            <title>45, never did any investing. Want to start.</title>

            <description>Hi.I&amp;#39;m 45 and haven&amp;#39;t done any investing other than I bought properties, 3 to be exact including the one I&amp;#39;m now living in and now they&amp;#39;ve mostly been paid off. The other type of investments I have are a couple of FDs and the obvious one EPF. &lt;br /&gt;&lt;br /&gt;I&amp;#39;m baulking at the idea of buying more properties as the prices are too expensive and rental yields on them are generally too low to make it profitable. Its also too time consuming to manage and I&amp;#39;d rather invest in something that isn&amp;#39;t so heavy. &lt;br /&gt;&lt;br /&gt;I&amp;#39;m not sure I want to continue with FDs any longer as interest rates are simply too low and while the rates of return are hard to beat I probably should do a bit more with my money. &lt;br /&gt;&lt;br /&gt;I&amp;#39;d prefer investments that doesn&amp;#39;t require as much time as I live 4 months of the year out of the country and the other 6 months of the year I&amp;#39;m required to travel for work due to the industry I work in and sometimes work keeps me cut off from the rest of the world for 10 days at a time. &lt;br /&gt;&lt;br /&gt;I&amp;#39;m considering selling off the 2 properties as 1 is an older condo that I bought in 2002 for 160k and now I have an offer for 520k, rental for it is around 1.7k per month and the last 5 years it has on average required up to 5k in maintenance. The other property is a single storey leasehold terrace that I bought new in 2007 for 180k and recently the neighbour offered to buy it for 400k, it has been empty for the last 14 months as I couldn&amp;#39;t find a suitable tenant for it and it isn&amp;#39;t in the best of shape. If it could be rented out at best it would be around 1k for that locality. I owe the bank around 80k for both properties. &lt;br /&gt;&lt;br /&gt;FDs I wouldn&amp;#39;t be touching all of them but am open to taking out 100k to invest in other assets. &lt;br /&gt;&lt;br /&gt;Question is where to start?</description>

            <title>Questions on MOT for Strata.</title>

            <description>I&amp;#39;ve recently moved into my new condo. &lt;br /&gt;&lt;br /&gt;Would like to ask if it is a necessity to have the strata title immediately? &lt;br /&gt;&lt;br /&gt;No intention to sell but at this time if don&amp;#39;t need to fork out 30k then I prefer hold money.</description>
