Hello sifus, I would like to know what is the process of getting the proper documents for renovation permit as a buyer.

The example is as follow:

Let's say I bought a landed house and the previous owner did some renovation works that followed the guidelines set by the Majlis Perbandaran but his contractor did not submit the paper work and permit.

As a buyer, it easier to ask the owner to obtain the proper documentation before I make a purchase? Will the process be easier for me to get the proper documents after buying the house?

Hello sifus, I've narrowed down my choices to between Proton Persona 1.6 Executive CVT and Perodua Myvi 1.5L H (A.S.A 2.0).

I read a couple of reviews that the tyres and cvt of persona is quite bad. So far for myvi, there's not much issues.

Which one would be a better value for money?

Hello sifus, looking for advice on a second hand car. Any recommendations for a budget of RM23k?

All recommendations are welcomed. Not much preference but wanna know what type of good second hand car can get for RM 23k range. Been looking at For Fiesta 1.6 sport 2012 with mileage of 75000km (is that considered good?) and Peugeot 308/408 for athe price range of RM 18k. Are these good models?
