            <title>Buying a condo near to Bangsar LRT</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;So I got this good deal in buying a very old condo, very low density and the units here rarely come in for sale in the market. (unit size is 1200sqft, 3r and 2b)&lt;br /&gt;&lt;br /&gt;The condo itself is like 35 years old and the one that is selling is my friend.&lt;br /&gt;&lt;br /&gt;It&amp;#39;s like 4 mins short walking distance to Bangsar LRT and I&amp;#39;m planning to buy it as an investment - either room rental or renting out the whole unit for a price that I&amp;#39;m certain won&amp;#39;t be bleeding negatively as I had to be committed to the mortgage loan that I&amp;#39;m about to take. I can also say that the price is almost like a rumah mampu milik as the owner is letting it go at 50% below the market value (as the condition is run-down).&lt;br /&gt;&lt;br /&gt;There have been talks that I could also rent out the car park (covered basement) separately to those who will be commuting via Bangsar LRT so this is another option for me.&lt;br /&gt;&lt;br /&gt;If you are in this position, will you snap this property taking into account the affordable price and its strategic location? Oh and the unit is freehold by the way.</description>

            <title>Semi-D Cluster -Individual or Strata-landed title?</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;I came across this semi-d cluster house which seems to be advertising as a &amp;#39;freehold&amp;#39; property - but no clear direction whether would it be a freehold individual title or freehold strata-landed title?&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve been told by their sales agent that this would be a freehold individual title (as of now still on master title, later to be converted) but even the SPA doesn&amp;#39;t mention anything specifically on &amp;#39;individual title&amp;#39; or &amp;#39;strata-landed title&amp;#39;.&lt;br /&gt;&lt;br /&gt;Can a cluster home have an individual title? I know for a fact that cluster homes are joint at the back (mostly) and even if I have an individual title, that means I can simply tear down my entire house and rebuilt it into a 3-storey, without giving a damn of the house that is joint with mine?&lt;br /&gt;&lt;br /&gt;Can anyone shed some light on this?&lt;br /&gt;&lt;br /&gt;Thanks</description>

            <title>Shared Bathroom a.k.a. Jack N&amp;#39; Jill</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;As per the topic, my house comes with a shared bathroom that will be shared between two rooms. (2 separate doors)&lt;br /&gt;&lt;br /&gt;The problem usually arises when one party enters the bathroom &amp;gt; locks both doors &amp;gt; exits the bathroom by only unlocking the door towards his/her room &amp;gt; The other door would remain locked until someone goes into the other room &amp;gt; enter the toilet from there &amp;gt; unlock it&lt;br /&gt;&lt;br /&gt;This is really troublesome especially when we have elders staying in these rooms and tendency to forget things are very likely - including to unlock BOTH doors whenever they finish their business.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m wondering, is there any special lock or smart lock for this kind of situation?&lt;br /&gt;&lt;br /&gt;Thanks&amp;#33;</description>

            <title>Residential land to build own house</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;It has always been my dream to own a residential land and build my own house (non-bumi by the way) from scratch. And it&amp;#39;s not easy also for a non-bumi to find an empty vacant land (at a reasonable spot and location).&lt;br /&gt;&lt;br /&gt;I recently came across a listing for a residential vacant land @ 3250sqft @ RM250k but the catch is that it&amp;#39;s leasehold and probably have another 70 years left.&lt;br /&gt;&lt;br /&gt;I know there have been many topics on freehold VS leasehold but in terms of land, is it worth to get this?&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve no idea if I&amp;#39;m gonna hold the land for another 70 years or pass it down to my kids / next generation but just like everyone else, no one can really tell what&amp;#39;s going to happen once the lease expires in the future.&lt;br /&gt;&lt;br /&gt;Would appreciate some views and opinions of others.. thanks&amp;#33;</description>

            <title>Booked a subsale unit but no strata title</title>

            <description>HI all,&lt;br /&gt;&lt;br /&gt;So my husband just booked a subsale condo unit (freehold) and as of now, we are in the midst of applying for loan. However, upon handing over all documents to our banker, he requested for standalone strata title.&lt;br /&gt;&lt;br /&gt;When I checked with the agent, she said the owner haven&amp;#39;t claimed it yet despite the title is out. The owner merely told the agent that I could claim the title later directly with the developer.&lt;br /&gt;&lt;br /&gt;1) So assuming that my bankers would still need to see the strata copy and if the owner/agent couldn&amp;#39;t produce it in time, could I simply ask the agent to refund my booking fee?&lt;br /&gt;&lt;br /&gt;2) What if later on, the developer do not agree for direct transfer? Who&amp;#39;s going to bear all the penalties, MOT, stamp duty etc. for double transfer?&lt;br /&gt;&lt;br /&gt;3) What if the developer is no longer around? This property is 20++ years old&lt;br /&gt;&lt;br /&gt;Any other things that I should be concerned about?
