Hi all, so my condo is moving from JMB to MC, and apparently some owners have been told that as they don't have the strata title yet, they cannot vote/ submit motion in the AGM. My question is, is this correct?

Previously in the JMB we were all able to attend and vote etc, so I find it funny that suddenly just because their strata title is pending / not yet applied for, they're being called as not a proprietor.

Now, the existing committee/ Management Office has done some fuck-ups in how they allow voting/ etc, so that's why I have my doubts about this particular restriction. So appreciate if someone can advice if this is indeed the case, or is the management doing something silly again?

Hi mummies and daddies, has anyone found a good quality reusable face mask for kids? The disposable ones are too big for my kids (even the Guardian one for children), and the cloth ones that I have seen tend to be either too big, or just really poor quality (ear loops too tight, doesnt properly cover, etc)

So saw this today:

Maybank stops offering rewards and cashback for eWallet top-ups by card

Restriction kicks in on July 8. For now it looks like there is a potential workaround for GrabPay and Fave - link CC to Paypal, then use Paypal to reloead ewallet - since restriction is domestic ewallets, should still earn cashback/ reward points

Just wondering if anyone else has any other workarounds that they use to maximise both CC and ewallet perks? Found any CC that is good for ewallet top ups etc?

Inflating Sale price to get higher loan

So I got a very strange query to me - Condo in Selangor, owned for more than 6 years. Property is (apparently?) valued at 1.2 million, but is selling at 1.05. However, buyer wants S&P etc to follow valuation, so that they can get higher loan.

Is there any impact to seller (ie higher stamp duty/ tax/ etc that they will kena because of this)? The owner is very keen on selling, but want's to know what he's signing up for.

So it looks like p2p lending is gathering steam in Malaysia finally. Quick definition:

>more than 2000 square feet
> min 4 bedroom (or 3+ 1 maid room)
>must be walking distance to LRT station (preferably putra). And walking distance means max 5-10 min walk.
> Looking mainly at completed properties, but if incomplete must be complete in next 6 months.

What to do when Managment committe oversteps?

Sigh. So this is a little stressful.

In last years AGM, my condo committee floated a proposal to expand the existing futsal court behind one of the blocks, and the AGM essentially voted to get the residents of the blocks response prior to agreeing to proceed.
When the feedback was received, everyone who responded objected to the proposal, and that was that.
Now, the Committee has put up a sign saying that the work will start on expanding the court next week! This clearly is against what we all agreed to in the AGM, as well as the block residents feedback.

My question is, what can we residents do at this point - is there any body that we can complain to, or to escalate this issue to? I'm meeting with the JMC mid-April, but they're not agreeing to stop work till then. So, I can't wait too long, because then they'll just build the damn thing or tear up enough of the park that they will have to proceed....
