Tenant or Landlord Responsibility?

Hi all, I have a condo unit rented to a tenant for more the 3rd year now. Recently tenant informed me some lights and a water heater are not working, and said those shall be under landlord responsibility to fix them.

If I check my tenancy agreement, the relevant clause as below.

"THE TENANT HEREBY COVENANTS WITH THE LANDLORD to keep the Said Premises, the fixtures and fittings listed in the Inventory hereto (if any) together with any additions thereto in a good and tenantable repair condition (normal wear and tear excepted) and to replace or repair any of the aforesaid items and any part of the Said Premises and the Landlord’s fixtures and fittings which shall be damaged."

and those lights and water heater are listed in the Inventory in the agreement.

My questions are:

1. How to define and justify normal wear and tear?
2. Because the tenant has been occupying the unit and using all the items for couple of years, shall fixing such items to be bear by tenants or always the landlord responsibility?

I dont want to be a irresponsible landlord but neither get disadvantaged. Seeking advice from any1 knows about such issue. Thank you.

can I buy insurance for a bike without owning it

Hi all,

I am buying a used bike with its road tax expired. I have no experience on buying used bike previously.
the seller said he can just do his part to transfer ownership via mysikap online, and I need to go to JPJ to complete the ownership transfer.
But as I know the in order for me to complete the ownership transfer, as the new owner I need to purchase the new motor insurance first before approaching JPJ. My questions:

1. do the above process I understand correctly? otherwise please correct me.

2. can i purchase the new insurance online? I tried to get quotation of insurance in Myeg by submitting my NRIC and the plate no. but the system responded that the vehicle information is unable to be retrieved.

Monthly Income Tax Rate Increased?

Checked my bank acc got my salary for Jan lesser than before. Then checked my payslip and found my monthly income tax rate increased 2.5% in January.
No change on my montly salary and no any extra bonus/dividend/commission received.
Did PMX announce any monthly tax rate adjustment in Budget 2025?
Try to get some clues here before I go checking with my colleague or HR/Finance, which may show me know nothing.

KTM Monthly pass

Wonder if KTM klang Valley offer monthly pass similar like RapidKL My50. Found no such info on the internet.
I am thinking to take KTM from Kajang 2 station to KL sentral for working. Not MRT because my house to KTM Kajang 2 station is relatively more convenient than MRT station.
Any1 here can advise? Thank you.

Going to JB 29-31 Dec with my wife and a 5yo boy, staying in Danga Bay homestay.
Why JB? just because we never been there before.
Legoland is out of our visiting target for this trip.
Minta JB local ppl to recommend good place to visit, food to try (non-halal acceptable) , activity to do in JB, suitable for small family like us.

Current VS New Job

Hi everyone, recently I am kinda in bottleneck and dilemma situation in my career where to stay in my curreent job or jump to next job.

Current job:
Been working here for 8 years since 2015. So far package and benefit wise are good, flexi working hour, allow to work remotely 4 days out of 5 days per week, management does not micromanage, colleague are ok. Although I am familiar with what i have to do in my job, work laod is not heavy (can snake occassionaly), but i have lost my interest and motivation to do the work, meaningless most of the time. The job scope is not what I like and it stressed me up alot because sometimes time I have to handdle sudden issues happen and need to squeeze my brain juice and try to solve it which sometime really out of my control. Plus recently my only senior team member is leaving this end Oct, all his work will be passed to me, and his works are alot of mess which I am very unwillingly to take over his job. Company is hiring new guy to sopport me but it will happen only next Jan. In addition, I asked myself even I stay and get promoted and increment, which will be happend once after my senior left (increment 13.7%), I has no plan to work long term in this company as well.

New job offer:
A totally different industry of my current job. An industry which I am relatively interested in. Salary is same to my current job before the increment, considering I have zero knowledge in this new industry, I think this is acceptable. Benefit is slightly lesser than current job. no more working remotely, and will required to work longer hours and outstation compared to current job. Expecting this new job is going to be quite challenging to me as well since this is a new industry to me, I have to pick up and learn very quick. As what I searched online, the working atmosphere and colleague in this new company is good and motivating. in addition, this industry is foreseen to be a blooming industry in near future.

Currently I am tending to new job. But some ppl around me would say Im too naive and wasted not choosing to stay for increment, promotion and flexi working but go for new industry which has so much uncertainties. I have no idea if I could cope for new job but I am quite mentally suffering staying in current job, just think to escape now. I told myself if i go for new job, it would be stressful as well, and I need to mentally suffering for certain of period with all the new things, but at least it is something im more interested in and hopefully could keep my passion of it for long term, and looking forward this industry could reallt bring me prospect in future.

Not considering commitment, family or any other factors.
IF you were me, how will u choose and why? Thank you.

Hi all, I have a physic question about water pressure in high rise residential building.
In condition that the central water storage tank on top of the building and all floors share one water supply pipe, common sense as we know: lower floor would get higher water pressure.
But I am not sure if plenty of floors opened water tap at the same time, as I can imagine the higher floor is nearer to the top water tank compared with lower floor, and higher floor would get the water supply earlier, does this mean that higher floor could have higher water pressure compared with lower floor in this case?

Questions on my Home Loan

Hi, I have some questions on my home loan which I hope some1 can help to make me to understand them.
please see image below.

My loan amount is 484861. I started to serve my loan interest in Apr 2017, and I deposited 50k into my loan acc in Jun 2017 to reduce my principal in order to cut my reduce my interest.
Image above is the latest loan condition. I wonder what are the meaning for the amount shown in the 4 red boxes. can any1 explain to me?
Secondly, the “available redraw limit” is 0 now, does it mean I cant withdraw my previously deposited 50k aymore?
