Dear Sifus, what's your take on the progressive interest? Appreciate your guidance on below:

1 - Is progressive interest worth to pay for 4 knowing the completion is 2025?
2 - Houzkey yes you don't have to pay the progressive interest, how about if the project is not listed for the program?
3 - will the property price increase near completion? if i place the booking later, afraid price shoot up or worse, fully booked

Right now, I'm just wondering the early bird package is worth for the 4 years progressive interest or not. If you all wonder, the project that I'm looking at is Sunway Artessa. Criterias as below that excite me loh:

- Freehold
- residential title
- walkable to Sri Rampai (<400m)
- >1000 sqft for 3 bed rooms/1 study room with 2 bathrooms

1 - Do you gus prefer to get all furniture and electrical appliance in just one store for easy sake? if yes, appreciate your advice other than Harvey Norman.

2 - If to buy things individually (as in each item at different shop), will it be more expensive when I total it up across all items?

IKEA Cabinets vs External ID Firms

A quick check. Pretty sure there are sifus that did their cabinets with IKEA. Whats your take/comment with their service? In comparison to price, really cheap compared to the external id firms? If cheaper, how many % that we are talking about?

Right now I have around 5 id firms/ contractors quoted me for the cabinets works around 80K plus, just considering how much it will be with IKEA.... I can go back to them straight, but IKEA will charge me RM 1k for designing fee....not sure if its worth to spend if after all their price is expensive.....hahahahah

Needed your recommendation for firms/contractors for my new home makeover. The scope of works and measurement is included in the attachment below (4 attachments altogether).

Basically these items below are the wish list:
Entrance- shoe cabinet
Living hall - tv cabinet+backpanel
Staircase- display cabinet (under staircase)
Dining - mirror feature wall+boxup panel with hidden door to cover the room entrance
Wet and dry kitchen - l shape base cabinet + walk hung cabinet
All rooms - wardrobe+dressing table+bed head panel+vanity cabinet for the washrooms
First floor hall - tv cabinet with backpanel+ toy storage cabinet
Second floor family hall - study table + book cabinet

Based on budget constraint, Melamine material is sufficient and looking forward to have few quotes.

Any new developments in Cheras/Seri Kembangan/Serdang and associated areas for price less than 85oK +-? Please do suggest here and will take it from here........

Preference:
1- Chinese-dense or mixed
2- markets nearby
3- no concern on jams as mom will travel off-peak hours
4-not necessarily new, but not too old if its subsale (ideally less than 5-10 years is ok)
5-can reach brickfield within 25 km
