Ayam having emo day, ayam not doing badly but still not as well as Ayam always thought Ayam could be.

In my 20s, Ayam started multiple businesses, some made money some failed. But overall still contributed positively to my net worth. Now Ayam in my 30s, lazy to do anything. Only focus on one project because no more energy. Even on that one project also feel lethargic most of the time.

Ayam just wanna quit and not work and survive on a very simple life, but ayam cannot because many dependents on me. How to get back more energy? How to surpress that feeling of "that could have been me" when watching Youtube videos?

Ayam expanding business but ayam don't want to buy minimum order quantity 1000 from Alibaba manufacturers to customize and print my logo. Ayam want to start small and go big slowly.

What Ayam found is lots of fake reviews using fake accounts on Google. All the 5 star reviews always only have 1 review. Some accounts even have the exact same reviews.

But if you read the 1 star reviews you'll find a lot of complains. Tampered odometer. Different car delivered from the one you test driven. When test drive tyre brand new, once delivered tyre all botak.

Well it cements the reputation of used car dealers conning people.

Are there any good used car dealers out there? Since this is such a big problem, why isn't anyone fixing the problem? Carsome?

stupid tactics used by real estate agents

These agents really give people a bad impression about real estate agents. Among the things they do are

1. Put up a super unrealistic listing of a place, then when enquiries cum in, they say sold already. But listing just 2 days ago.

2. Put up a listing of a place different from the place listed e.g. putting a listing with title bandar utama but actually real location of property is in segambut

3. Keyword stuffing on a listing like "mont kiara, ttdi, damansara utama, bandar utama, damansara jaya" all into the title

4. Putting up ads of a completed project but giving description like "5 minits from LRT, 10km from KLCC". i know you want contacts but nowadays so easy to get contacts of buyers la. just give the name of the project la if ayam interested i will contact you. act mysterious then when i asked you, only you tell me the project name. i have seen the project la and i am not interested to know your other projects.

5. Last one, this is the most cibai. Make appointment to meet, then on the day of appointment, call didn't pick up, whatsapp never reply. this one really cibai

6. Post with that weird mug shot crossing arms. Why must post like that?

7. Use weird English names

Ayam was offered a very gooding price for a property. Owner dropped price from 5% to now 15% below listing price.

Very tempted to buy. Ayam saw owner's unit manyak hutang maintenance fees. One of the top defaulters. Might be lelonged soon.

Ayam thinking, if Ayam take the offer, Ayam need to give cheque as booking fee while doing all the transfer and legal stuff right? Is it possible that the seller cash in my cheque and cabut? Since he is so desperate.

Asking how many km a car can go on full tank? Are you got do this?

Why the fucuk do you ask this? Big tank can go far, small tank can go near. If maibi can go 400km, iriz can go 500km, are you got mean iriz more fuel efisyen than maibi?

How do you which car more efisyen without knowing tank size? Or you buat assumpsi all car fuel tank same saiz?

Hi /k, this is a complicated question. I hope to diberi pencerahan from the smart people of /k.

Situation: You have 500k in hand in ASM @5% interest p.a. and you want to buy a house so taking a 30 years 500k loan @3.3% interest p.a.

The simple view is better to keep your 500k in ASM and 30 years later you have made 1.7% p.a. If you don't take a loan and buy cash, you would have lost a potential gain of 1.7% pa. on your 500k.

Now the issue is you always pay more interest in the first 5-10 years of the housing loan. So if I have a plan to use that 500k to clear the loan in 10 years, am I making a loss or profit?

Buying Home vs Reducing Home Loan - EPF

Hi Sifus, need advice on EPF withdrawal for property. I found out there are two options

Option 1: For new house

Option 2: To reduce loan

If you notice option 1, it has a more stringent condition as to how much you can withdraw. The formula is House Price - loan amount + 10% of house price.

So if I want to buy a 600k house, and I have 300k in my account 2, I need to put in downpayment of 240k (House Price 600k - loan amount 360k + 10% of house price 60k) in order to take out all 300k.

But if I go for option 2, I need to put in only 60k downpayment, and then I can withdraw all of my account 2 of 300k to pay the loan.

My question is, why would anyone go for option 1 if it needs so much initial capital? What's the point of option 1?
