For others, it provides flexibility and convenience that conventional renting cannot match.&lt;br /&gt;&lt;br /&gt;For 38-year-old legal consultant Fareez, who requested that only his first name be used, the decision was straightforward.&lt;br /&gt;&lt;br /&gt;He moved into Swing &amp;amp; Pillows Danau Kota, where he paid RM1,150 a month and stayed for a year.&lt;br /&gt;&lt;br /&gt;The biggest draw was simple: no deposit.&lt;br /&gt;&lt;br /&gt;“That’s the first reason. I was living alone and didn’t need a large space. Then I saw an advertisement for the hotel on social media and went for it,” he said.&lt;br /&gt;&lt;br /&gt;Like many renters, Fareez found the upfront costs of securing a home increasingly difficult to justify.&lt;br /&gt;&lt;br /&gt;He said he had previously rented a house and was frustrated by unexpected expenses, particularly fluctuating utility bills.&lt;br /&gt;&lt;br /&gt;At the hotel, his monthly payment covered wifi, electricity and water, making it easier to manage his finances.&lt;br /&gt;&lt;br /&gt;Unlike room rentals that often involve sharing common spaces with strangers, Fareez said the hotel provided a self-contained living arrangement without the need for long-term commitments.&lt;br /&gt;&lt;br /&gt;“One of the things I enjoy most is having access to the lounge area. The challenge today is that rental deposits are simply too high,” he said.&lt;br /&gt;&lt;br /&gt;While some choose hotel living to avoid the upfront costs of renting, others are attracted by the flexibility it offers.&lt;br /&gt;&lt;br /&gt;For Su, a personal assistant who requested anonymity, the decision was initially born out of necessity.&lt;br /&gt;&lt;br /&gt;Her first experience with long-term hotel living came after relocating to Kuching, where strict rental requirements made securing a home difficult.&lt;br /&gt;&lt;br /&gt;“I needed special guarantees to rent a property there because I was also affected by a natural disaster shortly after arriving. It was difficult for me to gain the trust needed for a long-term rental contract,” she told Malay Mail.&lt;br /&gt;&lt;br /&gt;Faced with the possibility of homelessness, Su chose what she saw as the safest option — a hotel.&lt;br /&gt;&lt;br /&gt;She also said hotels were simply more readily available than homestays where she was staying.&lt;br /&gt;&lt;br /&gt;“At one point, I was spending around 70 per cent of my income on accommodation. It was expensive, but it gave me a roof over my head,” she added.&lt;br /&gt;&lt;br /&gt;Before moving into hotels, Su said she had rented rooms in shared accommodation but found herself returning to hotel living because of privacy concerns.&lt;br /&gt;&lt;br /&gt;Unlike traditional tenants who must worry about utility bills, maintenance issues, deposits and long-term contracts, she cites simplicity as a key attraction.&lt;br /&gt;&lt;br /&gt;“For me, it doesn’t really matter where I live. If you’re careless with money, you’ll spend a lot whether you’re renting a room or staying in a hotel. She admitted that one reason she continues choosing hotels is because she enjoys changing environments.&lt;br /&gt;&lt;br /&gt;Her lifestyle is also made possible by the fact that she already owns a house, which she rents out to others.&lt;br /&gt;&lt;br /&gt;“I don’t really think about renting because I already have my own property. It wasn’t really a problem for me, but sometimes the overall environment felt uncomfortable,” she said, adding that thin walls often meant hearing noise from neighbouring rooms.&lt;br /&gt;&lt;br /&gt;She said the discomfort went beyond noise, as the surrounding environment affected her daily routine and left her reluctant to venture out even during the day.&lt;br /&gt;&lt;br /&gt;The hotel’s location near her workplace and the city centre made commuting convenient, but she felt the benefits largely ended there.&lt;br /&gt;&lt;br /&gt;“It did affect my lifestyle. Most of the time after work, I would just stay in my room and relax. I wasn’t very comfortable walking around the area alone, even during the daytime, so I spent more time indoors than I normally would,” she said.&lt;br /&gt;&lt;br /&gt;Having never rented a house before, Puteri said the experience convinced her that traditional renting would likely be a better long-term option.&lt;br /&gt;&lt;br /&gt;“If renting became easier or more affordable, I would choose to rent a house or apartment because it offers more privacy, comfort and stability,” she added.&lt;br /&gt;&lt;br /&gt;</description>

