Used car dropping value faster now

I realised used car nowadays dropped value faster as compared to maybe 5 years ago..

even with brands like toyota, honda

the only brand that maintains resale value strongest is perodua, their budget cars like axia, myvi, alza.

take toyota corolla cross for example lots of ppl selling as 1-2 years old and I wonder why..

toyota harrier recond price also seem to drop faster nowadays with 2020 harrier 2.0G at around 160k and 2020 harrier 2.0Z at around 190k

some 2020 harrier 2.0G even goes at 150k

it seems the demand for cars is finally slowing down and the trend is changing..

with lesser demand, more new car options for consumers, I am really thinking of changing car this year or next year, contemplating.. should I buy soon or wait since car price might drop again for both new and used.. hmm

K if have you have the ability to buy a 100k car with 5 year loan, and put 50k dp would you cash buy a new perodua that is around 50k instead.

Use the remaining money meant for 50k car loan amount, buy rm1k worth of stocks every month for 5 years.

Huge news today, US tightening loans output.. business are all feeling the crunch, downsizing, unable to expand cuz cant take out good debt to grow business. Borrow and lend becomes more expensive for businesses.

Business loans trickles down to Mortgage loans.. Difficult to get mortgage loans, no more demand for property..

Come to malaysia, condo supply going to be more than demand very soon. Could we see property prices plateau for another 10 years??

If you look at malaysia projected population growth rate the the growth curve is plateauing and we probably will see another 10mil growth in 50 years time. Which is very slow.

I find IIHS ratings Top Safety Picks + cars to include many crash prevention systems. So the ratings does not match the crash worthiness of the cars in terms of car rigidity, body rollover, car losing control susceptibility. Side crash during red light speeding cars, car loses control when banged from behind in highway are pretty common. Which car has the best chances of having zero fatality?

Best reliable SUV under 150K

Cars are getting more expensive, especially SUV because of recent hype. Just look at Honda CrV, dafuk 13k increment for the same outgoing model, now at 151K for 2.0 base model.

Mum is shopping for new SUV now. She is not a tech savvy person. Dont care abt resale value, plan to use the car as long as it drives. So Im helping her to choose which SUV she should buy.
My options are as following:

1. Proton X70 Executive 106K
2. Subaru XV GT 130K
3. Mazda Cx5 2.0 High 156K (After tax cut wud be <150K I presume)
Took my mom for testdrive on X70 and Cx5 too, she's ok with anything, just that Im the one who worries alot more.

My take on X70:
Best value proposition, but in the end still china car, so reliability is a doubt. The car feels very solid from chassis to cabin. But inside its still a doubt.. engine.. transmission... compressor.. radiator..

My take on Subaru XV:
Never test drove yet, but I dont think my mom would appreciate the drivability of AWD boxer. Very rare car, maintenance and spare parts might be an issue. Smaller car for my mom.

My take of Mazda Cx5:
Sexy outlook. But feels cramp inside.

I need to make sure my mom money is well spent and justify the need to pay extra 50k for Mazda Cx5 or just pick the middle one, a Subaru. Help me guys 🙏🏻 Thanks in advance.
