How to make the subsale is "clean" before buy?

Hi All,

Sometime i saw some house well-renovated listed for sale. We do not know the actual reason the owner wants to sell it.

If i plan to buy a subsale house for own stay, what is the method to ensure the house is "clean" (free from spirit/ghost/do not have some terrible incident occur)?

For chinese, hiring taoism master to do ritual will help clean house?

Advise for House Loan Refinance

Hi all,

I am thinking of refinance the house loan and would like to ask some for some advise

1. My house loan details:
- Total loan 630k (currently the outstanding around 580k)
- Loan type Semi-Flex
- monthly instalment: RM29xx
- Interest (as of now): 3.95% PA
- Interest Offset Limit/Cap: 30%

2. The main reason i consider refinance, is because of the "interest offset limit". I want to make some extra payment every month to help reduce the interest.

3. My Questions:
- Now is it good time to do house loan refinance?
- Which bank house loan that offers 70%/100% interest offset limit and lower interest rate?
- Normally what is the fee i need to pay for refinance?
- Assume the value of the house is 750k, If i do cash-out refinance, is it ok if i put those remain money (750k-580k=170k) into FD to earn interest difference? Or i should just refinance 580k only?

Any advice/recommendation is welcome.

Kitchen Wall - Paint or Tiles

Hi all,

I have 2 questions and hope to get the advice:

Question 1: For wet kitchen, the wall space between with base and wall cabinet, i will still lay tiles. However for other wall surface, is it ok to put paint instead of lay tiles (to save cost)?

Question 2: What paint is suitable for wet kitchen wall (good stain/dirt/moist/heat resistance)? Nippon Spotless? Or can use outdoor weatherproof paint?

Hi

Can i know anyone use artificial grass in outdoor (car porch, backyard)

I am considering whether to use tiles or artificial grass to cover those outdoor area (car porch, backyard)? how long-lasting are those artificial grass in outdoor?

In terms of cost difference, artificial grass is cheaper (half price of tiles cost)

Any experience/opinion is welcome.

job offer letter process duration

Hi all,

I applied a job and have gone through 2 rounds of interviews.

2 weeks ago, the recruiter informed me that the company wanted to move me to next steps. He then ask me to provide some additional details as pre-hire information (expected salary, payslip, personal info, date to commence, etc). I have submitted those documents on the same day.

Since then i have not receive any updates from him.

I emailed the recruiter yesterday morning on the application status. So far not receive his reply yet.

1. Is it normal to takes >2weeks to process the job offer letter? (My previous job took 2 weeks maximum)
2. Or, the company has decided not to offer me?
3. Do you advise to continue wait, or should i email the hiring manager instead to check on the application status?

I plan to buy a desktop, mainly for gaming and run GNS 3 (network emulation software) to prepare CCNP/CCIE

Seeking advise on following questions/concerns:

1. Can AMD Ryzen 5 2600 run GNS 3? Anyone use it to run GNS 3? Stable?
- If not mistake AMD Ryzen has issue with virtualization

2. Does Ryzen 5 2600 run hotter than Intel-8400 (on stock cooler)?

3. I5-8400 is 6C/6T, while Ryzen-5 2600 is 6C/12T. Does more thread give advantage in running GNS 3?

Working Days and Salary calculation

Hi,

Can i know the monthly salary should be divided by total days of the month (30 or 31 days) or total working days of the month?
Any legal term on this or it is decided by company itself?

My understanding is a company should calculate the monthly salary based on working day (Mon-Fri)
Ex: Jan 2016 has 21 working days. I join on 4th Jan, thus my salary is (20/21)*base-salary

My current company calculates by total days of the month
Example, Jan 2016 has 31 days. I join on 4th Jan, thus my salary is calculated as (28/31)* base-salary

My fren and i have a trip to Korea on Nov. Our flight ticket is on same booking number.

Only my fren purchase the check-in luggage
KL-Korea: check-in luggage 20KG
Korea-KL: check-in luggage 30KG

Q1: Can i bring my luggage and check-in with his luggage ?
As long as total of our luggage does not exceeds 20/30KG will be fine right?

Notice Period and Annual Leave Offset

Good day to you all ....

I have resigned from my current company.

My last day is 17 Nov. According to HR I still have 8 days annual leave (AL).

I have option to cash in the AL or offset the AL (leave earlier, last day 5 Nov by deducting working days).

My question is, if i offset my AL, which i will leave earlier, my payroll will until 17 Nov or until 5 Nov?

Winding up a company

Hi. I hold a share of a company (xxx BHD).

We will soon have a special resolution among the shareholders to vote for winding up the company.

I understand that once the winding up vote is approved among the majority shareholder, the appointed liquidator will take control of all assets and the company will cease operation. All the assets will be liquidated to clear company debt first. Any surplus will be distributed to the shareholders based on their share ratio.

> Is it possible that outstanding debt is not able to write-off via company assets? What will happen to the shareholder then?

> Can i know how many percent of votes required to pass the special resolution?

> Can i know during the process of winding up until delete the name from SSM, as a shareholder will i be barred from travelling oversea for vacation?

> In the future if i want to take bank loan (home loan, private loan) will it affect my credit report (CTOS, CCRIS)?

Is it true that the bank will not approve housing loan if we have outstanding PTPTN loan?

My fren recently apply housing loan and the bank officer told him that bank will not approve loan if the applicant has outstanding PTPTN loan.

Legal concern on selling the share of a company

One of my family members hold a share of a company (Berhad). Now the company is not doing well.

1. Based on what i have googled, for Berhad company, personal assets, employment and personal income of shareholder are not liable to any of the company’s debts.

In another word, should the company becomes insolvent or goes into liquidation, members/shareholders are not obligated to pay off the company’s debts if and unless any one of the members gives a personal guarantee.

Are these statements correct?

2. If the company becomes insolvent or goes into liquidation due to unable to pay the debt, will the shareholder be blacklisted by banks and not able to apply any loan in future?

3. Can we sell the share back to the company? What are the procedures? How much would be the legal fees involved? Who should pay the legal fee (Company or us)?

4. Normally how to know or read the company financial situation (profit/loss) from the annual report?

Need opinion and enlightenment.
