Work IN ENTERPRISE. House Loan?

I have a big doubt.

I'm working in company which is Enterprise. Are the banks more likely to give house loan to private employees of Sdn Bhd than Enterprise?

How? I checked with my branch bank officers and they said it doesn't matter as long you are Salaried employee and been confirmed as permanent staff with good income requirement it's more than enough.

But, some property agents says working in Enterprise it's kinda hard for approval of house loan.

I asked my boss, he said NO ISSUE. But Agents told me different thing.

If it's hard to approve then many graduates shouldn't work with enterprise kinda company.

Ada orang kerja kat enterprise company pastu buat house loan, lepas tak loan?

Banks are racist in Malaysia

Local banks in Malaysia are racist. Is it true or false?

Few months ago, I still remembered I met a property consultant and were talking about house projects to buy.

While talking about income, DSR, and others related things, he said to me that within each bank there's a thing called, "Profiling".

What he meant by Profiling is that each applicant is been categorized with score to pass the house loan.

Example of Profiling:
Age: Teenager? Adult? Senior citizen?
Working: MNC? Normal Sdn Bhd? Enterprise?
Salary: Above 3k? Above 5k? Above 8k?
And bla bla bla etc etc...

The most important: Race/Bangsa: Melayu? Tamil? Cina? Lain-lain? Etc.

I meant very strictly here I don't mean any racist post and I do not want to see anyone simply commenting racially.

So,
1) The property agent told that if bangsa Cina then it's very much likely to approve the loan because the data in BNM shows people from Cina race are good paymaster and don't delay their commitment.

2) And, bank will consider more points when it comes to Tamil race. Abit tighter application than Bangsa Cina.

3) Melayu race is one of the most strict to go through screening and taking many things into consideration because the data shows people from Melayu race are default in loan payment or don't service the loan in time.

4) So, when it's comes to lain-lain race then the bank will only look into after looking into the main 3 races. As I'm Punjabi, so I will fall myself into Lain-Lain/other race which is in bracket (Punjabi).

Please guts, no racist or racial attack comment. MOD please pay attention on this thread.

My question how true is it the local bank practice such Profiling??? Or anyone go through such experience with bank?

So what are regrets at age of 25 and why?

I have 3 regrets;

1) Couldn't make my father proud as he already passed away

2) Almost made my mother got a heart attack, bed ridden.

3) Business with cousins.

Why are siblings so jealous?

Not all siblings are this way.

Siblings who are jealous of each other are usually not very close with one another.

It's very sad when siblings fight and don't speak to each other for years? Did it happened to anyone here?

If they handled their relationship in a mature way then this would never happen. But some adults act like children.

Regarding Property Miscellaneous Fees

Hi,

I am planning to get my first home by this year.

However, I need to know what other payment and fees I need to prepare for aside then down deposit.

Most of agent says now days that all lawyer, spa, mot and etc legal fees are included in property price or absorbed by developer. Is it true?

Below are list of fees which come along when get buying house, that I found on internet;

1) Stamp duty for the transfer of ownership title
2) Sale & Purchase Agreement (SPA) legal fees
3) Stamping for SPA
4) SPA legal disbursement fee
5) Loan agreement legal fees
6) Stamp duty for loan agreement
7) Loan Facility Agreement legal disbursement fee
8) Fee for transfer of ownership title
9) Government tax on legal agreements
10) Bank processing fee for loan

Above are list of fees/payment that come along when buying a house. So, please anyone property consultants or any experienced home buyer please do answer which above fees that are borne/taken care by developer, or by us.?

Anyone kind souls mind haring latest cost/price for delivering baby in KL Hospital?

Please be specific of days, care and cost. The most important Hospital name.

For Information:
- My wife is foreigner. So are there any cost difference for foreigner or Malaysian?

- My wife has married with me legally through JPN and she has spouse visa of Malaysia.

- Also, my wife is covered by AIA medical card and other health riders, however unfortunately no any rider/insurance covers fully delivery cost in Malaysia.

Please do let me the total days and cost for NORMAL DELIVERY in KL Hospital.

Anyone looking business partner/joint for Restaurant in KL?

I have a unique idea/concept of restaurant to run in KL.

- Roughly Investment : RM250,000

Can I know how difficult to get house loan in Malaysia due to economy?

Usually, the banks will lend easily to young people between age of 25 - 30 years old?

What are the main thing the Banks as lender see in client applying for house loan?

What's the difference between CTOS and CCRIS?

Do DSR rate really play big role in house loan approval?

Which Bank in Malaysia has less restriction to approve house loan?
