Need sifu advice on investment: edu or property

Any kind soul willing to advise here?

I have been in the workforce for around 2 years. I am stuck in a situation between whether to spend my savings on education/ learning new skills or pay for the downpayment for my first property (900sqft).

1. Getting first house
Pros
-lets say new high rise, need to wait for like 3 years upon CCC. I probably will avoid inflation and get to have my own place and rent the unused room in three years time to nett off the monthly installments.

Cons:
-extra commitment, resulting to me being more risk adverse
-might think thrice before quitting as kuli and be self-employed

2. Spend on education/skills
Pros:
-Clear all my professional papers and get licensed in few years time. (the job is a means for living, dont think i will enjoy it my whole life)
-Try new skills or experiment on new industries arising
-More flexibility, have guts to quit and explore more

Cons:
-All money saved will be spend on whatever I can leverage as an employee
-Might try some small biz when there is any opportunity.

Wish someone told me about this when I was still a child.

Never knew this would affect facial development so much.

Look at the unbearable side view and the receded chin.

Anyone has sinus issue when they are young and ended up growing the wrong way?

Future parents please educate ur kids or solve their breathing issues.

Shopee food no rider?

Anyone encounter shopee food order cancelled due to no rider issue?

Just wondering isit just my area during normal lunch and dinner hours.

I find it weird since i stay around Sunway area. Everyday so many grab riders vroom vroom vroom near pyramid.
