Reversing some of my home automation

When I did my renovation last year I changed all my manual switches in master bedroom and common areas from kitchen to hall ways to study to smart switches including the 20A aircond and heater switches. Only 1 plus year later, 2 of my 20A switches plus 1 normal light switches are out of service!!

Now I am replacing all my 20A switches back to manual switches (Schneider NEO and/or Simon E6 black). While switches controlling areas such as car porch, garden and some key areas are extremely useful especially integrating with Alexa or Google home, I find the reliability of these smart products not as good.

BTW The problematic switches are Sonoff switches.

Glass tinting for house

After much considerations, I am going to proceed with tinting for my house. Main objective is to reduce heat and temperature and thus electricity bill. 3 candidates were considered. 3M, vkool and Irispro.

3M and vkool are still expensive especially my total sq ft area to be covered is 1750! So likely go with Irispro.

My question is has anyone got this done? Anyone went to Irispro? Any feedback appreciated

Grab Food vs FoodPanda

I use Grab Food regularly - weekly. The selections are great. Many with some discounts. Some really good ones available. Customer service/refund is prompt and great when they screw up your order.

On the other hand, I find FoodPanda is crap. I have never used it. The selections are mainly fast or junk foods. Terrible search function as I can’t find the restaurants I want. First time set up already told me that I seem to be “far away” and I live in KL address!

Any one has similar or different experience?

A review of my smart (and not so smart) speakers

These are the smart devices that I have and my quick review after using them for a while. Hopefully if you are considering buying one this may help.

Sonos One
It is probably the best sounding smart speaker you ever need.
+
Best sounding with room tuning capability
Best mid range with natural treble and adequate bass
Nice looking especially white color unit
Reasonably loud
Multi rooms play. In fact Sonos is probably the first with this feature

-
It is expensive. RM1199 sold here.
Not smart in Malaysia. Supposed to be able to work with Alexa but only for a few selected countries and of course Malaysia is not one of them.
No Bluetooth
Can't play very high resolution music like dsd

Amazon Echo Show
+
Screen display
Decent sound
Tons of recipes. Good to use in kitchen
Full Alexa
Solid built
Works with both 2.4ghz or 5ghz wifi
Voice command screen navigation
Bluetooth connectivity
Multi rooms play

-
Expensive for the capabilities especially so so screen resolution
You tube integration cranky
Sound below expectation for the price although ok

Amazon Echo Dot 2nd Gen
+
Full Alexa
Good value
Decent sound but not for serious listening
Sensitive mic
Decent look. Not offensive
Multi rooms play

-
Simple device with no built in thermometer or other capabilities
More outages lately where it disconnected from amazon hence no service

Google Home mini
+
Great value
Good mic pickup
Sound is similar to Echo Dot. Not for serious listening but good to listen to radio stations
Good understanding of language

-
It is just me or what I can’t set up google to play Tidal without another “mediator app”. It is not good. Alexa I can play easily
For the price really nothing to complain

Amazon Echo Plus Gen3
+
Good sound. About 80-85% of Sonos One
Built in thermometer
Full Alexa
Good mic
Good size. Less obtrusive
Bluetooth connectivity
Multi rooms play

-
Slightly costly
Amazon has more outages lately

Amazon Echo Dot (see newer Echo dot comments but this one is great. My oldest device and still works great)

UE Megaboom 3
+
Good sound. Almost as good as Sonos. Not quite but close
Great bass and can play super loud
Good for parties
20 hours of battery life on full charge. Hence can play anywhere
Water proof. Dust proof. Can float in swimming pool
Very good Bluetooth connectivity. Long range
Good selection of bright colors
Can set up stereo or multiple pairs

-
Look can be divisive. Look like a phallus
Mid range is not so great even with EQ
Straight Bluetooth speaker. No smart capabilities

These last week seem like KL is unbearably hot. I try not to use air-conditioning due to house size and hence big tenaga bill but look like got no choice.

Is it just my area or house only? I would add that normally it is breezy but now the air is still. No wind

Shopee, Lazada, Amazon

I have been using these 3 quite a bit even before MCO. I bought a bit lately and these are a comparison of the 3. I don't use taobao and AliExpress so hopefully others can add to this.

Best customer experience: Amazon hands down. Superb customer service. Easy cancellation and refund. If not because of import duty it will beat the local platforms.

