Thats the only drawback since i video call alot. And i decide to go for iphone 13 because is so much cheaper than 14 and not much different. &lt;br /&gt;&lt;br /&gt;I like the flip 4, is special and cool since u can flip but inferior to both iphone 13 and S23. And plus Flip 5 is coming out in August this year with more cover screen at the front and better hinge design. &lt;br /&gt;&lt;br /&gt;The S23 is the best spec wise but the most expensive.</description>

Most likely educated and earn above RM3k. The pattern in which they vote also similar, mostly likely PH, then BN. &lt;br /&gt;&lt;br /&gt;A PAS kelantan voter wont surf forum lowyat kopitiam section most likely, or hardcore islamists and nationalists. They dont understand english and whatever u talk about. So whatever improvements or policies or thought provoking things u talk about cant enter their brain. U think the PAS cosplay last week, how many of them are ktards? &lt;br /&gt;&lt;br /&gt;So the net effect of discussing most things in kopitiam are nothing. I spent months coming out with pros and cons, ROI analysis, situational analysis of having children. &lt;br /&gt;&lt;br /&gt;My partner hates me but i dont care need to stay rational not emotional. &lt;br /&gt;&lt;br /&gt;I realised after months of thinking, that having children is not worth it for M40 people. And M40 in Klang Valley means those earning RM10k - RM20k household. &lt;br /&gt;&lt;br /&gt;Some points: &lt;br /&gt;- You dont want your children to support you when you retire. You dont have enough to retire. RM3million minimum to retire. &lt;br /&gt;- Your children will be born in a very polarised country, Malaysia. Malaysia is not exactly a good place to grow up. Alot of elements that can ruin his/her life &lt;br /&gt;- Your children will face with high cost of living, and low quality compared to other country&lt;br /&gt;- Your children suffers because of your selfishness to breed and start a family &lt;br /&gt;- Even if you move and migrate out, your meagre RM denominated assets and cash and cash equivalents cannot help you with other stronger currency countries. You basically suffer,  and your children need to start from nothing also and they might be charsiew&lt;br /&gt;- Your children might be charsiew. Imagine working to the bone for 40 years and your children become lapsap gam sniffer&lt;br /&gt;- Why subject your children to some cog in a machine? If you have no business, no inheritance for them, why create them just to suffer? They will probably hate their life working 9 to 5 jobs just to live and sustain older people to some corporations. The cycle will not end. Is up to you to end it. &lt;br /&gt;&lt;br /&gt;A pack of condoms cost only RM20, a child costs RM500k minimum from age 0 to 18.</description>

But general rule of thumb, if you young like 20s can buy high rise. BUT buy high rise that is in the city, and near shopping malls, lrt/mrt, schools, and mature neighborhood. That is the only competitive edge high rise has over landed.  &lt;br /&gt;&lt;br /&gt;Buy landed if you confident you will stay and die in the landed house forever, becauee first is harder to rent out landed and second is harder to sell. Your property might appreciate to 1 million but no buyer, so appreciate also no use. And life is long. You never know maybe you relocate overseas or outstation. So need holding power of your property. &lt;br /&gt;&lt;br /&gt;Then affordability. Of course monthly not more more than 30% of net income or household income. Need factor in maintenance fee, furnitures, utilities, and other bills. &lt;br /&gt;&lt;br /&gt;Rent or buy - Rent if you single and really no money to buy a unit. And rent as cheap as possible. The goal is to rent and save money to eventually buy a unit. Houses getting smaller and more expensive. The trend is towards those developed cities like tokyo, shanghai, hongkong, new york, london. Small size and more expensive psqft. Dont regret later down the road 500sqft apartment in KL costs RM800k. And your salary cannot grow on par with house prices and appreciation. &lt;br /&gt;&lt;br /&gt;Which project? Checklist ideally is publicly listed developer (sunway, Glomac, etc.) And have many years experience in property with good portfolio. Also do a thorough study of the project. Developer and agent wont tell you bad things about the project. You need to search for yourself. Also developer promise might not happen. Developer say will build this build that but in the end nothing. Many cases. So take developer promise and masterplan as extra, dont too high hope.</description>
