            <title>Land Title &amp;amp; Construction Loan</title>

            <description>Hi everyone, the background to my situation:&lt;br /&gt;&lt;br /&gt;1. I&amp;#39;m planning to demolish &amp;amp; rebuild my kampung house in Selangor (under MPAJ). To finance the construction of the new house, I&amp;#39;m planning to apply for construction loan.&lt;br /&gt;2. However the land title is under my father&amp;#39;s name. My father will unlikely be eligible for loan as he is reaching the allowable age limit. I understand that for loan purposes, I can apply for third party loan, where the land owner is my father but I&amp;#39;m the borrower of the loan.&lt;br /&gt;3. My father has a will to distribute the land to me &amp;amp; my siblings.&lt;br /&gt;&lt;br /&gt;Some questions:&lt;br /&gt;1. For loan purposes, would it be neater if I (a) transfer the land title to my name; (b) add my name into the land title; or (c ) maintain status quo? What is the pro &amp;amp; cons of each arrangement?&lt;br /&gt;2. What is the steps for performing 1(a) &amp;amp; 1(b)?&lt;br /&gt;3. How long would the transfer / change of ownership process takes?&lt;br /&gt;&lt;br /&gt;Hope bro [@edyek] can help on this as well.&lt;br /&gt;&lt;br /&gt;Thanks much.</description>

            <title>House Renovation</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;I&amp;#39;m trying to redesign my house&amp;#39;s layout/floorplan and I&amp;#39;m hoping to get some thoughts from the taikors here on best layout practices, both in terms of practicalities and Feng Sui.&lt;br /&gt;&lt;br /&gt;After receiving the first-cut design, I had the following thoughts:&lt;br /&gt;&lt;br /&gt;1. Avoid placing toilet above altar / main door&lt;br /&gt;2. Placement of main door - are there any best directions in terms of FS?&lt;br /&gt;3. Placement of altar -  does it make sense to face the alter to the main door or are there other directions/placement that I can consider?&lt;br /&gt;4. Shift the staircase to avoid separation of living &amp;amp; dining&lt;br /&gt;5. Can the staircase be redesigned such that the dining area is bigger? &lt;br /&gt;6. Switch the living and dining with the bedrooms such that the living and dining area is facing the slanting (i.e. larger) side of the remaining land&lt;br /&gt;7. Increase the width of kitchen from 12&amp;#39; to 15&amp;#39;&lt;br /&gt;8. Reduce the number of bedrooms to 5 + 1 guest/maid - there are 5 of us in the family&lt;br /&gt;9. I understand that the side setback for bungalow is actually 10. While the side setback is &amp;gt;=10&amp;#39; at the carporch, it reduces to &amp;lt;10&amp;#39; at the kitchen (land is trapezium shaped). Would local authority (MPAJ) allow this?&lt;br /&gt;10.
