Selangor Considers Developing Local AI Model

he Selangor state government is currently looking into building its own artificial intelligence (AI) model to avoid over-reliance on foreign AI platforms. This is according to state executive councillor for Islam and innovation Dr Fahmi Ngah, who stated that adoption of the technology must be approached with caution and pragmatism to ensure the state is not overly dependent on a single platform or solution.

This comes after Google announced a programme called AI at Work 2.0 that allows civil servants to have access to generative AI tools through Google Workspace with the Gemini AI suite. The adoption of the suite is free for the government until 2028.

Dr Fahmi explained that whichever model the government uses, the data being fed to the AI is local data, which is why he wants to develop local AI models specifically for government use using government data. “We would maintain it and have our own infrastructure rather than just being a user,” he said.

Coincidentally, the Sarawak state government also announced earlier this week that it was interested in developing a local AI model called DeepSar. The name is inspired by the recent success of China’s DeepSeek model, with Sarawak Premier Abang Johari Openg wanting DeepSar to feature unique content from the state.

JOHOR BARU: A total of 212 primary and secondary school teachers from Johor have been sent to the National Institute of Education (NIE) in Singapore for training and workshops in preparation for the opening of the pilot Bangsa Johor school this February.

Johor education and information committee chairman Aznan Tamin stated that the teachers were dispatched in phases, beginning in November and December last year.

"The next group will be sent on Feb 10. We want all 212 teachers to obtain certification for the Common European Framework of Reference for Languages (CEFR).

"They play a vital role in the pilot Bangsa Johor school, where we will place extra focus on Science, Technology, Engineering, and Mathematics (STEM) subjects," he said.

He made these remarks at a press conference after officiating the Bantuan Kasih Murid Johor event at a shopping mall on Saturday (Feb 1).

He added that two primary and two secondary schools had been selected for the pilot programme. SMK Kota Puteri 2, with 2,352 students, and SK Kota Puteri 4, with 532 students, are located in Pasir Gudang, while SMK Tasek Utara, with 611 students, and SK Tasek Utara, with 802 students, are in Johor Baru.

Meanwhile, speaking about the programme, Aznan mentioned that the state government allocated RM2.8mil for Bantuan Kasih Murid Johor, which has been distributed across all 56 constituencies in Johor.

Sunway to get significant boost from Medini land conversion offer, HLIB says

KUALA LUMPUR (Jan 20): A proposal to convert private lease scheme land to freehold status in Medini Iskandar in Johor, will significantly boost Sunway Bhd’s (KL:SUNWAY) land value and gross development value, according to an analyst.

The company’s Maple Residence is selling at 25% premium to its Aviana project under a private lease scheme, Hong Leong Investment Bank (HLIB) said in a note. That can be attributed to the value that land status brings to property pricing and market perception, the research house said.

“Sunway benefits significantly from this development,” the house said.

The Edge Malaysia weekly’s Jan 20-26, 2025 issue reported that Iskandar Investment Bhd, the landowner of the 2,230-acre Medini Iskandar, is issuing offer letters to property buyers in Medini, providing the option to convert their private lease scheme properties to freehold for a premium.

Under the private lease scheme — originally introduced to restrict foreigners from owning properties in perpetuity — the landowner leases land to a developer for a fixed tenure. The home buyer is the second lessee under the scheme.

The premium for conversion is RM8 per gross floor area for undeveloped land, and RM10,000 per unit for completed properties.

Sunway holds leases for 691 acres in Medini Iskandar through a joint venture with Khazanah Nasional Bhd, with an effective remaining landbank of 130 acres and a gross development value of RM6.2 billion.

The land forms part of Sunway City Iskandar Puteri, spanning 1,770 acres within the recently formalised Johor-Singapore Special Economic Zone, which will increase its appeal significantly, HLIB said.

“The timing is ideal,” the house added, and kept the stock on a “buy” call.

The incident gained attention after mall-goers shared their encounters on social media platform Xiaohongshu, with several witnesses describing their experiences before some of the posts were removed.

Reports are circulating online of the discovery of a dead body at a prominent shopping mall in Johor Bahru, with blood stains found on the bathroom stall floor and a pair of bloodied shoes.

