"Fake Wall" Partition cover up staircase

Hi house is doing reno and have already done plaster ceiling and floor tiling at living hall. Would like to make a "fake wall" cover up the whole staircase.

Wanna get a simple fake wall, no need fancy design or rolling drawer. May need to open a small hole to attach TV mount directly to the staircase wall. And wanna put a door there for storeroom.

When talk to cabinet guy they dont recommend use plywood / melamine as partition and suggested me to plaster guy. Claiming it will be not nice and asking me to up budget to get a cabinet instead. And if put door on a plain wall the frame may unable to support unless I add in storage cabinet at the side. I confuse what he trying to explain.

When talk to plaster guy they ask to do cabinet claiming using plaster for the fake wall is fragile and if mop floor 1-2 time the water may damage the plaster.

Havent get quotation but all seems like dont wanna do and pass to one another.

Anyone could advise? TQ

Caveat on subsales not yet VP

Hi any sifus could help a first house buyer on caveat? FYI this house is subsales and not yet VP.

Buyer and seller have signed letter of offer. I have paid 3% deposit to agent account and then managed to secured loan for the purchase.

Draft SPA was sent to seller but already more than 4 months seller no response. Not answering phone or replying msg from agent and lawyer.

Lawyer advised to go caveat fork out rm900 and said can try caveat but there is no guarantee from land office as my doc is still a letter of offer, not SPA. Is it true?

I am pissed off with agent for not protecting my interest, every time I was the one who asked them for SPA confirmation update from seller and none seems to care till I open a group and shoot out lengthy msg to them.

Before sign letter of offer agent promised heaven and said no worry can get compensation if seller back off. Now all kept quiet.

This stupid caveat I think agent should be fully responsible and pay for it.

I wonder did anyone of them colluding with secret deal with seller for higher selling price.

Any advice how to get compensation? Thanks in advance.