Pada zaman dahulu, adalah perkara biasa untuk keluarga besar tinggal bersama dalam satu rumah.&lt;br /&gt;&lt;br /&gt;&amp;quot;Namun, bagi menyesuaikan keperluan yang semakin bertambah, struktur rumah juga sering diperluaskan secara berperingkat bagi menyediakan ruang yang lebih selesa kepada setiap keluarga.&lt;br /&gt;&lt;br /&gt;Tegasnya, isu menantu tinggal bersama mentua bukanlah sesuatu perkara yang salah, malah boleh menjadi satu bentuk sokongan keluarga jika diurus dengan baik.&lt;br /&gt;&lt;br /&gt;Namun, katanya tanpa sempadan jelas, komunikasi yang terbuka dan sikap saling menghormati, ia berpotensi menimbulkan tekanan emosi serta konflik dalam rumah tangga.&lt;br /&gt;&lt;br /&gt;&amp;quot;Kunci utama terletak pada persefahaman antara semua pihak. It is about the total cost of ownership, and that is where many buyers are struggling,&amp;quot; he said.&lt;br /&gt;&lt;br /&gt;Chang noted that while a RM280,000 home may appear within reach on paper, the actual financial burden rises significantly once down payments, legal fees, renovation costs, furnishings, maintenance charges, sinking funds, parking fees and daily commuting expenses are included.&lt;br /&gt;&lt;br /&gt;&amp;quot;For lower- and middle-income households, the total cost of ownership becomes burdensome. Many households are already stretched by stagnant wage growth, rising living costs, high household debt and multiple credit commitments, which makes total home ownership cost far heavier than the sticker price suggests,&amp;quot; he said.&lt;br /&gt;&lt;br /&gt;Beyond pricing, Chang pointed to a growing &amp;quot;location trap&amp;quot; in Malaysia&amp;#39;s affordable housing segment, where many developments are concentrated in peripheral or suburban areas with weak transport links and limited access to employment centres.&lt;br /&gt;&lt;br /&gt;&amp;quot;This has created a situation where potential buyers are increasingly choosing to rent closer to work rather than buy cheaper homes located far away but burdened by higher commuting costs and lifestyle trade-offs.&lt;br /&gt;&lt;br /&gt;&amp;quot;The issue is particularly visible in oversupplied corridors where housing supply has expanded faster than population growth and job creation,&amp;quot; Chang said.&lt;br /&gt;&lt;br /&gt;Developers are also under pressure over product quality, with many so-called affordable homes criticised for very small built-up areas, inefficient layouts, poor design, limited parking, weak workmanship and insufficient amenities.&lt;br /&gt;&lt;br /&gt;Chang said this has shifted buyer expectations even within the lower-income segment, with consumers becoming more selective and value-driven rather than price-driven alone.&lt;br /&gt;&lt;br /&gt;Olive Tree Property Consultants founder and chief executive officer Samuel Tan said the persistent overhang in the RM300,000-and-below segment is a clear warning that Malaysia&amp;#39;s housing challenge is no longer simply about building more homes but about ensuring homes are financeable, well-located and genuinely liveable.&lt;br /&gt;&lt;br /&gt;The data from NAPIC, he added, points to a growing &amp;quot;affordable housing paradox&amp;quot;, where homes built for mass-market buyers exist in large numbers but remain out of reach in practical, financial and lifestyle terms.&lt;br /&gt;&lt;br /&gt;He said the data also reflects a broader structural shift in Malaysia&amp;#39;s housing market, where demand is increasingly concentrated in high-quality, well-connected developments.&lt;br /&gt;&lt;br /&gt;Meanwhile, Real Estate and Housing Developers&amp;#39; Association (Rehda) Malaysia president Datuk Ho Hon Sang said unsold completed units, while concerning, are not expected to destabilise the broader property ecosystem.