Amazon: Easy to order, cancel and get refund on missing or damaged goods whether is Amazon's fault or the courier. Probably the sales items are good value even including import tax. I typically buys rare books, electronics (speakers, routers, etc), and even faucets. Now due to pandemic they don't ship to Malaysia so u need a US address to buy until that changes.

Lazada
Has A lot of stuff. Cheap stuff. A mixed bag of good and bad. You can find reputable sellers such as Ookas, Mono Digital, VisionGadgetry, etc there. There are more fakes on Lazada than Shopee. At least that's my personal experience.

Lazada order status can be confusing. But the Lazada Express delivery is very good especially during MCO ... While the rest such as DHL, PosLaju and lesser extent J&T suck!

The cancellation and refund process of Lazada is very good although not at the level of Anazon but it is still very good. I have less issue with Lazada. So my advice is if u are not sure of the product and may cancel or refund, order from Lazada will lower your blood pressure a little.

Lazada coins are quite useless. 2 free voucher a month u can claim using free coins. Not providing free shipping vouchers as many as Shopee but some suppliers do give free shipping.

Shopee
I find some stuff are cheaper in Shopee than Lazada. But then sometimes it is the other way so one should check both before buying anything. Even the SAME supplier on each of these platforms has different prices. Check out Ookas on their router on both Shopee and Lazada and u know what I meant.

Shopee has good cash back in coins. Shopee coins are more useful where u can use to offset shipping and cost on your next purchase (where applicable).

I tend to buy from suppliers with a rating of 4.7 or above and generally they are ok. At least you hope that they are ok because the cancellation and refund process of Shopee sucks big time: slow and frustrating. U need the supplier to accept your cancellation and refund. Usually there will be dispute and this will be mediated by Shopee. Shopee is hopeless slow and useless. I had a missing shipment/did not receive the good. It took almost a month to get my refund!

So if you don't think u can trust the supplier don't buy in Shopee. I usually read all the comments for the product I want to purchase. I don't buy the one with 0 sale or supplier with low rating.

Hope this helps people who are buying online

LED light strip

I am thinking of installing full length LED light strip along the ledges of my living room as indicated by the red lines in the pictures below. It will be u shape and controlled by a single smart light switch.

It doesn't need to be able to change color. I am not sure if it needs to be dimmable. I have yeelight LED strip but that's too short and if I were to join them that will be very costly but to mention if possible. Just wonder any LED strips that long or several can be joint minimally?

The dimension is roughly 20ft by 45ft by 10ft (u shape).

Decorating clock art piece

This decorative piece (of sentimental value) comes with a cheap quartz clock attached to the back. Unfortunately the clock has stopped working.

I asked the framing/poster/picture shops but they don't fix that. Asked a time repair shop they don't do either.

Of course I can buy online the mechanism for RM4 and diy but I haven't done this before or any diy for a long time. Anyone knows where can fix this?

Sliding door

I am trying to install a sliding door at my wet kitchen. I wanted the wood one with nice looking sliding mechanism. But it seems there one available is aluminum which is more utilitarian. Just wonder if anyone knows where to get one closer to the wood one that I prefer?

(Not so) Minor renovation and cost

Update: the renovation is essentially done and we moved in on 16 Jan. So managed to make it before CNY 😬

I am lazy to summarize any recommendations or lessons learnt. The details below are long read but I hope they contain information that will help you if relevant. Any questions can PM me or post here. I will probably have Phase2 to complete some that I didn't get to do such as what to do with my koi pond; landscaping my garden to make it beautiful; complete the build of my library for all my unique art books and others, etc etc.

May just continue to post in this thread as it is an unending journey

=======================================
My new house already comes some what furnished so I am just doing some updatings and tweakings. Plan to move in before CNY.

This is just to share some of the cost here. It is still on going as I will replace those that I see need to be done. Not all are cheapest but they are what I think are good value. The list is getting long as I edit them as I go.

