Job offer in KL, how to apply interstate travel

Dear Lyners,

I've just received a job offer from a company in Selangor. The starting date is June 14th, 2021.

Currently, I'm based in Penang. I need to settle down in KL/Selangor at least one week before the commencement date. Reason is, getting the fibre broadband ready at my new rented apartment and also transporting my belongings from Penang to KL.

Job starting date: 14/6/2021
Moving date from Penang to KL: 7/6/2021

My question is: does PDRM approve such a request for interstate travel one week in advance of job starting date? Aside from the job offer letter, what other supporting documents should I submit? Can I request the HR Department to issue me a letter stating the above reasons?

Name change in Bil Cukai Tanah

I've concluded the ownership transfer from the developer to my name via direct transfer. The strata title from land office is now registered under my name. The registration and transfer process was completed late last year.

Today, I went to the district land office to print out the latest cukai tanah for year 2021. I noticed the details of pemilik is still under the developer's name. I thought the name is automatically changed to mine upon the registration of transfer with land office.

How come the pemilik details (name and address) are not updated in the latest bil cukai tanah? Is it true it takes another 3 months for the pemilik details to be reflected in cukai tanah?

Do I need to request for the name change or it supposed to be done automatically?

Pindahmilik Rumah (new title status)

Greetings,

I have received a copy of Resit Perserahan Pindah Milik Rumah from my lawyer for a subsale purchase. The registration of pindah milik was done in Perak Land Office.

Is there anyway I can check the status of the title, whether it's been transferred to me? I'm currently residing in Klang Valley, it's a hassle to travel to Perak just to check on the status. My lawyer said it usually takes around 3-4 months for the new title to be issued under my name.

Aside, from making calls to the land office, can I check the status online? Those who purchased their property in Selangor can check online.

Also, does it really take such a long time for the new title to be issued?

Studio apartment with commercial strata title

I'm interested to purchase a subsale and leasehold studio apartment. It's a self financing purchase, 100% cash payment.

Upon the successful transfer of the ownership/hakmilik from the vendor to me, I intend to claim back the amount from my KWSP account 2.

Unfortunately, the strata title/hakmilik has the following syarat nyata: Perniagaan Kedai Pejabat which categorised the unit as commercial, not residential. The vendor said the unit utilities tarifs are based on residential rates.

Since the strata title is commercial, how do I convince KWSP that the unit is actually built for residential purpose. There are shops beneath these studio apartment. Will KWSP allows withdrawal for such strata title?

Dear all,

I'm interested to purchase apartment via self financing and EPF Account 2 withdrawal. The owner is selling the apartment for RM70 000.

I intend to purchase it via RM35k cash + RM35k EPF withdrawal. There will be a legal SPA.

I have some questions:

1. Does EPF allows house purchase via 50% own cash + 50% from EPF acc 2 withdrawal (that is withdrawing RM35K)?

2. If the withdrawal is approved, does EPF bank in one lum sum into my savings account or is it though several transactions?

3. One of the requirements for the EPF withdrawal is ' Bukti bayaran tidak kurang 20% daripada harga rumah'. Does it mean, I have to pay 20% cash during the SPA?

4. Is there any restrictions from Perak state government on the selling of the said above apartment, it's below RM100K. The seller said there's no restriction. I need to confirm on this.

I've just received a call from this number 015 2320434. It's sound like a recorded call with a Malay lady saying something like this, if I can recall it clearly "Saya adalah pegawai LHDN. Akaun anda mempunyai masalah. Kami akan hubungi anda kemudian untuk tindakan susulan'.

I wanted to ask further, but the phone call ended abruptly on her side. It sounds stern, like a recorded conversation.

I have enquired LHDN via FB page (still waiting for response).

Is this a Macau Scam??? How can LHDN contact us via mobile number. I know I kept my account updated. The lady sounds so convincing.

Anyone encounter such a call before?
