Rental deposit deduction

I rented a studio unit for 1 year contract.
And after end of contract, i received my deposit. But owner deducted RM300 for cleaning and aircon service fees!
Feeling like cheated. Because there is nothing to convince without receipt.

* Cleaning fee RM100

* Aircon service maintenance RM200

Is that normal? For me, this looks non-sense.

I m not happy because i was keeping the unit quite clean and sometimes did aircon filter clean. Why they charged such non sense thing without evidence.

Actually, this is first case for me.
I have rented other units in same condo... but other previous owner didn't charge such fees and refunded full amount of deposit to me.

Can i believe landlord ?

Can I believe landlord said that will refund deposit withn 1 week.
Any good idea to ensure them to refund deposit, if they didn't refund by due.

2weeks has been passed since left from room.
Owner just keep saying wait aircon service bill......

When did you get back deposit from owner?

I was tenant left from a unit in 23rd Aug. Deposit not refunded yet.
Owner said will refund asap...withn 1 month.

I checked after 1week passed.
Owner said wait aircon service bill.
Hmmmm...How long does it usually take to receive the bill?
I thought technitian charge fee on the spot.

I feel uneasy about that. Because the owner didn't explain properly.
First time, i heard aircon service fee because i have never charged from other owner before.
And it wasn't mentioned in contract though...

Somehow, i feel having doubt.

Is that normal?
Give me advice.

Staying with a bad tenant

I have been facing a problem with a bad tenant who always breaking house rules.
She often makes NOISE with cooking during mid night and disturb me and other tenant's sleep.
Her bf comes here to stay during mid night. Door open & close loudly.
It always wakes me up and can't sleep for a while. Big stress.

I have reported management company few times but it doesn't work. Even though they warn her, she doesn't change.

I have 6months contract but want to leave from this unit soon!

What can I do?

IF I broke a room contract and leave?

Problem with sharing a unit

I just moved in new accommodation last week. Unfortunately, there is a tenant who is breaking a house rule. I feel stress to stay with this tenant in a same unit because she makes noise at late night and early morning. Especially, when she open and close the entrance door. It wakes me up every time.
There were another 2tenants and the tenant wasn't here when I decided to take my room. Unfortunately, she just moved in earlier than me.
If i have known she is here, i didn't take the room. This is very unlucky.
Actually, i can't sleep well because some tenant came home late and makes noise and cooking strong smell food.

I just moved in this unit from this month, but not happy and uncomfortable. Even the property management team is helpless, they can warn her but they can't change her bad habits.
So i'm thinking to break contract and moving out again.
But I don't want to lose 1 month deposit!!

Give me advice!!

Unable to renew contract

I'm foreigner tenant.
My owner rejected my offer for renewing room contract in this tough time.
He said that i only can renew contract if i pay more for rent. because nobody want to stay another vacant rooms in the unit and he is concerning that i only pay RM800 and staying alone in a unit. but it's not my fault. He just can't get tenant.

He has local tenants who wants to rent this unit but they don't want to stay with other nationalities.
So i gave up about this.

My current condominium can't allow move in / out during this MCO.

Since he rejected to renew contract in this bad timing, i don't want to pay last month rent (pay from deposit)
Otherwise, it's unfair.

What do you think?

Will owner deduct money from my deposit? or he will kick me out? or he will take me to court?

Because I'm leaving from Malaysia after contract ended and I'm closing bank next day.
So I want landlord to return deposit within 3days.