Some items may seem expensive but this needs to be related to the size of the house:
House: Semi D. Total 79 units in development
Storeys: 3 1/2
Build up: 4285 soft
Condition: 6 years old. Bought subsale 1 year+ ago
Security: Fully gated and guarded
Others: unique design with underground driveway which limits the size of vehicles can come to the house. Parking at basement level. No traffic at living room/garden deck level

Completed exterior look of the house

1. Backyard Tiling (subcontractor) (100% done)
440 sqft back yard extension with Niro Sonosand GSA04 (2x2) tiles
Cost of per 2x2 tile=RM21.5
No of pieces=120
Workmanship = RM15.5 per sqft (due to extra work needed to move materials and weeds/soil from my basement to living/backyard)

Comments: local tiles best ones are MML and Niro. . MML is quite expensive and hence I went with Niro. My current house wet kitchen is using Niro and very happy with it

2. Glass awning (Homedec deal - De Skylight Roof) (100%)
laundry backyard
RM45 per sqft for 12.38mm laminated glass
Total area=300sqft
RM13,500

Terrace
Total area = 100
RM4500

Comments: De Skylight is good but less flexible and works like a big company. It took me a long time to get the installation date. They will charge RM1000 height fee for moving the glass up to install on my 3rd floor!

3. Kitchen (subcontractor) (100%)
Maintain existing (new) carcass
Silestone Countertop = RM8700 for wet and dry kitchen island
Misc Blum hinges and others = RM3500

Top Idea (Jalan Ipoh)
Blanco metra 9 sink/Grohe 30270000 for wet RM3288

Ordered from US
Kraus 17" stainless steel/Hansgrohe tap = RM3000

Insinkerator garbage disposal RM1699

Grohe soap dispenser

KDK K11Z1-WT 44" Remote Control Baby Ceiling Fan (White) RM350 (rest of the house already equipped with other KDK fans

Comments: Blanco is reasonably good granite sink. Made in Germany. Very durable. Kraus is US brand. Deep 10" sink with sound damping material for entire sink and also 1.5mm thick. Grohe and Hansgrohe are premium brands with Hansgrohe made in Germany. For fans, I only trust KDK. Panasonic is not bad too but I will avoid Deka like plague.

4. Lighting (Lazada 11-11 sale) (100%)
Replace all 5" Phillips LED down lights with
Phillips 59527 Marcasite 5" (36 pieces)=RM915
RM25 per piece

Phillips wawel 31822 - RM150

XIAOMI Mi Yeelight Smart LED Ceiling Light Wifi Bluetooth Remote Lamp YLXD01YL- RM219

Xiaomi 650mm LED ceiling light. This light is massive in size. Very bright too

Comments: All Phillips are made in China. But they are less likely to fade and generally last a bit longer but that's depends on your luck too.

5. Paint. 100% Total RM11,315
Interior. In the end it just happened Dulux has sale. Jotun external paint Jotashield Antifade is warranted for 8 years which is good.

6. Marble work (100%)
Marble polishing, grout cleaning and reapply marble glue, epoxy layer for 1000 sqft floors. Hence expensive.

8. Carpentry (50%)
Shoe rack (solid nyatoh doors; nyatoh ply carcass)=RM2700
Built in work table (American oak) =RM5500
Library bookshelf (nyatoh) - done!

Comments: I haven't gotten satisfactory suppliers on this.[B] Most are small suppliers. Very inconsistent and slow response. Quality have too wait and see. I am so frustrated dealing with some of them that I am considering buying cheaper shoe rack from IKEA and use existing furnitures. Most are useless, slow and non responsive.

9. Home automation (100%)
Change existing switches in common areas and master bedroom to Sonoff T3 and 20A smart switches
Cost=TBD as I ordered from local shopee (vision gadgetry; leo1300177) as well as from china (lazada)

Networking. Toplink RE650 WiFi extender. RM370

Security camera. I seem to have most things but haven't developed a complete end stage for this project. All I know is all common areas and master bedroom are controlled by smart switches. Sonos One, Echo Plus, 2xEcho dots and Google mini for voice control.

10. Water filter (Xammax) (100%)
External. Hydro 1 membrane filter. RM1699
Internal. Panasonic alkaline water (existing)
Internal. 3m HCD2 water dispenser (new) RM2399

Comments: Decided to go cheaper with water filters. Was looking at Kangen internal filter, eSpring and Coway and 3m. In the end just gotten the 3m HCD2. External filter I just need one that is ok to be able to do the job. Hydro 1 is adequate.

11. Electrical (100%)
Eubiq 1.8m = RM2000
Eubiq LED and track extension =RM640
Additional non smart switches = TBD

Changing DL =RM15 per DL
Changing surface mount light = RM20 per light
Kitchen 13a looping= 2 for RM180
Change 20a switch=RM10

Networking: my unifi provided TPlink router from the old house proves inadequate for the bigger house and many smart devices. I ended up with 2 x Asus RT AX3000. RM1300 for two. Problem solved. My personal opinion is Asus and Netgear makes the best routers. Asus app is easy to use. For very big house one should go with mesh such as Zenwifi or Orbi.

