Type of DSP/ Set up For Car Audio

My current car has a rather strange speaker size arrangement. Currently, I am using an Android head unit sending sound to 6 speakers i.e.
- 2 x 3.5 inch coaxial speakers at the dashboard
- 2 x 6/9 coaxial speakers at the front door card
- 2 x 3.5 inch coaxial speakers at rear pillar (near to cargo door, it is an SUV).
- 1 Alpine active subwoofer at the cargo area

All of these speakers were already upgraded to JBL club series. After installing the speakers and subwoofer, I find the music too sharp and the bass is harsh (feels like not properly moderated, either too hard or too boomy...). The EQ in the Android head unit is a joke...

I am not planning to change to component speakers after already spending so much upgrading to same type/ size speaker but better brand. That leads me to considering amplified DSP (e.g. Alpine unit?). For my current set up, I am not sure if DSP will help and if 6 channel output is good enough?

In my mind, use 6 channel dsp to filter out high freq for coaxial at door card, and filter out low freq for smaller coaxial at dash and rear pillar… sort of ‘component’ style? Does it work that way?

I enjoyed good sound system but not too picky about it... e.g. I am happy with 50% of Volvo XC40 Harman Kardon level but don't have to go until Volvo XC60 B&W level.

Hope to hear your advice and suggestions.

Which condo, both developed and under construction, that has provision for installation of EV chargers at individual parking lot...let's list them for everyone's knowledge.

This list can also include condo that has already agreed/ been approved for installation of EV chargers by unit owners at their own parking lots or even condo with where owner has successfully installed their own EV charger at their own lots.

Keep or Sell FJ Cruiser

I have an FJ Cruiser, now already 13 years old (bought couple of years ago, and finished paying loan) and somehow still hold its value quite well (in Borneo).
Now with petrol subsidy removal, I am considering letting go of the car for a more fuel efficient and also comfortable suv.

However, a bit berat hati cause the FJ is quite a special car. It has been the smoothest engine 4.0v6 that I have ever used. That said, roadtax and insurance in total is a lot of money. Every month need to save up about RM300-400 just to pay off these bills when time comes.

While I can afford the car, I'm just wondering if it is a better choice to sell and buy a 'relatively new' used car like XC40. Transfer cost of FJ roadtax to pay XC40 instalment.

What is your advice?

Reducing Taxable Amount for RPGT

Hi all,

There are some exemptions and allowances for house seller to reduce the RPGT taxable amount when selling house above the original purchase price.
Can you share what are the items that we can include to reduce the taxable amount?

- Renovation cost
- Furnishing cost (furnitures such as cupboard, sofa acceptable?)
- Fixture cost (fixtures such as curtains, arts, deco items acceptable?)
- Maintenance fee (can justify this as cost to upkeep the property facade and to retain it's value?)
- DIY renovations/touch up cost (can I use receipts like the purchase of paints etc? I painted my own house to save cost)
- Legal fees, SPA, valuation fees paid when I purchase the house few years back?
- what else??

Storing Car For Long Term

I have a car in my second home which I will use when I return to the home from another state which I am residing now. With the current pandemic and also my job demand, I now can return and use the car every 3-6 months.

Need some input on how I can preserve the car in these areas. The car is kept in open car basement (covered).
At the moment, I am thinking of:

1. Preventing tyre flatspot by placing 4 jacks around the car to raise the car and to reduce the pressure on the tyres on ground
2. Unplug battery cables (and to buy a battery charger so I can recharge the battery when I return to use)
3. Stuff exhaust pipe to prevent pest from entering

Are there anything I missed out? What are the better ways to preserve my car condition for the 3-6 months period of no one using.
By the way, there is no relative around my second home area... so I am on my own..

Thanks.

EPF Withdrawal For House Downpayment + Installment

I plan to withdraw my EPF Account 2 as downpayment for a subsale house, and then followed with monthly withdrawal of Account 2 to help reduce my monthly installment.
Question is ... is there any cooling period in between lumpsum withdrawal from Account 2 for downpayment and the monthly withdrawal.

For example, withdraw 100k from Account 2 for downpayment first, then apply for monthly 1k withdrawal for house loan payment... got time gap?
The money paid to EPF Account 2 will be more than money out from EPF Account 2 every month...

Car Excise Duty Reduction

What should I do? Is it ok to hold or cancel the booking when car arrives? The car is in the expected to reach the showroom maybe after cny

Nissan 350z Reliability

I am considering a used Nissan 350z (or maybe 370z... but for now let's focus on 350z).
Anyone can share stories on the reliability in our country? What to look for when searching for a unit in the used market.
I plan to get the latest possible 350z, since it is all below 100k now..
It is such a classic to own these cars...

