hai,

I will be travelling to Kuala Lumpur. I am looking for a residence hotel (meaning like garden residence with 2 seperate rooms for children, living room and pantry for cooking) also importantly, theres great pool with slides for children to play with

any recommendations?

I browse through few reviews but many has either pool but no insuite residence

not sure if the topic fits. I notice that there are a lot of such projects being showcase.

e.g.

Pahang Windmill Upon hill
Kampar Meadow Park
PD resort

where the concept is the same, difference is the theme.

let me elaborate what I mean,

the developer would build smaller unit, fully furnish, add on facilities like swiming pool, spa, park etc.

they are selling property and help us project our rental yield

the target customer is predefined

Pahang Windmillupon hill target retires or retreats.
kampar medow park target UTAR students
PD resort target tourist

same idea, different theme.

what do you all think of such property?

Hi there ,

I have several properties such as shoplot, house(terrace) etc

am thinking of how to increase the rental yield.

eg.

lower floor rented out. first floor convert to room to let etc. to increase the yield per sq ft.

same for terrace house.

any ideas?

eg. first floor rental of RM 1500.00, any idea to increase the value to maybe Rm 3000 without choking the tenants

hi all,

I am currently having four shoplots located about 400m off the main road

where the main road connects to:

5km town
1-2km 2 major universities
1km few shopping malls or hyprmarkets

any idea for business venture? or any of you is selling any business system or idea or franchaise can PM me

the only drawback is it is 400-500m in main road

in a bout 500nos residential housing(mainly chinese), while further in is malay kg

beside my shoplot is a sek kebangsaan

was thinking of homestay for uni student, but bit far
renting out, low rent rate, many tenant fail to pay rent as low business as it is inside the main road

any ideas?

it been over a decade that I`ve be working out and obtain quite reasonable results interm of size(relative to my height 170cm)

I am driving a Honda Civic.. just wondering.... If I were to increase its stability to something like camry or accord.

Which mean it can feel less bumpy when reach a rock or more stable...

which parameter should I look into?

suspension? spring? shock absorber or tyres?

I am currently using Yahoo mail for business purposes for a while now.. all my brochures, websites, name cards, plastic bags, stickers, leaflets etc... contain my yahoo e mail add... but it has been quite un user friendly.. I once see a guy in starbucks access yahoo mail by using Microsoft outlook....

anyone here know how its been done?

Hihi,

just want to ask, any strategies to change my baby`s sleeping time?? She sleeps in the morning, no matter what I do, she just don wana wake up, Open song loud, shake her etc. just don wana wake up.

on the contrary, in the mid night, she don wana sleep. and it drives me n my wife nuts. From 8pm till 4am don wana sleep and keep nagging n crying....

Now my strategies is to keep her awake from 5pm onwards till 12am. but to avail it didnt works...

folks, listen to my stories.... happened 3 decades ago....

there`s this land owned by my relative A... then she erected a house on the land... so, that makes A the legitimate owners of the said land. When comes the day to sign the contract of the said house, A is not able to make it on time, so A ask her biological brother.. B to sign on behalf of A. in the 1970`s it is not as strict as now....

then after 3 decades... few months ago... the house deteriorates as inevitably..... A plans to perform major refurbishment as well as renovation to give the worn out house a face lift...

what happen is that B claim the house to be his... and legally, he is right as he sign the contract..... and A & B whom are biological siblings are not torn apart.....

so, legally, how to solve?

Hi there,

there`s an article today in THe Star that caught my attention. About ever escalating cost of property. There`s a piece of land alright, developer wanted to yield all the margin he could squeeze per sqft. So, almost every developer build a high end property instead of low and middle cost property.

Most of the populations are not so fortunate to have such enormous income to live in.

What I am trying to say is, are we malaysians are destined to be bank slave? due to ever escalating cost of property due to building material price hike, scarcity of land, fine finishing etc...

even you are a fresh grad with 3-4k income and you can own nothing but a decent condo/apartment