&lt;br /&gt;&lt;br /&gt;&amp;quot;With that in mind, a high number of unsold but completed units is not something to turn a blind eye to, especially when it comes to units that are deemed to be affordably priced,&amp;quot; he told Business Times.&lt;br /&gt;&lt;br /&gt;He said there is a clear correlation between rising costs in urban areas and the mismatch between supply and affordability.&lt;br /&gt;&lt;br /&gt;Land cost in urban areas pushes home prices in the open market upwards, thus rendering it unaffordable for many in the middle-income group.             <description>Ex-manager of Melaka Halal Hub charged with two counts of graft&lt;br /&gt;Tuesday, 14 Apr 2026 | 1:22 PM MYT&lt;br /&gt;&lt;br /&gt;MELAKA: A former administrative manager of Melaka Halal Hub claimed trial at the Sessions Court here to two charges of accepting insurance commissions amounting to &lt;b&gt;more than RM2,000 as bribes.&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;The accused Erwan Abdul Aziz, 45, entered the plea after the charges were read before &lt;b&gt;Judge &lt;span style='font-size:14pt;line-height:100%'&gt;Elesabet Paya Wan&lt;/span&gt;&lt;/b&gt; on Tuesday (April 14).&lt;br /&gt;&lt;br /&gt;Under the first charge, the accused, in his capacity as administrative manager of Melaka Halal Hub Sdn Bhd, was alleged to have used his position to obtain a commission of RM1,096.57.&lt;br /&gt;&lt;br /&gt;The commission was allegedly received as an inducement for recommending a quotation from a &lt;b&gt;company owned by his wife, who had been appointed as the insurance agent for the purchase of the company’s fire insurance policy for coverage valued at RM6mil.&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;Under the second charge, the accused was alleged to have committed a similar offence by receiving a commission of RM1,102.20.&lt;br /&gt;&lt;br /&gt;Both the offences were allegedly committed at the company’s office in Jasin on Sept 27, 2022 and Sept 27, 2023.&lt;br /&gt;&lt;br /&gt;The charges were framed under Section 23(1) of the Malaysian Anti-Corruption Commission Act 2009, punishable under Section 24(1) of the same Act, which carries a jail term of up to 20 years and a fine of not less than five times the amount of the bribe or RM10,000, whichever is higher, upon conviction.&lt;br /&gt;&lt;br /&gt;Earlier, prosecuting officers Nor Syakila Yaacob and Noor Juliana Yahaya from the Malaysian Anti-Corruption Commission (MACC) proposed bail at RM20,000 for both charges, together with additional conditions.&lt;br /&gt;&lt;br /&gt;Lawyer Ishak Mohd Kari of the National Legal Aid Foundation, representing the accused, appealed for a lower bail on the grounds that his client is self-employed with an unstable income.&lt;br /&gt;&lt;br /&gt;The court was also told that the &lt;b&gt;accused also supports his family, including caring for a mother-in-law with cancer, as well as children who are still in school.&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;The court later granted the accused bail of RM15,000 with one surety and ordered him to report to the MACC, once a month until the end of the proceeding.&lt;br /&gt;&lt;br /&gt;The next mention date was fixed on May 14.</description>

            <description>&lt;br /&gt;Frustration grows as Iran’s wartime internet shutdown breaks grim record&lt;br /&gt;Since January, Iran’s near-total internet shutdown has affected jobs and businesses.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;By Maziar Motamedi&lt;br /&gt;Published On 5 Apr 2026&lt;br /&gt;5 Apr 2026&lt;br /&gt;Tehran, Iran – Iran’s state-imposed blocking of the internet has become the longest nationwide switch-off on record anywhere, according to a global monitor.&lt;br /&gt;&lt;br /&gt;Connectivity to the global internet has been at about 1 percent of pre-war levels since the beginning of the US-Israel war on Iran on February 28, according to NetBlocks.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Earlier, a 20-day internet restriction was imposed in January, when thousands were killed during nationwide protests, meaning that most Iranian civilians have now spent close to two-thirds of 2026 almost in digital darkness – with only a limited and at times slow intranet serving to offer some basic services and allow access to state-run news and messaging services.