a staff who work with us nearly 2 years... but now she makes us no choice to ask her to leave...

she denied what she did and said before... we already gave her few chances to change (as we observed her about 6 months)... but she still plays office politic, and start influence other colleague... now the morale among staffs very bad...
somemore now she is start leading others to challenge against the bosses...

i talked to her, pointed out her problem, but she cried !!!!
i feel myself so bad... i cannot sleep well for 2 nights already, when i close my eyes, i keep hearing the conversation of that day...

i never thought of firing her, as she already be part of us... but...

how will you handle this tenant?

Yesterday I happened to dinner with a old classmate who is currently a property negotiator, he shared with me a case which make him headache…

He helped an owner rent out a shop unit(2nd floor) to a lady(Ms A) who is planning to do as tuition center, the offer letter was signed by both parties in mid of Oct’10 since Ms A had already paid the booking fee of rm1000.00(1 month advance).
While preparing the tenancy agreement, the owner is giving 2 weeks time to Ms A to prepare the cheque for another rm3000.00(2 months deposit + 1 month utilities) since Ms A said she need to borrow money from her uncle.
2 weeks later, she called my friend said that her uncle unable to lean her the money, she wish my friend can do her a favor by paying the rm3000.00 for her. Of course my friend said cannot, then asked her to settle the money by her own. After this Ms A started claiming that she unable to apply the loan without the tenancy agreement, but how can the owner give her the tenancy agreement but yet receive the balance? At the same time the owner also incurred expenses for preparing the tenancy agreement.
2 days ago she called my friend that she want to cancel the deal, as her so called business will only start in Apr’11. After informing the owner, the owner decide to forfeit the booking fee as he empty the unit for a month and some more the legal fee plus disbursement already cost rm600++. So my friend inform Ms A the same thing, but now the lady start warning my friend that she will sue to court if she cannot get back the booking fee… bla bla bla…

My friend asked me if I was him what will I do, I cannot answer him as I not in his line, perhaps someone here can enlighten?
And I was thinking why those people want to do a “business” but why never prepare a capital and always think to get loan from government?

Dear all :wub:

For me, service is very important when a salesperson is promoting their product :nod: and I believe some of you may agree on this as well...

Here's my experience during my visit to a project launching at Rawang, Selangor...

On 05.09.2010 I & my husband went to a show unit of semi-D which located at Rawang, the project belongs to Hxxx Bxx Lxxx and I think they have already outsource the project to an agency, Kxx Realty...

OK, at 1st we were quite happy when we entered that place, the security very good... but once we stepped in the sales office, the impression was totally changed...

A guy who named Lim came & served us... while he walking toward us he scanned thru us from top to toe... hence he spoke out words "we are now selling semi-D wowww"... (hey!!!! of coz I knew you are selling semi-D wat, I saw the ad that's why I came here) so I replied him "SOOOO???" "can we have a look at your show unit?"

When we inside the show unit, he did not explain properly to us, seem like we were watsing his time... & I asked whether their semi-D are totally attached with the next unit? he looked at me & laughed, he said "semi-D ma, for sure it is attached each other ge la"...
am I really so stupid like this until dunno what is semi-D??? I looked at him and told him gentlely, their competitor which just opposite of them is going to launch a semi-D with a nice concept... whereby only the kitchen will be attached, the rest will be separated... so from front view, it will be looked like a small size bungalow... hence he kept quiet... :x

after viewing, he told us all units sold with left only 1 cancellation unit... bla bla bla... [useless selling skill]

we left our contact at their visitors' book then we went to our car... & my husband whispered to me that guy was standing(hiding) just behind the wall & watching on us... he seem like want to know what's type of car were we driving there... I bet him will very regret... :blush:

I am not here to show off, it just we have already decided to view a semi-D, of cause we are considering to buy... but some agents will just judge at our outlook... too bad ;) even if we are not buying, aren't they serve us good too? :hmm:

A good agent should explain to a buyer what's the good point of their project, if that buyer unable to purchase that unit, can just ask what's the budget & can recommend him/her another project or take down their contact, in future if got suitable unit can inform them... :nod:
