Hi fellow property buyers

We have been collecting a lot of data recently, millions of rows, about properties in Malaysia, especially in Klang Valley. Hence we are thinking of building a machine that tells if a property is under / overpriced

It is a simple function of supply vs demand, compared to historical transaction prices from NAPIC

So a property intrinsic potential will go up if
1. the number of jobs in the area has been increasing (segmented by white and blue collar)
2. the area is away from high crime rate, flood, noise level.
3. cafe index. Number of expensive cafe per sqkm
4. Distance to favourable points of interest, such as school, train stations

And price potential will go down if
1. Current housing stock and overhang ratio in the area has been increasing
2. Future construction project in the area projected to increase

^ Will the above be interesting to fellow buyers in this forum? Happy to also take any advice to make the pricing algorithm more accurate

Hi community

As a homebuyer, I personally feel the property information online is fragmented. Platforms like PropertyGuru/IProperty has good information, but too much information that gives me option fatigue. Also, there's no detailed filter such as "close to LRT", "away from cemetery" in those platforms - although these information is readily available.

Hence, we are building a next generation property recommender that aims to save homebuyers' time in doing research. Would like to pick everyone's brain here to know what are the biggest pain points you face in your home search journey, and what features you would like to see in the AI-powered recommender that we are building.