&lt;br /&gt;&lt;br /&gt;“Iran is the first country to have had internet connectivity and then subsequently lost it by reverting to a national network,” NetBlocks said on Sunday.&lt;br /&gt;&lt;br /&gt;It added that while countries like Myanmar and Sudan and regions such as Indian-administered Kashmir and Ethiopia’s Tigray have had incidents of longer blackouts, none has experienced a state-imposed shutdown at this scale for this long.&lt;br /&gt;&lt;br /&gt;No wars, including those in Ukraine and Gaza, have been known to “have sent an entire country offline” like Iran, the monitor said.&lt;br /&gt;&lt;br /&gt;During the January shutdown, the government said many online businesses could not survive more than three weeks of being disconnected, and that the beleaguered economy was haemorrhaging tens of millions of dollars in direct damages each day, not to mention the untold indirect and cumulative effects of a nationwide restriction.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;More than five weeks into the war, the government has not explained how it expects the remnants of the country’s battered digital sector and its globally isolated economy to get through the coming months and years, even if a highly unlikely diplomatic breakthrough stops the war soon.&lt;br /&gt;&lt;br /&gt;“There was a wave of layoffs in January, which I survived, but I didn’t survive this latest wave,” said Kamran, a product designer at a technology firm in Karaj near Tehran, who was told he was let go on Saturday, the first day of the working week after the Nowruz holidays.&lt;br /&gt;&lt;br /&gt;He told Al Jazeera that he has found a local group where people say what skills they have, and others help match them with any job opportunities, but said he was extremely concerned about the prospects of finding gainful employment in the foreseeable future due to the large number of other people looking.&lt;br /&gt;&lt;br /&gt;A senior data analyst at a Tehran-based firm who asked to remain anonymous said his company agreed to offer lower pay rises than expected for the new Persian year, so it would not be forced to downsize any employees for now.&lt;br /&gt;&lt;br /&gt;“But the bosses are only doing three-month contracts, so there’s a prevailing sense that many people will have to go after that time is up,” he told Al Jazeera.&lt;br /&gt;&lt;br /&gt;The devastating bombing of Iran’s top steel factories, petrochemical firms and other civilian infrastructure is also expected to exacerbate economic conditions that were already defined by rampant inflation and high unemployment long before the war.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;An Iranian soldier monitors traffic passing a large billboard reading, in Persian, ’The Strait of Hormuz will remain closed’, in Enghelb Square in Tehran, April 5, 2026 [Abedin Taherkenareh/EPA]&lt;br /&gt;Worried about internet and electricity&lt;br /&gt;The minority of Iranians from inside the country who are connected to the internet are either directly permitted – or whitelisted – by the state, or have paid exorbitant amounts to buy proxy connections that at times last for hours before being taken down by the authorities.&lt;br /&gt;&lt;br /&gt;As government spokeswoman Fatemeh Mohajerani put it last month, the government is only allowing those who can “get the voice out” to have internet.             <description>If you been to India/Bangladesh,   the vehicles hon hon hon simply masuk  lane of other people, not follow international right of way.&lt;br /&gt;&lt;br /&gt;Siapa hon dulu get right of way, others slow down give way&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Last 2-3 years, I notice Malaysia Rempit doing this. I drive car since 1990s, and it was never like this.&lt;br /&gt;&lt;br /&gt;They hon hon hon split lane and if any car switch lane far in front , the rempit speed up and get angry because no get free pass.&lt;br /&gt;&lt;br /&gt;Rempit nowadays expect cars 500 meters away to stop switching lanes once hear bikers HON HON ....expect to let them go first</description>
