Rental Agreement Issue

Hey everyone, wanted to get some helps from you guys regarding to agreement issue. I'm about to sign a new agreement and noticed the agreement is 100% biased to owner. In the agreement, it says tenant is responsible to all the damage/breakdown in the unit including aircond, water heater, wc and etc. Their logic is if I hand over all things in working condition, tenant will be 100% liable to those things. I asked the agent and she said 180days warranty for heater, 30 days for AC and WC, 1 week for drain. Tenant will be fully responsible after those days, including replacing a new one if it happens to be not repairable.

I think this is unfair and asked for some amendment. Then the agent just says owner does not want to rent to me anymore. Is this a common thing? If not, is there anything I can do, maybe legal action?

Why do distributors always say no restock info?

I get really frustrated keep hearing from resellers/distributors telling me no info on restock when asking them about restock status on certain pc hardware. I once had experience asking restock status and they said no info on restocking and asked me to stay tuned with their social page, and I waited more than 6 months ever since. Why do they always not willing to share more on this? Can they at least tell us they have no plan to restock at all so we can find other way to buy from oversea instead of just waiting like an idiot? Worst when you wait and they decided not to restock it at the end of the day.

I'm super curious why there's such a phenomenon. Hope someone within this industry can share more on this issue.
