Hey guys, want to ask for help regarding rental agreement issue.

I was wondering after my leasing contract with owner ended, can owner take my deposit as penalty due to me failing to inform the owner that I'm not extending my tenure at least 2 months in advance ? cause I only heard of owner not returning deposit due to early termination or damage to property.

Do people still spray paint their own stuff ? like furniture & motorbike or mostly let the pros to handle the work ? Do people prefer brush paint more rather than using aerosol spray can ?

Would like know is Studio for rental investment is still legit in KL, see alot of studio renting around RM2,000 which is quite high for me tho. Whats the vacancy rate for studio and is the trend is favoring the renting of studio among youngster and working adult ?