The speculation is that it was a suicide attempt, but the police are urging the public not to speculate as they investigate.

The police, in their statement on the incident, have classified it as a sudden death case pending further investigation.

The incident reportedly occurred in the women’s restroom on the fourth floor of the shopping mall.

People who entered the restroom were shocked to see large blood stains on the floor and immediately fled the scene.

According to a user’s post on the Chinese social media platform “Xiaohongshu“, she learned about the incident through a friend.

The woman mentioned that she was shopping at the mall and had used the restroom but on the fifth floor.

Another user posted that she had gone to the restroom where the incident occurred but immediately ran away upon discovering the blood stains.

When other netizens inquired about what happened, she wasn’t sure.

Some posts have since been deleted, but photos of the scene continue circulating on social media, particularly in comment sections.

DAP : No decision yet on ties with GRS

SABAH DAP has not decided if it should review its collaboration with the Gabungan Rakyat Sabah (GRS)-led administration.

Chairman Datuk Phoong Jin Zhe, who holds a state cabinet position, said the party is seeking public feedback through its Chinese New Year Jelajah campaign.

He said they had covered Lahad Datu, Keningau, Tenom, and Kota Kinabalu, while future stops include Sandakan, Tawau, and Papar.

Phoong expects the campaign will conclude after the Chinese New Year celebrations.

“We will listen to the people’s views and get their ideas because it is important for us as a party to always work with the people and for the people,” Phoong told reporters in Kota Kinabalu on Sunday.

He was met during the launching of the party's youth and women convention.

“This feedback will help us decide what we need to do, and we will also bring this matter to Pakatan Harapan (PH) Sabah to discuss it further.”

Questions over Sabah PH’s political direction emerged after the DAP’s Central Executive Committee granted its Sabah chapter full authority on December 10, 2024, to reassess its role in the state government.

The decision followed corruption allegations in November 2024 against several GRS leaders involving mining licenses.

Phoong stressed that Sabah DAP remains firmly against corruption and urged authorities to expedite investigations into the matter.

“Given our plans to decide on reviewing our role with GRS, we must tread carefully as any actions could also affect our partners in PH — PKR, Amanah, and Upko.

“Position and power are not important for DAP. But our actions must be based on the people’s aspirations. Until the outcome of the probe, Sabah DAP will continue to work hard to serve the people,” he said.

Phoong also voiced support for newly elected Sabah PH chairman Datuk Ewon Benedick, describing his appointment as democratic and legitimate.

“The election was conducted democratically and under our PH constitution. The decision has been made, and we must move forward.

“The rocket has flown; how can you reverse it?” Phoong said, adding that he had discussed the matter openly with Sabah PKR chief Datuk Mustapha Sakmut.

On December 1, 2024, Upko president Datuk Ewon Benedick was elected as the new Sabah PH chairman, defeating former chairman Datuk Christina Liew.

However, some PKR leaders, including Mustapha, maintained that the chairmanship should remain with Sabah PKR and referred the matter to the PH presidential council led by PKR president Datuk Seri Anwar Ibrahim.

JOHOR BARU: A video clip alleging that a local councillor was involved in obscene activities was created with malicious intent, says Johor MCA deputy chairman Ling Tian Soon.

He said that the 43-second video containing a photo of a local councillor and some indecent images was sent anonymously to a Chinese daily on Saturday (Jan 18), and the report suggested the councillor was a Malaysian Chinese man.

"It is known that all Chinese local councillors in Johor are MCA representatives, so we need to address this matter,” said Ling.

He added that the language in the video appears to be Vietnamese, and then said that nothing in it resembles the councillor except for similarities in height.

“Nevertheless, I have advised the councillor in question to lodge a police report as this tarnishes his name, the party's image and the image of local councillors as a whole," he said in an online press conference on Sunday (Jan 19).

Ling, who is also the state health and environment committee chairman, added that including a photo of the councillor in the video could mislead the public into thinking he was the person in the video.

Asked whether the video was a smear campaign against the councillor and the party, Ling said they did not want to speculate and would leave it to the police to investigate.

In the Chinese daily news report, the councillor, believed to be from a local council in Johor south, denied engaging in such acts.

