Relationship with Sister

i used to be very close with my sister and we used to talk about anything. but suddenly she don't reply my text or my call. i not sure what i had done wrong.
have your guys come across such situation before ? i am not sure what i had done wrong and said wrong.
it make me feel at one point that people can change anytime. no matter how good you do to them.

Should i buy property now ?

Currently i am staying in a corner house but the location is not good as there is a shortcut link to the kampung. So there is traffic during the morning 7-9m and afternoon 5-7pm. I stay in Bukit Mertajam, Penang. I was thinking of buying another house, but the house in BM so expensive cost ~ 700K, so i am looking ta the house at tasek mutiara.

1. Should i buy a house now or should i renovate the existing house ? which one is more cost effective ?
2. Is Tasek Mutiara is good location ?
3. It is ok to buy property now since the interest rate is high now ?

I am currently looking for some ideas and contacts to help me renovate my 2-storey terrace house in Bukit Mertajam, Penang. My budget for this renovation project is between RM50,000 to RM80,000, so I would like to find someone who can work within this budget.

The main goal of this renovation is to update the look and feel of my house, which is a bit outdated at the moment. I am open to suggestions on how to improve the functionality and aesthetics of the space, so any ideas would be greatly appreciated.

Renovation

Plan to reno my house, would like hear from you all advice or guidelines, how to go about to do so ?
Should i engaged with interior designer or should i manage the reno by myself deal with each of the contractor ?

Hi all,
Just want to know what your guys though.

In 2015, I received my younger brother - kelisa auto in pretty bad condition, when I take over the car, I do following repairs (just to name majors on).

1. New paint because the right side was cover with cement at the rail, need to grind off the cement and apply new paint.
2. Knocking jobs
3. Change new air cond compressor and service
4. Change engine gasket due to oil leakage
5. Change tyre x 4
6. Change to Myvi rim
7. Change new bumper

He will coming back from oversea this year and he would like sell at market price..it is worthed to buy form him?

Yesterday i attended 3 hours seminar on preview of trading mastery masterclass at gurney. The speaker - Marcus presented how to made income from the forex trading using his indicator. He claimed that anyone without forex trading experiences can also trade with his system. He also claimed that we can get gain > 10% or more using his system with 1% risk of capital.

The system fee cost RM5997 and they provide coaching and signal as well.

Have anyone using his system? Is system good? Is his system really work as he claimed ?

found used myvi 2009 mileage >100k km, around RM16k, quite tempting can just cash n carry, no need for loan.

is it still worth to buy car this old?
