br />2) 3 bedrooms<br />3) pet friendly (i know most condos dont allow that and this narrow down my choices too)<br />4) close to lrt/brt/ktm so that its easier to rent out<br />5) not interested in old apartments (unless you can justify why should i have a look at that apartment)<br /><br />Based on the requirements and in terms of investment, I&#39;ve narrowed down my options to :<br /><br />1) Casa Tiara<br />- i like that its walking distance to ktm/lrt station<br />- am aware that most ME rent that area but agent told me that they&#39;re ok as tenants. is it true?<br />- but its commercial land. cukai rate will be higher <!--emo&:(--><img src='http://static.lowyat.net/style_emoticons/default/sad.gif' border='0' style='vertical-align:middle' alt='sad.gif' /><!--endemo--><br />- do you think the current rental rate will be able to cover?<br /><br />2) Impian Meridian<br />- saw many comments bout the crazy jam at usj 1. is it still that jam as per described?<br />- read bout the management too. how is the management now?<br />- better to rent to students or working adults?<br /><br />3) Usj One Park Condominium<br />- slightly further away from the amenities compared to IM<br />- pet friendly<br />- due to the recent rainy season, was this condo or the road to this condo affected by flood before?<br />- is it good for investment? or mostly for own stay?<br /><br />Any further comments on the properties listed?
