            <title>Buying a property in 2023</title>

            <description>Dear all,&lt;br /&gt;&lt;br /&gt;Good day&amp;#33;&lt;br /&gt;&lt;br /&gt;I&amp;#39;m considering to move from my own condo at Selayang to somewhere near to bukit jalil in 1-2yrs time. Reasons: closer to work location, more education options around for my kid (from primary to uni), better job opportunities at this area for our field. &lt;br /&gt;&lt;br /&gt;Currently looking at subsales nearby bukit serdang or seri kembangan, as in looking for low density low rise villa, townhouse for own stay. Hardly can find this concept anymore with new projects nearby, however if you know of any please feel free to advise. &lt;br /&gt;&lt;br /&gt;My current plan is rent out current condo and buy another one.&lt;br /&gt;&lt;br /&gt;However, my main concern currently is 2023 a good time to buy? Will the price continue to drop due to economy slow down? &lt;br /&gt;&lt;br /&gt;I have shortlisted a few units where the asking price is sightly below owners nett purchased price 8 years back. &lt;br /&gt;&lt;br /&gt;Considering that I don&amp;#39;t have any financial concerns, should I proceed or continue to look see look see for better deals or lower price? &lt;br /&gt;&lt;br /&gt;Thanks and happy near year&amp;#33;</description>

            <title>Blu constellation</title>

            <description>Dear all sifu sifu sekalian.&lt;br /&gt;&lt;br /&gt;I am currently looking to buy a subsales landed, preferably not too far away from Bukit Jalil area.&lt;br /&gt;&lt;br /&gt;Then i came across this Blu constellation 3stry terrace, somewhere around The Mines shopping mall.&lt;br /&gt;&lt;br /&gt;The price is actually quite attractive and few units are actually selling at below market price (or perhaps selling at loss according to agent).&lt;br /&gt;&lt;br /&gt;Seldom i come across landed property subsales asking price below market value (quite new, only 7-8yrs after VP).&lt;br /&gt;&lt;br /&gt;Any specify reasons why this area the price not going up? Anything wrong with the workmanship?             <title>Used car for long distance travelling</title>

            <description>Dear Sifus,&lt;br /&gt;&lt;br /&gt;I am currently looking for an used car with budget (50k+-), main requirements as below&lt;br /&gt;&lt;br /&gt;1. Long distance travelling to at least once a month to Penang, and once a month to Jb.&lt;br /&gt;2. Fuel saving, as i am running sales, mileage claim basis, the more i save the more i earn.&lt;br /&gt;3. Currently looking at B segment hatchback only, i already have a C segment at home, my wife is driving it.&lt;br /&gt;4. Prefer not too old used car, around 2018 and above would be best.&lt;br /&gt;5. Prefer more driver&amp;#39;s oriented models, personal preference, prefer the car to handle high speed (110-120kmph) and cornering better.&lt;br /&gt;6. Trying to avoid P1 &amp;amp; P2 because i have owned them previously, looking for a change.&lt;br /&gt;&lt;br /&gt;Currently i am eyeing on Peugeot 208 puretech 2018, or kia rio MPI 2018, both also around my budget range. I really love how the peugeot 208 handles the road, just strike the balance between comfort and performance, not to mentioned the good FC. &lt;br /&gt;But the reliability issues than i have been reading around from the website is kind of scary, not sure if i does plague the 208 puretech or not. But definitely the cost of ownership for 208 is going to be higher.&lt;br /&gt;&lt;br /&gt;Do considered Jazz or Yaris, but the used car price is just too high and doesnt make sense, might as well top up a little bit more to get a new car, unless go for 2015 or below for Jazz.&lt;br /&gt;&lt;br /&gt;Now ayam is pening and cannot make a decision, any other suggestions are most welcome too&amp;#33;&lt;br /&gt;&lt;br /&gt;Thanks in advance, have a good day&amp;#33;</description>

            <title>Which offer to go for?</title>

            <description>Dear all sifu sifu sekalian,&lt;br /&gt;&lt;br /&gt;I have got an offer by to join an MNC swedish company and i.gladly accepted it&amp;#33; But then on yesterday, I got another offer from a MNC japanese company, and the offer is relatively good as well, now I am really in dilemma and not sure which one to go for? Summary for both offer as below :-&lt;br /&gt;&lt;br /&gt;Swedish company&lt;br /&gt;Good benefits in term of medical coverage&lt;br /&gt;Company car provided with everything covered&lt;br /&gt;Commission based&lt;br /&gt;Flexible working hours&lt;br /&gt;&lt;br /&gt;But&lt;br /&gt;Location is super far off, around 50km away from home&lt;br /&gt;Heard from trusted source that the office politics is kinda serious&lt;br /&gt;Lower basic&lt;br /&gt;Going to be challenging as it aims for marker expansion role&lt;br /&gt;&lt;br /&gt;Japanese company&lt;br /&gt;High basic&lt;br /&gt;Near to home&lt;br /&gt;With AWS and performance bonuses&lt;br /&gt;Not as challenging role as mainly to serve core customers&lt;br /&gt;Friendly working environment with good bosses(source from current employee)&lt;br /&gt;OT claimable&lt;br /&gt;&lt;br /&gt;But&lt;br /&gt;Not as flexible as European style&lt;br /&gt;Not commission or incentive based&lt;br /&gt;No company car provided&lt;br /&gt;&lt;br /&gt;Both got pros and cons. Really hard to make a decision.&lt;br /&gt;&lt;br /&gt;Note: I have already accepted the offer from the swedish company.&lt;br /&gt;I have worked for German company before and I really love the working culture&amp;#33;&lt;br /&gt;&lt;br /&gt;Hope to have more inputs from experienced sifu here&amp;#33;&lt;br /&gt;&lt;br /&gt;Cheers.&lt;br /&gt;&lt;br /&gt;Best Regards</description>

            <title>Buy or Rent 2nd House?</title>

            <description>Dear Sifus,&lt;br /&gt;&lt;br /&gt;Good day&amp;#33;&lt;br /&gt;&lt;br /&gt;I am currently staying in at Condo at somewhere near KL North.&lt;br /&gt;&lt;br /&gt;The location is close to city center which is great, but we are kind of tired staying in a condo, the noise facing jalan kuching, the bad soundproof, using elevator getting in &amp;amp; out every time and etc.&lt;br /&gt;&lt;br /&gt;Furthermore, me n my wife are both changing jobs, whereby the location is quite far from the current house, for me is 47km (one way), my wife is 37km (one way) which i think is quite far to travel on a daily basis.&lt;br /&gt;&lt;br /&gt;Therefore, i am thinking to relocate to somewhere nearer, which i am looking at Elmina landed property now, and i am currently only looking at landed, no more condo for me for the time being.&lt;br /&gt;&lt;br /&gt;There comes my question, should i actually buy another landed property and be ready to commit another 30yrs of loan to the bank? Or just start with rent first? &lt;br /&gt;&lt;br /&gt;My current condo i plan to rent out to cover(which a bit sayang, because i already reno nice nice for own stay), it would be a no brainer choice for me to sell because going to make a loss of around 100k including reno.&lt;br /&gt;&lt;br /&gt;What do sifu sifu thinks about this?&lt;br /&gt;&lt;br /&gt;A.