Comments: Eubiq is nice looking safe and quite expensive. I have them in my current house and decided to do the same for the new house too. If not because I have prior experience I wouldn't get it. That's said it is still a nice to have. Normal sockets are far economical.

My electrical guy is good but expensive. Not sure will recommend to others but if you want competent guy he is ok.

12. Sofa (100%) Delivered
14ft L shape sofa with Aqua Clean fabric=RM13k

Comments: custom made is expensive but I wanted a big sofa for big living area. Abitex in MidValley is is not bad. Aqua Clean is among the best fabrics with over 200k rubs specs. Arcacia is quite widely available and they can be from decent to very good. So are the prices. The better Arcacia is about the same as Aqua Clean. Italian leather would be nice but even more expensive

13. kitchen aluminum hanging/sliding door (0%)
Cost=RM1950
36" sliding. 10" fixed

Comments: wanted wooden barn door but likely settle for alu sliding door because my top can't support the barn door. This door serves the purpose of blocking my hob from the maid toilet. Pretty much a Feng shui thing.

14. Entrance wall (100%)
Wall RM1200.
Cabinet RM950
Three panels display with solid nyatoh wood rims (RM700)

15. Garden. 100% Mutiara batik pearl grass. RM5.15 per 1x2. 330 pieces. RM1890 inclusive transportation. Grass plus installation. Stone walking path TBD later

Ciku, lemon, Vietnamese pamelo and pandan. RM150 (Lazada)

Grass. Finally decided on mutiara batik

Pearl/mutiara grass
330 pcs*3.50=1155
Transport =130
Total 1285

Mutiara batik
330 pcs*5.15=1699.50
Transport =130
Total 1829.50

Japanese
330 pcs*5.50=1815
Transport =130
Total 1945

Comments:
Bought my plants from Lazada. The ciku tree was in sad state when it arrived but now I think it will live!

Japanese grass is best looking IMHO. But my area may not have enough sun so need to bear with brown patches if you with this grass. I am glad I go with Mutiara batik as the Japanese or Philippine grass are not suitable for my area. My neighbor had Philippine grass and now they are largely Brown and dead.

I am redesigning my garden to include many more plants and herbs. It is still on going but I am starting to get the fruits.

16. Simple Fengshui consultation. (100%)
Fee=RM1800. I may start another thread on what we did on some of the recommendations from the Fengshui master.

Comments: we got quotes from 1800 to 9000 for this consultation. In the end we are not so big but will do what's sensible. But the Fengsui Master proves to be ok and we are ok!

17. Entire House glass window tinting. (100%)
Totally=RM13k

Comments: Tinting is still expensive. Our glass area is 1736 sqft which is quite big. I want reasonable TSER above 65% and hence will be expensive. Most are more than RM10 per sqft

We absolutely dislike the mirror type which is cheap and cheap looking. 3m will cost us 42k (pengsan). Acceptable quality still more than 10K!

See a separate thread on tinting. We decided on Irispro film. It is decent and won't break the bank!

18. Master bedroom Balcony conversion. (100%)
Total=RM18k. Convert balcony to a walk in wardrobe. Redo floor from tiles to matching wooden floor of master bedroom

19. Electronics and Entertainment (100%)
a) NAS Synology DS218+ with 2x4Tb RM2400
b) TPlink RE650 wifi extender RM365
c) Sony PS4 RM1000
d) Focal eClear and Hifiman HE400i headphones RM3300+500 (used)
e) Sony ZX300 Portable music player RM1990
f) Chord Mojo DAC and headphone amp RM1550
g) Jabra Elite 65t active wireless headphones
h) Sonos One wireless smart speaker RM998 (Amazon)

Comments: these I bought over the last 3 months. Need Synology after losing my music library dropping my 4tb harddisk. Sony ZX300 for travel. Headphones after my Senheiser HD600 one side kaput and needed repair

20. Moving cost. 100% RM4000. Newbie Transportation and services

My friend engage the same mover RM2400 for 3 trips done on one day.

