Just went to interview a property agent company, they informed me the commission is 12%.. A unit 500k can easily earn 60k commission, even professional job one year salary not even can reach that amount!

Currently most of the new condo properties consist of more than 1000 units, for example recently VP Nidoz Residences total with 1300 units, which each block 320 units I guess. Any pro and cons on this structure design? I believe this is the trend for coming new projects, especially those middle-end condo projects...

Different Title Residential vs Service Apartment

Just wondering nowadays what is the different with the title Residential and Service Apartment?
Many developers are building Service Apartment, but they will tell me there is not different with residential title, those utilities can convert to Residential rate... So, why the title still Service Apartment? Other than the rate of utilities, what else should be the different?

Or actually nowadays there is no different anymore between Residential title and Service Apartment title. Just service aparment will have more units which due to the developer need count on plot ratio...

My friends study master's degree until now after they finished their local university degree since 2015. Is that normal taking so long to study the master?

How much normal condo maintenance fee?

Hi, recently many of my friends are moving to condo, I noticed maintenance fee is the main cost they have to concern after they moved in.
Some of them got 0.275 per sqf, some of them 0.35 per sqf.
One of them almost near to 0.5 per sqf, which total 1099 sqf with around RM500 maintenance fee per month (include sinking fund), almost my room monthly rental cost already.

The question is, how much considered the "normal rate" of maintenance fee?
And will it increase after years? how much will increase usually and how long will increase?

Is New Project Price include MRTA or MLTA?

Just wondering what is the final price when you purchased a project property, any hidden price will add?
For example, let say in somewhere the project price after the debate and cashback, it's about 525k, which free legal fee bla bla bla (follow standard market)

So let's say if i want apply the loan, does it only borrow 525k or should be more? I visited few projects, asked few agents about this question, but they always give very blur answer to me
Example they will tell me this is 525 final price la, then ignore my question and so on, that's why i dont want proceed with loan apply and so on, many things unclear.

What else possible the hidden cost need to pay? Like MOT? Insurance?

Why property agent like to buy Mercedes?

"Join our team, your dream car is not far away now!" This is the slogan I always got from property friends who posted on FB.
They did show off they bought mercedes with well suit and branded belt, got leng lui beside sometime showing little of boobs

But why they only purchases the Mercedes? They dont like BMW?? or Porsche?? or Audi??
Still a lots of luxury cars out there

I just wondering how much the current property agent earn? and how they earn actually? I saw few of my friends from FB keep posting how much their team earn (few millions), post on new mercedes car purchased, Pre-Leader promoted bla bla bla, ask us to join them.

But I never see them post what property they try to sell, how much they get commission and so on. They seems just trying to "fish" us, is that my wrong observation? I saw they give 10k as basic salary somemore.

Sometimes I just wondering are they selling the property or they are doing MLM