He also said he was a pious Buddhist and would not engage in such activities.

There are a total of 126 local councillors from MCA in Johor.

Chinese actor rescued from Myanmar’s scam park
Wang Xing was taken across the border into Myanmar after being lured to Thailand by a fake job offer.

Chinese TV actor Wang Xing is heading back to China on Friday following his rescue from Myanmar’s notorious KK Park human trafficking and scam operation, where he was lured on the fake promise of a job, according to local media reports.

Wang, who appeared in public with a shaved head following his release, will fly to Shanghai on Friday evening local time, his lawyer told state media, but his family had requested that the flight number not be publicized.

Thai police reported on Jan. 7 that Wang, 31, a relatively unknown TV actor, had been rescued after being lured to Thailand by scammers.

According to Thai police, Wang didn’t realize he’d been deceived until his he was taken across the river into Myanmar and found himself “in a rustic environment.”

However, he did take photos of his vehicle’s license plate and key landmarks on the way, sending them to his girlfriend in China, Chinese state media quoted Thailand’s Senior Inspector General Thatchai Pitaneelaboot as saying.

Wang’s girlfriend Jia Jia then raised the alarm on Chinese social media after losing touch with him, according to the Global Times.

“I’m grateful to the Thai government and the local immigration authorities for bringing me back here safely,” Wang told Thai broadcaster PBS. “I realized I’d been tricked when they took me across the border, but I didn’t dare to resist.”

The actor was taken to KK Park in Myawaddy, Myanmar, near the Thai border, where thousands of human trafficking victims from all over Asia — and as far away as Africa — are being held hostage by scammers in the area, victims have told Radio Free Asia in earlier reports.

They said they were lured by false advertisements and forced to scam other people, then tortured if they refused to comply.......

SG HDB flat sold for a record-breaking S$1.6mil

A Housing and Development Board (HDB) Design, Build, and Sell (DBSS) flat at Block 138A Lorong 1A Toa Payoh was sold for a record-breaking S$1.6 million in January 2025.

The flat, which is situated between the 19th and 21st floor of the 42-storey HDB block, spans 1,259 sq ft, according to 99.co.

This means that the unit was sold for S$1,270 per sq ft.

As the HDB block was completed recently in 2012, the flat has around 86 years and 6 months remaining on its lease.

Details of the flat
According to 99.co, the record-breaking transaction did not come as a surprise, as The Peak @ Toa Payoh has already been ranked as "a top performer" consistently in the high-value resale market.

In 2024, the property portal recorded seven of 23 transactions where the HDB flat was sold for more than S$1.5 million in this estate alone.

One factor that might have driven up the demand was its accessibility, as it lies in close proximity to Toa Payoh and Braddell MRT stations.

Additionally, the estate's status as a DBSS project, which is "known for modern layouts, larger sizes, and upgraded aesthetics", might also make it more appealing to prospective buyers.

As HDB discontinued the scheme in 2011, there are only 13 areas in Singapore with DBSS flats, making such units limited in supply, according to The New Paper.

In May 2024, a five-room DBSS flat in Block 275A Bishan Street 24 was similarly sold at a whopping S$1.5 million.

HDB flats with very high resale prices ‘a minority’
At a media briefing on Aug. 20, 2024, Minister for National Development Desmond Lee shared that while record HDB resale prices have frequently made headlines recently, flats with very high resale prices make up “a very small proportion of all transactions”.

Lee further stated that such transactions make up only 0.5 per cent of all four-room or smaller flats transacted in the last two years, are very central, and are well-served by transport connectivity and comprehensive amenities.

Lee noted that more than half are also located on very high floors, above 30 storeys, and have good views.

However, they have caused Singaporeans to be concerned about “the affordability of resale flats as a whole”.

He said:

“Flat sellers who are reading such news raise their expectations about how much the flat could bring, while flat buyers become anxious to secure flats before prices get higher.

If we are not careful, such market dynamics can cause the resale market to run out of line with economic fundamentals and cause a bubble.”

Lee also noted that flats that cross the million-dollar mark make up about 2 per cent of all resale transactions over the last 1.5 years.
