got land but no money to develop. any loan option?

First of all, I want to apologise if my question sound naive to the experts.

I got a piece of land, 1 acre... But i dont have alot of extra money to spend on construction.
Can roughly make 15 houses, maybe, or more?

I don't want to bring in other investor because the pie will become alot smaller.

I'm considering taking loan. so here is my question:
Can I take any loan using the land as collateral??
And how much can I borrow? it is calculated by % of the land value?

BTW, What are the financing methods usually employed by land developers??

I'm looking for a speaker system. Preferably 5.1, but 2.1 is fine too if quality is good.
Am looking for clear sound, usually I just play music and movie, not much gaming.
Does having the THX and DTS logo make any difference? The logitech speakers usually have those.

I'm looking to upgrade my K800 bcoz the navigation key is f*cked up. Everytime I press down it select ENTER.. always call wrong person!!!!

anyway...
Can someone confirm the price?

if that's true... N82 is 50% more expensive! Maybe I'll just get N82 based on my assumption above.
Unless someone can tell me different price or have better advise.

anyone know of any decent broadband provider? be it ADSL, wifi, fibre optic, whatever.

I'd prefer unlimited data usage OR at least 15GB per month at an affordable price.

Can I buy ADSL modem from oversea to use with TMnet?

I'm thinking to get Linksys's Wifi router, which include WiFi.
Since ADSL is a standard, it should work with TMnet, right?
