Should I take it, Retire or Career Break ?

Hi guys,

My company requires me to move to Indonesia alone for a project for about 2 years. I have been working with this Japanese company for almost 10 years in Malaysia.
With my working wife and three small kids it is difficult for me to make this decision as lots of changes in our routine is required. My wife’s carrier as a doctor is also important and the kids are also so much attached to me.

On the other hand, the salary package is quite good to almost RM 30k/month.
Currently i have some properties/ savings and investments that can generate near to 10k in passive income every month.

I am 40 years old now. Im considering few options as below:

1. Make all adjustments & Just go and work as its difficult to get this earning opportunity again
2. Retire, take some rest, focus on family, figure out and venture into some new business
3. Take a carrier break. Look for other jobs later.

What’s your opinion?

Problematic Tenant

Hi all,

This is the situation..

I rented out my nicely renovated apartment to a family in JB through an agent.
From the beginning, there was 1 month delay in the rental payment. The tenant is very arrogant when you push for the rental payments. She claims that the rental is nothing big for her. But still you have to push every month and the rental comes in after pushed by my agent. For some months, i had to block the access cards to demand rental. It worked. At the last remaining 2 months of the tenancy, the was no money coming in. The tenants attitude changed. She claims her business and husbands job is affected due to MCO, seeking sympathy. The most shocking thing happened when i received a message from TNB and SAJ claiming there is pending payment of RM 7200 and RM 400 respectively. ( My biggest mistake, i did not keep track on the utility payments ). On average, the monthly electric bill was RM 900. The tenant told that they will settle all the pending utility payments. They are currently waiting for claims from KWSP ( dont know if its true). After continuous demand, they cleared only the water bill payment.TNB have terminated the power supply due to payment overdue. I requested the Management Office to block them from moving out with their belongings. Now, they are staying at their relatives house (dont know where). Since the past last week , they dont reply my messages or pick up my calls. TNB is sending demand letters to me to make the payment asap.
My agent did a detail search about them, from word of mouth, they are a family with money but always cheats people..

Now...

There is pending amount around RM 11k that i need to receive from the tenant. This is excluding the damage that they have caused to the house. (They have turned the house to a rat hole. I manage to see the house once when they requested for some piping repairs.) Minus the rental deposits, will have 7k pending.

So..

Anyone here have been in this situation?
Please advise...what should i do?

P/s : I did some research online and disappointed to know how unprotected landlords are. The laws are more favourable for the tenant.

Straits View Homes by BRDB in Johor Bahru

Hi all,

I bought a landed property in Johor Bahru from BRDB. The surrounding of my house is small jungle which was not disclosed during sales.
I just received the key and got to know that there are many wild animals (wildboars, monkeys, snakes) there. It is quite unsafe ambient.
The development was sold as Guarded and Gated but not under strata title. It is individual tittle.

On the other hand, the developer is having trouble to get the approval for perimeter fencing as currently the local municipal doesn't allow individual title developments to have own fencing. But, the developer claim they can solve it with the authority.

I have addressed this concern to the developer but there is no response till now.
What should I do ? Any advise?

Should i quit the overseas company ?

Hi all forumers,

I am and Engineering graduate from Japan. I was lucky enough to get a job in a company in Japan immediately after graduating.
Since the day of joining in, the company had continuous projects in Malaysia. Thus, i was sent over to Malaysia on an expat package for the past 8 years.
Throughout the years working here, i have established my family here. Life was good with all covered by the company. ^^

Now the projects are all over and the company is instructing me to return to the Head Office in Tokyo. My dilemma is as below :

1. Moving to Tokyo with my family ( 2 small kids) is not a good option due to the high living cost there. Moreover, i have to arrange my own accommodation in Tokyo which is exorbitant.
Even if i move with family, there will not be much saving every month. If move alone, then can save some money (more than working and saving in Malaysia)
2. The salary in Japan is still higher compared to working in Malaysia company.
3. I am too much used to working in field. Now returning back and working in Head Office is not easy. Need to readopt to Japanese office culture and politics, with long working hours.
4. I do not have much financial commitments. 1 property is self paying through rental. No home for own stay yet bcoz was provided by company.

I am thinking, should i leave the family behind and move alone to Japan for some time or should i just quit the job and find new opportunities in Malaysia??
Any advise....or experience...?