I'm focussing on reliability as will use this as daily ride to work.
Not worried about roadtax - I moved to Sarawak hence cheaper roadtax below RM2k.
Not worried about fc - I used to drive commodore sv6 3.7L (short while only but enough to tell how much to spend on fuel monthly)

Apply for loan for use car

i was informed by my car buyer that nowadays, banks don't allow individual buyer to apply for used car loan. She say because of that she has to seek third party ie. second hand car dealer to help her apply loan (dealer charge RM1500 fee for this!).

Is this true? Why cant one apply for car loan to buy used car from a private seller?

Start riding on sports bike (>600c)

I am looking for advice for a decision that I am making.
I have no prior experience but planning to purchase a Triumph Street Triple to ride in my new work area.

Is it possible to ride on a big bike straight away? It is not feasible for me to start with a smaller bike and upgrade as I go due to my location. Plus, new location traffic is rather low so it is relatively safer to ride on open road.

Plan to practice riding until I am familiar and better with managing the bike. In the meanwhile, I will travel to work by my car. The bike will be more of pastime and to switch from car once in awhile to work.

Please advise how should I get familiar and better with such a high powered bike over time. I am around 156cm height, close to 10 years driving experience.
Closest experience to bike is cycling (used to cycle around Paris city when I worked there for a year).

I am more worried about the weight of the bike and how should I approach it safely rather than traffic because as I mentioned... will practice until I am ready to go out to traffic..
I could start with a Ninja 250 but it defeats the purpose as the weight is also as much as the street triple.

How to rent out my KL house by rooms?

I have a house in KL (4 rooms) which me and my family are currently staying. Due to my work, I will be relocating my entire family to another state, leaving my current house vacant very soon.

Please share some tips on how I can rent out my house by rooms. All my rooms come with air con. All toilets have water heater. All rooms will be rented out except for master room.
I still plan to return to KL once a while and stay at the master room when I am back for few days/ over the weekend (maybe once every 6 months).

Please share tips on how I can safely rent out the other 3 rooms. 2 rooms on first floor have shared toilet. 1 room on ground floor has common toilet. The house will be almost vacant except that the kitchen, basic cookery and fridge will be there.

How can I rent out the rooms with the situation that I will return only once every 6 months. I am worried if tenant misuse the air con and internet (e.g. using home phone to call) causing bills to skyrocket. Can I rent out the rooms without me being physically around to manage?

My mom and relative from Penang might come down and stay at the master room every now and then, and probably can help me oversee the house... but can't count on this all the time...

Please share on how to go about this.

Miri Property Leasehold Tenure Query

Miri properties mostly, if not all, comes with maximum 60 years of leasehold tenure.

If I plan to buy a property in a matured area, the tenure maybe will be only within 30-40 years left (at most 45 years left...).

To any Mirian/ Sarawakian LYN member, can you share with me if such property still ok to buy? or better buy new (which I try to avoid as the location not so prime or maybe more expensive). I quite like the houses in Greenville gated area but existing should be around for close to 10 years already.
I am advertising my house and trying to sell my house privately.
Need sifu advice and guidance on selling the house smoothly without any hiccup or issues.

Should I get a lawyer to help on this? What will the lawyer usually provide as service? How much it can roughly cost?

If there is a potential buyer, how should I collect the commitment deposit? I am not sure if as owner, my receipt (from the standard receipt book) can consider as valid? How much should the buyer pay as deposit to secure the house?

People told me that the legal fee for house ownership change is usually borne by buyer. Kindly advice.

My house is also currently tenanted.
DIY Roof Repair + Termite Prevention

My house roof tile was broken and slid down the roof, causing a hole on the roof. I only realise that when my plaster ceiling broken into half and water gushing out during heavy rain. I managed to climb up onto above the ceiling and slide the tile back up, hope it will stay there temporarily.

Please can any one share their experience, if the roof tile can be replaced without having to access the roof from outside. I plan to just access from the attic (climb on top of the ceiling and replace it myself since I was able to pull the broken tile up abit to close the hole temporarily.

If this is possible, then i can save quite abit to check on other less good condition tile and replace them myself...

I also realise that my old ceiling (there is some left over old ceiling and new plaster ceiling below it) and the timber are wet. Is there any recommendation on doing termite treatment DIY? Please share with me in terms of product and application. Better if the risk to health is acceptable, not the banned type of substance.
