Buying a house with tenants inside

I'm buying a house. The layout, price, etc feels right to me. However, There are other tenants occupying the house up to April 2022. I want to make use of the Stamp Duty Exemptions, so need to buy before end of 2021.

This means that I can't do a proper inspection. To make matter worse, the master bedroom are locked as one of the tenants is having visa issue and couldn't be in Malaysia for the time being. This means that I am unable to see at the master bedroom & master bedroom's toilet.

Would you still proceed with house? Can I incorporate this below/similar condition in SPA?
"The current homeowner will be responsible of fixing any issue that was left by the tenants after tenants move out."

Please note that the agent gave me assurance that all the rooms would be exactly like photos and they will take care of cleaning up after the tenants move out. Just want to hear some of your thoughts.

Questions about buying a 30 year old condo

I am planning to buy house in Penang. I have several questions

1) I'm wondering if there is an issue with buying an old condo (ie E-Park at Batu Uban). It's an old condo but from my visit, I see that it is well maintained.
Those that familiar with E-Park Condo, anything I should be worried for? People keep mentioning that will have some noise issue, but the unit I planned to buy is at the block-B. Will block-B be having same noise issue as block-C?

2) As this topic is about buying property in Penang, I'm also want to bring up the age old question. Is it better to buy condo in Island vs buying landed in mainland. For context, me and my wife are both working in Penang island. Are we missing out on future property boom if we decides not buy landed in mainland?
