Sharing my kid's theme DIY bedroom, under RM8k!

Just wanted to share the outcome of my DIY exercise for my kid's bedroom.
Damn tiring, spend quite some time on this project, but nevertheless, I believe it is cheap (vs the price I would have to pay if I engaged other people/company directly).

Things that I DIY-ed for this project:
1. Setup of entire bed/wardrobe structure (item purchased via Tabao from China)
2. Painting of wall and also ceiling
3. Installation of wallpaper
4. Putting up acrylic deco on wall
5. Putting up glow in the dark deco on ceiling

After months of deliberation and consideration, I’ve finally decided to put together a small write up for my humble abode, herein referred to as Residence 55.

Residence 55 is set within a suburban gated community in Alam Impian, Shah Alam. A housing project by TTDI Alam Impian, this modern home embraces its original finishes with a forward thinking design that is not afraid to stand out. The objective was, from the very starting point, holistic. Since the first moment we knew this was going to be a special project. The challenge is to create a place that eulogies elements of nature, a special place dedicated to the body and spirt according to our alternative ways of living, and even the perception of life itself.

Bright green pearl grass accentuates the earth shades of the car porch. Stripes of raw concrete lead a runway style to the front of the main entrance door. White colour is explicitly called into sovereignty for Residence 55, especially with its off white homogeneous tiles and crisp white walls dominating the ground floor. Within the social areas, an interesting use of a horizontal rectangle wall panel houses the TV, running seamlessly into the dining area in a form of a bronze glazed mirror. The kitchen is just as chic with rows of slate stone cabinetry and obsidian stone marble countertops. The natural element materials play their part, as this suburban abode thrives on simplicity and peacefulness.

Throughout the upper floors, the interior design adopts the same finishing, the same colour palette to maintain the modernism with the contemporary minimalism.
The entire home is flooded with natural light during the day; light piercing through to the ground floor from the double storey volume over the dining area and soft, ambient lighting at night. Laminate timber flooring unite the various dwelling areas of the higher floors and provide warmth throughout.

The private area stays hidden from view to visitor, a glass enclave that doubles as a place for celebration of serenity and also a studio workplace. Ultra large bean bags in cheerful colours completes the space.

Residence 55 is a thoughtful piece of art and design that elegantly solves the problem of form versus function on a challenging plot.

How much can an individual borrow? 1/3 or more?

What is the loan limit for individuals? I constantly read about the 1/3 rule, whereby our monthly commitments on paying instalments for our house, car and other payments should not exceed 1/3 of our gross monthly household income.

Yet, I recently meet up with a friend, whose housing loan commitment is 2/3 of his gross monthly income. He has 3 properties under his name, all with loans and has never declared any other income or provided any other supporting documents (FD accounts, rental agreement doc...etc).

And I have actually read about this before that the commitment can go as high as 70% of our monthly income.

Any sifus here can enlighten me on this?