Mine is two day moving 3 trips. 8 persons and 6 persons respectively. My house is one with unusual design where 3 tons lorry is too big to straight to me house. They have to drag stuff 500m to the house.

Comments: The moving cost includes piano and many big items. A huge cupboard dismantle and reassemble. The mover is not cheap but they wrap all delicate stuff. The boss is very flexible and helpful.

21. House Cleaning and curtain cleaning. 100%

Curtain cleaning. RM2100
Topworld dry cleaning. Bangsar. Take down and put it back up in addition to dry clean service

House cleaning. Use existing maid cleaning services. RM665

Koi pond cleaning service. RM450
Delina pool cleaning services.

22. Existing stuff moving to New house
Hitachi R-M800GPM fridge (made in Japan)
Bosch washing machine (made in Germany)
Electrolux washer and dryer
Cellini dining table and chairs (glass)
Bar table and stool
Beds and mattresses
TV cabinet
Piano
HiFi (Naim)
Massage chair (old Osim made in Japan)
Sofa
Cookwares
Sharp LED TV
Library (books)

Things not moving
Kdk fans (both houses have them)
Aircons
Lights
Older sofa
Generally those that are old or fixed

Comments: we stick by don't move junks to new place. So a lot of rationalization is done to get rid of many things. Too many washing machines and fridges. We have so many cookwares and some are still unopened in original boxes! So we will likely donate some to charity or relatives and only keep those we really want. Rule of thumb: Any items bigger than your head is subject to family committee review! 🤣

Countertop brands and materials

I am looking to replace the countertop at my dry and wet kitchen of my new house. My current house is using quartz stone I am very happy with it so I will likely use the same material i.e. quartz stone. Below are some of my notes on the few products that I have exposure to:

1. Silestone (Spain): used in my current house. Wide variety of choices. Extremely durable and consistent color and does not fade after many years. Nice edge design. My favorite but price is typically more than RM300+ to 700+ Per ft run😅
See samples of the products below

2. Okite (Italy): more limited choices than Silestone. Has some nice design. Price comparable to Silestone and some slightly cheaper.

3. Local made quartz stone: much cheaper <RM200 per ft run. Pattern not as consistent and uniform/pleasing.

Does anyone has other choices and experience on those. I rule out solid surfaces because they can sustain scratches and must be maintained/polish one every few years. You don't need for quartz stone.

What would you do?

Wifey parked our cheap car outside in public area down the street of our house. She didn't block anyone and it was on the side of the road where there is no houses i.e. the road where one side has houses and the other side does not.

Someone presumedly from the house unit opposite to the place she parked wrote on her window with red marker pen.

What would you do after seeing this? I was tempted to write this letter and stick it on his gate ...

"To the fucker who use red marker on my wife's window glass,

Please note that we park in PUBLIC area and not your private space. She didn't block your gate nor hinder any traffic. You have the money to own a decent house but don't have the brain to to know that the public area in front of your house is NOT your property. Please don't treat those as yours.

If you ever do that to our car or any other car that park there I will make sure I will do shit to your house in return.

Fuck you and thank you.

P/s: I apologize if you are not the one who wrote on her car window "

Can you refurbish this wooden door?

The bottom of the door was slightly damaged by splashing water and there are some discoloration of the door. Other than that it still looks useable.

I am thinking of just refurbish the door and put a small strip of the guard glass at the bottom. Just wonder anyone knows any contractor who would do this?

I went to Q Windows the other day and saw their aluminum entrance door and window solutions. Their windows are as I expected but I also like their Entrance Door.

Just curious if anyone has installed Q Windows Entrance door. It is b quite expensive though. The door for my house is going to be more than 10k!

I bought a subsale house and now learnt that we have to pay RM4300 for a valuation report from a MBB panel valuer. Is this negotiable and based on property value?

I don't remember my other houses from new project require this or may be I didn't realized or forget then?

Sofa: fabric vs leather

I have started looking at sofa and today I went to MV Abitex. They do custom built sofa and we do like one of them at the shop. Being customized you can choose fabrics or leather. I always thought leather is the way to go but after seeing some of the fabrics the shop offers, I am not 100% sure.

Leather of course still has that premium feel but those stain resistance fabrics are actually quite good at fraction of leather price. Does anyone has sofa with Aqua Clean or Efficiency fabric from Spain? They are actually generally more expensive than Acacia fabrics. Are they really stain resistance including against coffee, Coke, etc?
