hi, i come across a lelong apartment which has no strata title yet. I went to the land office to do land search today, appearantly i can only check the master title only, coz no strata title has been inssued mah. hmm... i am confuse now. is land search and title check is a must for auction proprty? is it save to buy the lelong unit that no strata title? what if the owner sold the property to another party prior auction? plz help

security deposit

hi everyone, I actually paid the earnest deposit for a shoplot, and the owner has prepared a agreement for me. It say if I rent the shop for 2 years, and if I cabut before 2 years, my 2 months security deposit will be forfeited :( ??! hmm... even the agent is telling me this is a common practice but is this true? I meant it is up to us how we write the agreement... but it seems that the owner doesn't wan to compromise, even
I said just to forfeit for 1 month but not all... btw, can I get my earnest deposit back if I don't want to rent?

auction house

hi,
i recently come across a auction properties, and i am very interested in it. however, i never own a house nor having knowledge in this area.

The auction properties is freehold aparment, it has been build around 10 years ago. My main concent is about the title transfer, do i need the consent from the developer? how long the process will take? if this delay, i think i won't have enough time to get the loan from bank, because the bank will only give loan after the transfer is completed, right?

Besides, I am going to do a title search on the unit, should i check the master title too? what should i aware of? Please give me some advices, thanks
