            <title>Property A.I. valuation</title>

            <description>Hi fellow property buyers&lt;br /&gt;&lt;br /&gt;We have been collecting a lot of data recently, millions of rows, about properties in Malaysia, especially in Klang Valley. Hence we are thinking of building a machine that tells if a property is under / overpriced&lt;br /&gt;&lt;br /&gt;It is a simple function of supply vs demand, compared to historical transaction prices from NAPIC&lt;br /&gt;&lt;br /&gt;So a property intrinsic potential will go up if&lt;br /&gt;1. the number of jobs in the area has been increasing (segmented by white and blue collar)&lt;br /&gt;2. the area is away from high crime rate, flood, noise level.&lt;br /&gt;3. cafe index. Number of expensive cafe per sqkm&lt;br /&gt;4. Distance to favourable points of interest, such as school, train stations&lt;br /&gt;&lt;br /&gt;And price potential will go down if&lt;br /&gt;1. Current housing stock and overhang ratio in the area has been increasing&lt;br /&gt;2. Future construction project in the area projected to increase&lt;br /&gt;&lt;br /&gt;^ Will the above be interesting to fellow buyers in this forum? Platforms like PropertyGuru/IProperty has good information, but too much information that gives me option fatigue.
