How to develop Langkawi

All,
I have been to Phuket, Bali and also Langkawi lately . I observe vast differences in Langkawi compared to Phuket or Bali. I was always told Langkawi is what Phuket is for Thailand or Bali for Indonesia, but what I have seen in Langkawi is completely opposite. There are less development with many unutilized land, tourist places that is completely run down and tourist shops that are less than 50% still open. Even the shopping fair mall of Langkawi which is supposed to be the biggest is deserted. The Aseania hotel , which used to be a popular hotel is completed abandoned.

I am looking for public opinion on how we can turn this around for Langkawi. I actually brought this up in my recent economic class and below are some suggestions.

1. Set up a world class theme park?
2. Have a world class show like Phuket fantasea or something similar like Encore in Melaka
3. Setting up a special public University there?
4. Extend more international direct flights to the airport. It is catering to mostly domestic now
5. Musical fountain or laser show at Cenang area?
6. Relax a bit on the night life on specific area like Cenang beach only?

Note , I also read that the Kedah gov is asking the federal gov for help recently.

Pls share your thoughts but please also leave out politics.

More Apple Stores coming...?

Visited the new Apple Store in TRX and must say quite impressive the building design. Lots of people and they are willing to pay full price for Apple products purchased there than to get from the current Urban or Machines outlets at a discount during mid year.

Heard from one of the customers who claimed that his family member is working there as an Apple Geniuses that there are plans for another 2 outlets in the next 5-7 years... One in Klang Valley and another at a different state.

I think this is very possible given they have a very big market here. My guess is at Bukit Bintang and one at Gurney area, Penang.

What do you fellas think?

Invest or not to invest

Following on my previous topic of investing in Mt Austin or near JB RTS area, I as told these properties are all overhyped by the property agents.

Prices wont appreciate significantly (<10%) for the next 10 years?? If so, it is better to just save your hard earned cash in FD (assume we can get 2.8% rate yearly)?

To all Johoreans, how much % do you think the properties (eg condos) in Mt Austin or near RTS CIQ area will appreciate say in the next 10 years?

Cameron Highlands traffic solution coming

My colleague went to CH last weekend and spent most of their time stuck in jam than actual visiting... It is the same situation every weekend.

Heard from my other colleague who has a relative working in some gov agency in CH that they are planning hop on hop off bus service for weekends. Expected to start free trial in 3 months time. This will be a good solution. We can park our car somewhere maybe near blue valley or Ringlet and hop onto the bus. No need to worry of car park or jam. Hopefully this will help the businesses there to further grow. Looking forward to it.

What do you all think?

Investing in JB

I have been considering to invest for a property in JB esp now with the RTS coming into operation soon to drive the development here.

I checked near to Bkt Chagar and CIQ area but the condos are way above my budget , mostly RM1M+

I was recommended by few agents to invest in Mount Austin area or surrounding. I want hear from what the general Johoreans think abt that area. I was told once the RST and JB-SG development zone starts, the property will appreciate by 20% within 5 years! Is Airbnb investment worth it in Austin area?

Do you all recommend a condo or a landed house? My budget around 700k and am single.

I am from KL and currently I own a 1000sft condo in Bandar Utama area.

Visit Shanghai or Shenzhen during CNY?

I read it is a good time to visit Shanghai or Shenzhen during CNY as these big cities will be very less crowded. Most big stores / restaurants / tourist places are still open. Subway and traffic will be less crowded. Hotels prices are still moderate.

Is this true? Anyone can chare experiences?

Also which city is better for first time visitor? Shanghai or Shenzhen?
Orchard, Bukit Bintang and Siam

I am fortunate enough to get to travel to KL, Sg and Bangkok in Dec for work purpose. I was aiming to compare what these 3 cities have to offer so I went to the highly rated Orchard Rd, Bukit Bintang and Siam area to see what Christmas decoration and events they offer. I was expecting Orchard to be the best by far but to my surprise it has nothing much expect the street lights decorations along the road. Even the decorations in the malls are average. But they have a very wide pedestrian walking area. Anyway I think it is highly over rated. I wasn’t expecting much at Siam in Bangkok but was pleasantly surprised. The shopping malls like Siam Paragon and Central World offer huge decorations with massive lightings and laser shows. They have non stop events like band and dance performance even on a weekday. They also have Christmas songs aired along the whole street from MBK to Asok area with installed speakers on every street pole. Bukit Bintang does not offer much on the outside but inside the malls was great too like Pavillon and Farenheight . I would rate Siam as the best followed by Bukit Bintang and then Orchard Rd.

Anyone one of you been to these 3 places recently? Pls share your comments.
KLIA or Changi

Hi all,
My company is expecting a visit from a very big customer VP soon. He asked us if he should transit from US to Penang via KLIA or Changi airport? He is very familiar with Changi but never been to KLIA. My supervisor asked him to use KLIA instead as he told him that KLIA is the region best airport, most modern hub and so big that you can get lost. There is even a train inside the terminal!

I don't travel as frequent but I have been to both the airports before Covid and I think Changi is slightly better.

I worry the customer will feel disappointed or surprise if the standard of KLIA is not as good as what my supervisor said. I looked up the internet and Changi seems the best airport in the world!

Those of you that have been to both airports, which is better if we have to choose 1?

Langkawi - how is it today?

I want ask if anyone of you have visited Langkawi lately for holidays? I have read numerous report in the press and I need to confirm. Reason is I have 3 company customers (2 from US and 1 from UK) that are coming to visit us from Sg and are asking to spend the next weekend in Langkawi. I was told by them they have impression that Langkawi of Malaysia is what Phuket of Thailand is.

I read numerous reports that very restricted beer consumption allowed and also the price has rocketed. Not able to wear shorts in public. Night bands are also very restricted and limited now. I called up the hotel to enquire but they gave general answers like no concern as long as in the hotel area. They are westerners, so these kind of restriction will be a concern.

Anyone who has visited Langkawi lately, pls share your opinions…. TQ!
Changi airport vs KLIA

I was there over the weekend for some business discussion. Landed in Changi and have few hours to spare, walked around inside Terminal 2 before clearing customs and was really impressed with the interiors. You will find cafes/restaurants at every corner and shops that cater for your different needs. Water cooler were everywhere. Free facilities like leg massager, mini cinema, and phones charging stations were everywhere! Washrooms were huge and clean with auto taps. Comfortable sofas were all over the place - no need to sit on the floor! I can go on and on....

Jewel mall is another story on its own.

I was told Changi is now the world no 1 airport. I think KLIA has lots of catching up to do to overtake Changi. I was always told by my fren who works in MY airport Bhd that KLIA is the world best airport!

What other airports is as good? Incheon, HKIA Bangkok or Pudong?

New iPhone 14 price increased by minimum RM300. So now need fork out more than 4K to own an iPhone 14 base model. Reason given is MYR depreciated. I don’t see this happening from Samsung.
Btw no changes in the iPhone 14 price in Sg…

How to ease traffic jam at Cameron

During the last school holidays.. it’s reported to take 3.5hrs fr Kg Raja to Tanah Rata which should only be 30mins. I m looking for proposal on how we can reduce traffic congestion in Cameron. There will be a meeting with local authorities next week.

One proposal is to have shuttle buses every 15mins from Blue Valley to Ringlet. The buses will stop at most tourist attractions . Outsiders cars will not be allowed entry and must park at those 2 stations to board the buses.

Pls comment
