Hi all sifu, I just visited the Sierra Hijauan sales gallery today for their new phase 2 storey terrace. What's your views on this project?

1. Location is quite deep inside without commercial nearby?
2. Next to hill, not sure if got any landslide issue surrounding this project area?
3. Price is consider high for me too.
4. Traffic conditions, uncertain as Time visit is okay still. just the road condition for the last stretch is a bit poor. Perhaps due to construction nearby??
5. Clinics or schools will be a distant away?

Looking for new shoes for my SUV, size 225/65R17..

dealer said Michelin just bring in Primacy 4 SUV for this size, but couldn't find any review on it..
the more common tyres that I found is the one launched in year 2015/2016, Primacy SUV.. both tyres having the same 102H rating.

Any one tried both, which one more recommended for SUV? or any other brands which is quiet, good grip in dry/wet, okay performance tyres? can last 40k km at least??

New Residential Condominium

Hi all , would like to get some recommendations on any newly completed condominium (2019 / 2020).

Criterias:
- Budget about 800k
- nearer to amenities (including non-halal food)
- less than 15km from KLCC
- preferably developer units or vacant unit

Rumour say HOC is coming, would it be applicable to those developer units for a completed project?

Hi all sifus, appreciate your vote and reviews on the pros and cons on the listed areas (especially for one that frequently travel to work at KLCC area (or KL Sentral in future).

Criteria:
1. New landed DST property that guarded with fencing/wall
2. Okay with leasehold / freehold, strara/ individual
4. With some amenities nearby (~5km), for e.g.: school, chinese food, 99 speedmart, clinics, high speed internet, ...
5. Priced below 850k
6. More potential for growing (more developments over the next 5 years)
7. Easier to commute to KL by car or public (45min~1hr)
