            <title>Terminating SPA</title>

            <description>Hi fellow gurus&lt;br /&gt;&lt;br /&gt;New buyer here with a question about my property purchase.&lt;br /&gt;&lt;br /&gt;I bought a newly launched condo and signed the SPA + Loan Offer. &lt;br /&gt;&lt;br /&gt;In the Loan Offer, I have to settle an outstanding dispute with the Bank before any money will be released.&lt;br /&gt;&lt;br /&gt;However, the Bank and I are no able to reach a settlement after 1 whole year, and my loan won&amp;#39;t be executed.&lt;br /&gt;&lt;br /&gt;In such case, am I able to get back my downpayment with the Developer?&lt;br /&gt;&lt;br /&gt;What is the penalty involved in cancelling SPA? 10% of the total purchase price or 10% of the billed progress?&lt;br /&gt;&lt;br /&gt;Thank you for your guidance&amp;#33;</description>
