Buying a condo near to Bangsar LRT

Hi,

So I got this good deal in buying a very old condo, very low density and the units here rarely come in for sale in the market. (unit size is 1200sqft, 3r and 2b)

The condo itself is like 35 years old and the one that is selling is my friend.

It's like 4 mins short walking distance to Bangsar LRT and I'm planning to buy it as an investment - either room rental or renting out the whole unit for a price that I'm certain won't be bleeding negatively as I had to be committed to the mortgage loan that I'm about to take. I can also say that the price is almost like a rumah mampu milik as the owner is letting it go at 50% below the market value (as the condition is run-down).

There have been talks that I could also rent out the car park (covered basement) separately to those who will be commuting via Bangsar LRT so this is another option for me.

If you are in this position, will you snap this property taking into account the affordable price and its strategic location? Oh and the unit is freehold by the way.

Semi-D Cluster -Individual or Strata-landed title?

Hi,

I came across this semi-d cluster house which seems to be advertising as a 'freehold' property - but no clear direction whether would it be a freehold individual title or freehold strata-landed title?

I've been told by their sales agent that this would be a freehold individual title (as of now still on master title, later to be converted) but even the SPA doesn't mention anything specifically on 'individual title' or 'strata-landed title'.

Can a cluster home have an individual title? I know for a fact that cluster homes are joint at the back (mostly) and even if I have an individual title, that means I can simply tear down my entire house and rebuilt it into a 3-storey, without giving a damn of the house that is joint with mine?

Can anyone shed some light on this?

Shared Bathroom a.k.a. Jack N' Jill

Hi,

As per the topic, my house comes with a shared bathroom that will be shared between two rooms. (2 separate doors)

The problem usually arises when one party enters the bathroom > locks both doors > exits the bathroom by only unlocking the door towards his/her room > The other door would remain locked until someone goes into the other room > enter the toilet from there > unlock it

This is really troublesome especially when we have elders staying in these rooms and tendency to forget things are very likely - including to unlock BOTH doors whenever they finish their business.

I'm wondering, is there any special lock or smart lock for this kind of situation?

Residential land to build own house

Hi,

It has always been my dream to own a residential land and build my own house (non-bumi by the way) from scratch. And it's not easy also for a non-bumi to find an empty vacant land (at a reasonable spot and location).

I recently came across a listing for a residential vacant land @ 3250sqft @ RM250k but the catch is that it's leasehold and probably have another 70 years left.

I know there have been many topics on freehold VS leasehold but in terms of land, is it worth to get this?

I've no idea if I'm gonna hold the land for another 70 years or pass it down to my kids / next generation but just like everyone else, no one can really tell what's going to happen once the lease expires in the future.

Would appreciate some views and opinions of others.. thanks!

I'm planning to use the services of lalamove/grabexpress to pick up raw pork meat but I'm a bit concerned if the selected rider happens to be a muslim and how they are going to feel about it.

To our fellow muslim friends, if you are in the rider's position, how would you feel if you are tasked to pick up pork items and deliver to your customer? Would you reject the delivery or you are okay with it?

Buying bulk in Alibaba and re-selling here

Hi all,

I'm planning to buy some accessories (chains, bangles etc.) in bulk from Alibaba, have them shipped here and plan to re-sell them.

Based on the cost pricing, per chain for instance costs me about RM8.

If I sell it at RM35 with free postage, do you guys think it is profitable? Anyone doing this kind of business already can share their experience?

I also heard that the shipment can get sangkut at customs and we may need to pay heavy tax for it, is it always the case?

Booked a subsale unit but no strata title

HI all,

So my husband just booked a subsale condo unit (freehold) and as of now, we are in the midst of applying for loan. However, upon handing over all documents to our banker, he requested for standalone strata title.

When I checked with the agent, she said the owner haven't claimed it yet despite the title is out. The owner merely told the agent that I could claim the title later directly with the developer.

1) So assuming that my bankers would still need to see the strata copy and if the owner/agent couldn't produce it in time, could I simply ask the agent to refund my booking fee?

2) What if later on, the developer do not agree for direct transfer? Who's going to bear all the penalties, MOT, stamp duty etc. for double transfer?

3) What if the developer is no longer around? This property is 20++ years old

Any other things that I should be concerned about? The clock is ticking for me to get the loan approved and now this strata title issue pops out.

Tenancy Renewal Question

As this is my first time renting out a property, what happens after that? Assuming that the tenant is going to continue staying, do I need to re-draft a new tenancy agreement? How to do it? Do I still need to go via an agent for the renewal?

On August 22nd 2019, on his YouTube channel conscience, 14 year old Abighya Anand, predicted that the world will enter into a tough phase starting November 2019 to April 2020.

This 6 month period will see spread of a global disease and rise in global tensions. At the height of it all will be March 31st which will mark the climax of this state, with the world looking tense.

However on May 29th as the earth orbits away from this tough period, it will mark the decline of the global disease as spread of it will be more manageable.

Anand, is a famous Indian protégé who has been featured on numerous magazines. Notably in 2013 he was interviewed on the Indian Times where his astrological skills were put to test. And to the amazement of many, his knowledge on astrology was considered child’s play.

He has rightly by use of astrology predicted prices of gold and silver and other Indian related activities.

On the corona virus, it is to be noted that it is a global war. A war between the virus and humanity, and whether governments are involved is your guess. But one thing is clear, it is war nonetheless. This he insists.

Why Anand considers March 31st to be the climax is based on astrology. Where he cites that Mars will conjunct with Saturn and Jupiter while the Moon and Rahu, will also conjunct. Rahus is the north node of the Moon.

This is a rare occurrence since in astrology Mars Saturn and Jupiter are considered the most powerful planets due to the fact that they all are on the outer ring of the solar system. Hence when they are all aligned, their power over earth is enormous.

While as for the Moon and Rahu conjunction, it is also very powerful since the Moon is considered the planet of watery spreading. While as for Rahu it is considered the communicator planet.

In terms of watery spreading he notes that, the coughing and sneezing will happen mostly at this time thus spreading the disease further. It is thus vital to observe social distancing during this time. That is March 31st and April 1st.

As for May 29th according to his astrological understanding the axis will be broken, and thus the planetary arrangement more favorable for a cure.
