            <title>Work IN ENTERPRISE. House Loan?</title>

            <description>&lt;b&gt;I have a big doubt.&lt;br /&gt;&lt;/b&gt;&lt;br /&gt;I&amp;#39;m working in company which is Enterprise. Are the banks more likely to give house loan to &lt;b&gt;private employees of Sdn Bhd than Enterprise?&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;How? I checked with my branch bank officers and they said it doesn&amp;#39;t matter as long you are Salaried employee and been confirmed as permanent staff with good income requirement it&amp;#39;s more than enough.&lt;br /&gt;&lt;br /&gt;&lt;u&gt;But, some property agents says working in Enterprise it&amp;#39;s kinda hard for approval of house loan.&lt;/u&gt;&lt;br /&gt;&lt;br /&gt;I asked my boss, &lt;i&gt;he said NO ISSUE.&lt;/i&gt; But Agents told me different thing.&lt;br /&gt;&lt;br /&gt;If it&amp;#39;s hard to approve then many graduates shouldn&amp;#39;t work with enterprise kinda company.&lt;br /&gt;&lt;br /&gt;Ada orang kerja kat enterprise company pastu buat house loan, lepas tak loan? &lt;!--emo&amp;:hmm:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/hmm.gif' border='0' style='vertical-align:middle' alt='hmm.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;I ask orang ramai online at here.</description>

            <title>Banks are racist in Malaysia</title>

            <description>Local banks in Malaysia are racist. Is it true or false?&lt;br /&gt;&lt;br /&gt;Few months ago, I still remembered I met a property consultant and were talking about house projects to buy. &lt;br /&gt;&lt;br /&gt;While talking about income, DSR, and others related things, he said to me that within each bank there&amp;#39;s a thing called, &lt;b&gt;&amp;quot;Profiling&amp;quot;&lt;/b&gt;. &lt;br /&gt;&lt;br /&gt;What he meant by Profiling is that each applicant is been categorized with score to pass the house loan.&lt;br /&gt;&lt;br /&gt;&lt;i&gt;Example of Profiling:&lt;/i&gt;&lt;br /&gt;Age: Teenager? Adult? Senior citizen?&lt;br /&gt;Working: MNC? Normal Sdn Bhd? Enterprise?&lt;br /&gt;Salary: Above 3k? Above 5k? Above 8k?&lt;br /&gt;And bla bla bla etc etc... &lt;br /&gt;&lt;br /&gt;The most important: &lt;b&gt;Race/Bangsa:&lt;/b&gt; Melayu? Tamil? Cina? Lain-lain? Etc.&lt;br /&gt;&lt;br /&gt;&lt;u&gt;I meant very strictly here I don&amp;#39;t mean any racist post and I do not want to see anyone simply commenting racially. &lt;/u&gt;&lt;br /&gt;&lt;br /&gt;So, &lt;br /&gt;1) The property agent told that if bangsa Cina then it&amp;#39;s very much likely to approve the loan because the data in BNM shows people from &lt;b&gt;Cina race&lt;/b&gt; are good paymaster and don&amp;#39;t delay their commitment. &lt;br /&gt;&lt;br /&gt;2) And, bank will consider more points when it comes to &lt;b&gt;Tamil race.&lt;/b&gt; Abit tighter application than Bangsa Cina.&lt;br /&gt;&lt;br /&gt;3) Melayu race is one of the most strict to go through screening and taking many things into consideration because the data shows people from &lt;b&gt;Melayu race&lt;/b&gt; are default in loan payment or don&amp;#39;t service the loan in time.&lt;br /&gt;&lt;br /&gt;4) So, when it&amp;#39;s comes to &lt;b&gt;lain-lain race&lt;/b&gt; then the bank will only look into after looking into the main 3 races. As I&amp;#39;m &lt;b&gt;Punjabi&lt;/b&gt;, so I will fall myself into Lain-Lain/other race which is in bracket (Punjabi).&lt;br /&gt;&lt;br /&gt;Please guts, no racist or racial attack comment. MOD please pay attention on this thread. &lt;br /&gt;&lt;br /&gt;My question how true is it the &lt;b&gt;local bank&lt;/b&gt; practice such Profiling??? Or anyone go through such experience with bank?</description>

Is it true?&lt;br /&gt;&lt;br /&gt;Below are list of fees which come along when get buying house, that I found on internet;&lt;br /&gt;&lt;br /&gt;1) Stamp duty for the transfer of ownership title&lt;br /&gt;2) Sale &amp;amp; Purchase Agreement (SPA) legal fees&lt;br /&gt;3) Stamping for SPA&lt;br /&gt;4) SPA legal disbursement fee&lt;br /&gt;5) Loan agreement legal fees&lt;br /&gt;6) Stamp duty for loan agreement&lt;br /&gt;7) Loan Facility Agreement legal disbursement fee&lt;br /&gt;8) Fee for transfer of ownership title&lt;br /&gt;9) Government tax on legal agreements&lt;br /&gt;10) Bank processing fee for loan&lt;br /&gt;&lt;br /&gt;Above are list of fees/payment that come along when buying a house. So, please anyone property consultants or any experienced home buyer please do answer which above fees that are borne/taken care by developer, or by us.? &lt;br /&gt;&lt;br /&gt;Do answer in simple words explanation ya guys..</description>
